Recently heard new development at Sg. Long near Honda showroom called Landmark II .. Developer is CHS
Any Sg. Long experience Daikor heard of it ??

They already start to clearing the land. U can see the construction site after the Honda showroom going downhill. Prepare for the jam once the apartment is done in the future.

The most influential factor in Sg Long property in my mind is not residential nor shoplots but the upcoming new UTAR campus in SL1, whereas 10,000 strong students will study there, this definately will push up Sg Long properties value.

According to Forumner anakkk, SL2 terrace house can rent even up to RM3K per month ! hope to hear more detail from him and what is average rental for landed and condo from others.

I would like to know the specifics. LOL.

Quite hard to believe, maybe it's >3k square feet semi D or something.

What I see on the online website, > 2000 sf is still searching for rent at RM1500.

She renovated the unit to make it a house with 10 rooms or something ?

If a house has many bedrooms and bathrooms, then rental yield will improve significantly.

with UTAR up I am certain rental market will automatically increase due to demand surge. It will be good for businesses but for residence it may feel a bit over crowded and for now the morning traffic getting out from BMC is already a night mare.

Yup agree, hopefully the direct exit from Bukit Sungai Long to Silk Highway can be ready in 2015 then the traffic improved a bit. Btw why exit at BMC , Jalan Sungai Long traffic is so much better than BMC.

Land clearing is under going opposite SL6 and SL9, only info we confirmed is the developer name Dawang S/B and hearsay this is a bungalow+semiD+high end condo project.

Sigh just 5-6 years back the view of sg long from silk highway is breath taking. Lots of greenery and can see clouds on the hills in the morning. Now concrete building are replacing the serene surrounding in the name of development. Number of access road cannot catch up with the rapid development in this area. Somemore mahkota walk wanna build a pasar. Its crazy and poor township planning

Don't worry too much, think positively especially you are the beneficiary of rental income.

If Wangsa Maju can cope well for more students from KTAR, Sg Long should be able to do so.

From here we can have an idea how many unit of condo nearby UTAR.

I foresee that Sg Long will be very jam and this make students Sg Long first rather than BMC. If student is driving, then car park will be another issue arise!

I think the real test for Sg Long's traffic will come around April/May 2015 as relocation of UTAR will start.

This is UTAR original and future shuttle bus service route map, hope UTAR provide free bus service to senior citizen to and fro UTAR as community service. My mum always complain no bus service in Palm Walk made her suffer. I have written few times to RapidKL but rejected saying no resources. Now UTAR shuttle bus is my new hope LOL

I think there are two buses service Sg Long, one direct go to KL (BET 2) and other go round Balakong, Salak South then only go to KL (U41). As usual number of bus always not enough, imagine Sg Long + BMC combined population more than 160,000.

There are three major events in 2015 will affect Sg Long

1) UTAR new campus (confirmed)
2) SRJK © Bandar Sungai Long (to be confirmed)
3) Access road-Bukit Sungai & Silk Highway (to be confirmed)

Yup according to report in Guang Ming Daily, before students transferred to UTAR Kampar in 2007, there are more than 30 eateries & 7 cybercafe in SL1 alone, imagine at that time the red brick shoplot not yet open. Rental triple jump then, this good old days will be returned soon rclxms.gif

Yea going out Sg long no problem, the bus is almost every 10-15 mins interval in the morning, coming back sg long is huge problem, I waited for the bus at Serdang KTM station for more than 1 hour sometime, if i drive, i can reach home in 30-45 mins from office (around 6:15pm), if i take bus most of the time i reach home already 7-8pm. they should separate out BMC bus from Sg Long bus, not sharing same route.

Side track a bit, the developer for Bandar Sungai Long-SHL declare dividend again as long as you buy the share by 11/12/2014, you will entitled to 7 sen interim dividend.

I recall there's a talk about McD coming into Sg Long. Location is the near SHL office at the entrance of Sg Long. Is it a rumour or not going to happen?

If really MPKJ approved the building plan, then this is School Building Committee turn to fulfill the conditions imposed and liaise with Ministry of Education for school opening. Anyway, let wait for more detail.

To recap, below are the reply from Silk Holdings Berhad on access road from Bukit Sungai Long to Silk Highway at
3 Nov 2014 on my enquiry in Oct 2014.

