The most influential factor in Sg Long property in my mind is not residential nor shoplots but the upcoming new UTAR campus in SL1, whereas 10,000 strong students will study there, this definately will push up Sg Long properties value.

with UTAR up I am certain rental market will automatically increase due to demand surge. It will be good for businesses but for residence it may feel a bit over crowded and for now the morning traffic getting out from BMC is already a night mare. |

Land clearing is under going opposite SL6 and SL9, only info we confirmed is the developer name Dawang S/B and hearsay this is a bungalow+semiD+high end condo project.

Sigh just 5-6 years back the view of sg long from silk highway is breath taking. Lots of greenery and can see clouds on the hills in the morning. Now concrete building are replacing the serene surrounding in the name of development. Number of access road cannot catch up with the rapid development in this area. Somemore mahkota walk wanna build a pasar. Its crazy and poor township planning

From here we can have an idea how many unit of condo nearby UTAR. I foresee that Sg Long will be very jam and this make students Sg Long first rather than BMC. If student is driving, then car park will be another issue arise! |

I think the real test for Sg Long's traffic will come around April/May 2015 as relocation of UTAR will start.

This is UTAR original and future shuttle bus service route map, hope UTAR provide free bus service to senior citizen to and fro UTAR as community service. My mum always complain no bus service in Palm Walk made her suffer. I have written few times to RapidKL but rejected saying no resources. Now UTAR shuttle bus is my new hope LOL

To recap, below are the reply from Silk Holdings Berhad on access road from Bukit Sungai Long to Silk Highway at
3 Nov 2014 on my enquiry in Oct 2014. In the early days we have already approved for the developer to build/construct the access with the condition they agree and provide an amount for the maintenance charges imposed by us. This amount is to be paid to SILK for maintenance of the access which is inside our Right of Way until the end of concession period. The maintenance charges inclusive repair of any damages at the access, cleaning, improvement etc. The developer disagreed with the amount imposed and has reviewed back the design to reduce the maintenance charges. To-date we have received the latest "reviewed detail drawing" and we are in the process to calculate on the amount to be imposed for maintenance charges inclusive GST. Once finalised, we will request their agreement and may proceed on-site development. We are expecting that all technical matters inclusive the maintenance charges and finally on-site physical construction will be settled by the end of year 2015. ..based on reports SILK demand RM1.5 million maintenance fee. Hope the access road really ready in 2015. |

As a student I think they will appreciate as no need to buy so many things and rental fetch higher but owner may fear the students don't take care of the stuff. What is a just nice furnishing to achieve that balance?

think that if and when the bsl access to silk is opened... the greenview cars really cant be there anymore. single lane access to highway isn't going to work.

Looks like they have stopped cutting down the palm trees.
Further in still got some very old tress and a danger during strong wind. |

Private road in front of SL 13 again gpt pot hole just after a month of repair. These low quality cosmetic job really disappointing. Do it right the first time is never in their vocab I think

Really fed up with MPKJ, more than three weeks complaint about the bush overgrown until blocking part of the motor lane at golf club but still Dalam Siasatan.
Hump at SL11 "Diselesaikan", wonder how long the enforcement unit will menyelesaikan the hump. Street lamp at Jalan Sungai Long (SL1 to SL3 and Golf Club to Green Acre) out of order for two weeks, still no action until can't stand it call MPKJ contractor (got the phone number from one of the active forumner), the contractor seem does't know what happening but at least promised to go ronda and selesaikannya. I been told by one of the old Sg Long folks that SL7 is the oldest DTS housing area in Bdr Sg Long instead of SL1, anyone can confirm?

Those residents staying 1st tier just pay 1 security guard only. We have pay 1 years security then free 2nd year.
I forgot how much already need check the bill. Currently few units 2nd tier have been VP. The lake are private just for residents in GoodView only. If the lake open for public then 2nd tier Semi D & Bangalow cant sell out already. May i know what is DMC?

Wow this thread became so active now, I am staying at seri sungai long, kind of worried on the future traffic in sungai long as there are so many on going projects including high density condos plus the "coming soon" tarcian troop, this will definitely worsen the jam in sg long amd mc ( not too mention a few condos coming up at silk highway balakong/cheras selatan area, my favourite silk highway also gonna be super jam!!!

