Thanks man, I just did.

Looks like for the same price of 1.4mil or slightly more can get a landed unit in Adiva/Adora courtyard. Hmmmm, more choices for me now.

Adiva/Adora courtyard:

Pros:
- Landed, so access to park/car is nearer & faster
- Have own courtyard
- Immediate availability

Cons:
- Sub-sale, have to pay around 36k for stamp duty and close to 10k legal fees
- Not much view
- Rather small kitchen
- Lack of facilities compare to condo

Westside 3

Pros:
- Buy from developer, so save stamp duty & legal fees
- DPC view
- Current promotion & referral fees discount
- Better facilities

Cons:
- High floor, access to carpark may take longer
- Completion in 2019

Any tips/comments from bosses here? I am so undecided now. :/

For westside, even though legal fees paid by developer, when the strata titles are out, you still need to pay about 30+k or thereabouts for stamp duty. Correct me if I am wrong.

Also, which got more car parks? And one is new and one is old. The landed might need quite heavy refurbishment

Type A1 A2 A3 C1 all mot absorbed by Dev ma. Look at the advert.

Condo or landed oso can rent or buy cp.

Refurbishment cost is similar to reno new unit.

Thanks boss Manutd. I will definitely consider landed. Prefer Adiva more for its lower maintenance fees. Just need some serious space planning there, especially for Kitchen.

I am also against getting a 3 storey due to the need to walk up & down and it is so tiring. Looking for 2 storey parkhomes or courtyard if there's any.

Those old communities u mentioned above..the best is u can do more homework and know more comunity there..visit more n talk ppls there and liaise with mgmt office...

If walking a few flights of stairs makes you tired, you need to walk more, not less! Walking stairs is one of the best "forced" exercise. In this sense, landed better than condo.

Cons:
- Sub-sale, have to pay around 36k for stamp duty and close to 10k legal fees
- Not much view -  view is not permanent
- Rather small kitchen - I hired designer to make kitchen spacious yet didn't affect the ori living and dining areas
- Lack of facilities compare to condo - honestly how many ll actually able to use all facilities?

Facility....think swimming pool is important if u have a family for the kids to run around. Adiva has a pool?

Gym? Some prefer full blown gym with classes