In the early days we have already approved for the developer to build/construct the access with the condition they agree and provide an amount for the maintenance charges imposed by us. This amount is to be paid to SILK for maintenance of the access which is inside our Right of Way until the end of concession period. The maintenance charges inclusive repair of any damages at the access, cleaning, improvement etc. The developer disagreed with the amount imposed and has reviewed back the design to reduce the maintenance charges.

To-date we have received the latest "reviewed detail drawing" and we are in the process to calculate on the amount to be imposed for maintenance charges inclusive GST. Once finalised, we will request their agreement and may proceed on-site development. We are expecting that all technical matters inclusive the maintenance charges and finally on-site physical construction will be settled by the end of year 2015.

should not allow buses and lorries or heavy vehicles to use this road as it will affect the resident too much, especially there are a lot of cars parks along the road leading to Greenview Residence.

pedestrian path too, there are a lot to be improved at Sg Long, there was one time I was driving back home after work, there was one guy a in full jogging armour walk slumber in the middle of the road while traffic was busy that time, and everyone have to avoid him

If he is marathon participant, he needs to train on the road, my neighbour also run around Sg Long ring road in the morning, he is marathon participant.

All the way from Greenview to UTAR quite a distance I supposed, ya should ask for pedestrian walkway too, however you know land is scarce resources, hope MPKJ will do it together with bicycle lane at least for Bandar Sungai Long.

Btw I heard that Sejati & BSL not happy with Greenview move the guard house down, got such issue?

yea around 15 mins walk.

sejati is not happy with anything greenview proposed, we proposed to clear the land outside their wall for parking, they opposed as too close to their boundaries. for me move the guard house or not doesn't make much different as the cars will still park along the road, the junction, they have to accept it. there was a notice board put up by mpkj before the relocation of the guard house and the relocation of guard house were given 2 month trial, now i am not sure about the complain, as there were no egm or agm lately in greenview, i am not too close with those committee too.

use Sg long and bmc association proposed to mpkj . First go Sg long / bmc associate attend their meeting and present them the idea . They will work on it .. But not easy in bmc /Sg long
Even the road marking / carpark lining also disappear lack fund for maintenance.
penang has bicycle lane but now some the biscyle zone lining disappear and sometimes the car block on the biscyle zone too.

On another note a question. For owners should one rent to student fully furnished or not? As a student I think they will appreciate as no need to buy so many things and rental fetch higher but owner may fear the students don't take care of the stuff. What is a just nice furnishing to achieve that balance?

Nothing yet, pending for announcement furthermore MPKJ's building plan approval is conditional. Building committee need to fulfill these conditions and get approval from Ministry of Education then only can go for students registration.

ya. that's my point if the resident community strong enough, the things will turn good.

the palm walk looks better a lot compare to some strata gated and guarded project which the residents refuse to pay maintenance fee...

MPkj acted but not sure how long will they take... lol.
I complained on the broken drain cover outside my house and they changed without notifying. I noticed the new cover after a month i filed the complaint

think that if and when the bsl access to silk is opened... the greenview cars really cant be there anymore. single lane access to highway isn't going to work.

Yup, but nothing can be do. Even if there is a parking lot for the greenview residence, they will still park on the road side icon_question.gif

in fact there are not enough parking lots for the residence, and most residence not willing to fork out extra RM100 per month for 1 year to clear the land outside Sejati Villa to convert into parking lots.

I think Sejati also not agree to clear the land between Greenview and themselves, I think MPKJ need to step in.

Sejati Hill Villa is developed by Mitraland whereas Greenview is by SHL.

If the link to Silk Highway really open next year, it will be very dangerous, Greenview need to act before anything unwanted happen. I initially thought that Sejati object so that the land not able to utilise as car park then this is Greenview's fault by blocking the traffic.

At first they object, then last year the news was MPKJ already given green light, now is the residents problem, the MC already renting out the car parks for the residents to get more fund since nobody want to fork out extra money, not sure how far from the target.

I think no one willing to park their car some 150m from their condo entrance and walk uphill rain or shine if given choice.

What I know typical Malaysian is park the car just in front of door or next to dining table if having dinner at kopitam tongue.gif

any plan Mcdonald will open branch at sungai long?

i can find Mcdonald branch and delivery at semenyih but cannot find branch and McD delivery is not reach sungai long....