My newly moved in neighbour bought their unit at 900k, 2 and a half storey 20x70 no renovation, is the price consider good? Should I consider to sell my unit snd move to somewhere else? Hehe, what u guys think?

Seri Sg Long and SL 13 enjoy easier access road out of sg long as this 2 taman is located outer side. Hence the higher appreciation of the property. My friend who live in SL 13 say the RA very good. A lot of good upgrades and now just implement access card. Guards also strict which is needed for better safety.
Definitely a better piece of property if wanna invest. |

To go KL will have additional opinion by u turn at Twin Palm +RM1 anyway what is RM1! |

If using Sungai Long address to apply for Chinese School, normally which school will be assigned to? I am keen to send my son to Yu Hua Kajang, but knowingly using the seri sungai long address I cant get that school.

Condition of the road is bad due to highly and publicly used and abused by road users Always pot holes but it gets fixed (though cosmetic) pretty fast so I dunno who actually maintain it. Thought MPKJ. The best RA would be the retirees as they would have the time and capacity to do these voluntary work. Best working people like me can do is pay monthly maintenance promptly but sometimes some tAman pay also still so crappy. |

Just call Project Manager. He say wait developer sell all the house first then residents will setup committee. Then is up to residents want to tighten the security or not. Regarding the lake developer still will take care 2 years after that will handover to MPKJ.

I just pay 1 year only. Now 2nd year didn't pay at all.
Last time developer engage outsource to collect rubbish then now handover to MPKJ. Then i asking the RM50 maintenance fee for what? They say for others things. As i know from lawyer phase 1 still can go in BUT with foot not with any transport.

Sometimes it will jam like hell; of course sometime will smooth like hell also. Like today, no idea why it jam? I believe is because of the traffic light near the Petronas station there. For BMC, confirmed will jam unless we having police traffic command the traffic then its better. So... i can say depend on you whether can stand still to this kind of traffic condition or not. Mine is fine because i'm motorcyclist. |

Last wed 745am went out from BMC, surprisingly traffic was smooth, no jam! Rupanya got traffic police! Without jam at exit, 15 mins saved~
I had wrote to apply police to come everyday, hope the jam will go away then bmc+sg long is really nice place to live. Everything so near around, yet not super far frm kl like puchong, setia alam, semenyih, it's the last option for kl young gen now to get affordable landed house. To me, only the jam at exit is unique problem, the rest of jam starting kl sentral, connaught, jalan cheras are just the same jam at ldp, federal, bukit jalil highway, so no different living where. To me, only the jam at exit is unique problem, the rest of jam starting kl sentral, connaught, jalan cheras are just the same jam at ldp, federal, bukit jalil highway, so no different living where. |

Pls share yr experience in the past. well last time only took me like 10mins to exit BMC from that road after they opened it in 2008, after that the jam become worse, it took me 20-30mins, after I moved to Sg Long, I think it is faster to use Jln Sg Long to exit to Grand Saga after tested it out, so I never use that road to work anymore Anyhow if police worsen, i can write again ma. Lol. |

so the opening for the new chinese primary school at sg loong will cause traffic more jam or not?
less sg long residents travel out to balakong or cheras area to sent their kids to school but more parents frm balakong area will sent their kids to this school |

Understand from the following link that Certificate of Completion and Compliance (CCC) can only be issued as follows:
The project works need to be completed in accordance with the approved Building Plans (or subsequent revised approved building plans or as-built plans) and the PSP has supervised the works accordingly. All Form Gs are duly filled and certified, clearances and or confirmation of supply/connection to six essential services department – 1) TNB (confirmation of electricity supply), 2) Water authorities (confirmation of water supply), 3) JPP (confirmation of connection to sewage treatment plant or mains), 4) JKKP (clearance from factories and machinery department for lifts – if applicable), 5) Bomba (clearance for active fire fighting systems – except for residential buildings not more than 18 m height), 6) Roads & Drainage department. With these clearances in place, the PSP can then issue the CCC. The traffic condition is getting worst in the evening (after work/school) near to silk highway Sg Long's exit and old road (after Honda Showroom and near to Petronas). Can see the long q for both roads...