As long as foreigner pay rental on time no problem, however car park outside Garden Park make the two lane way become one, sometime it obstructing the traffic.

I wonder what project is going on the land between SL 11 commercial area (opposite Garden Park) and SMK Sg Long , you have any idea?

Highway is definitely needed when developement growing...if not, all of us going to sleep on the road !
hopefully kick start as soon as possible, the traffic on jalan Cheras main road is getting worse.

yes..should just plant some flower trees...like those in mahkota cheras...so that no more illegal advertisement board on the tress..but palm trees is one of the singature for sg long...too bad the property agents misused them.......

the right thing to do is to contact those agents who put the advertisement board and put legal action on them...not cut the palm trees... unsure.gif

The school building committee seem doesn't care the procedures as such unnecessary money and time wasted to fulfill conditions imposed by MPKJ.

Ask your RA to write to them, it may take sometime and most probably will be rejected quoted no fund for basketball court. However if you tell MPKJ, RA will be responsible for construction and maintenance of the basketball court MPKJ may agree.

forest green...standard rate mate, can't compare to KL. In serdang you also get this rate....sometimes when i saw new property launching in places like semenyih, serdang, puchong, kajang... agents used to say rental starting from RM1500 , i just smile..... cool2.gif

next year in sg long, probably with the demand of new 6,000 students, i think maybe RM1200 is reasonable.

SL4 is redbrick? it's quite hard to match the redbrick facade brows.gif

yea, they are red bricks also. some decided to plaster the red bricks and paint it so it will look a bit more modern. haha ...

but personally i feel red bricks can be nice too. but too much of it will be quite boring.

Yup agree too many red brick houses also boring, SHL should come out with other non red brick design such as English traditional design (black & white) or colonial design (straits settlement) or European continent fashion etc.

But most importantly SHL need to seriously upgrade their workmanship.

Actually i kind of like the uniform look with all the red bricks. even in future if i am going to do some facelift on my house, i will try to remain some red bricks as part of the design unlike some of the ppl just redo completely the exterior and the house doesn't blend into the area anymore.

even their design in green view height doesn't look that modern ... haha. Red bricks with some cement and black grill do blend in well. something like this. Terasek Brick House

Really fed up with MPKJ, more than three weeks complaint about the bush overgrown until blocking part of the motor lane at golf club but still Dalam Siasatan.

Hump at SL11 "Diselesaikan", wonder how long the enforcement unit will menyelesaikan the hump.

Street lamp at Jalan Sungai Long (SL1 to SL3 and Golf Club to Green Acre) out of order for two weeks, still no action until can't stand it call MPKJ contractor (got the phone number from one of the active forumner), the contractor seem does't know what happening but at least promised to go ronda and selesaikannya.

I been told by one of the old Sg Long folks that SL7 is the oldest DTS housing area in Bdr Sg Long instead of SL1, anyone can confirm?

Based on SHL website the oldest DTS are all non-red brcik facade such as Colonial, Mediterranean, Romane style, all completed in 1994.

Those residents staying 1st tier just pay 1 security guard only. We have pay 1 years security then free 2nd year.
I forgot how much already need check the bill. Currently few units 2nd tier have been VP. I also want to know what kind maintenance developer have done....... hahaha

Understand from SA, the lake (actually a retention pond) is maintained by MPKJ if so this lake should be accessible to public.

mmm in the DMC, do they specify who maintain the lake? If not specified, there is a risk this lake may be belong to MPKJ and open to public.

To maintain a lake can be costly, it will add into monthly maintenance charges.

Ya, please let us know, logically speaking all facilities within the gated area should be maintained and enjoyed by residents, I am puzzle why SA insists the "private lake" will be take care by MPKJ.

The street lamp contractor promised to fix the street lamp problem within this week, let see he can deliver or not.

If the problem still not solve 30 days after eAduan, we can complain to Councilor member in charge, as far as I know John Leong (019-2689321) in charge for Bukit Sg Long and its surrounding area while KC Chan (012-7325558) for other part of Bandar Sg Long. These councilors will complain on the monthly meeting with Head of Department in MPKJ. You need to quote the eAduan no,location and summary of complain to them, then MPKJ will act very fast.

I think landed strata title is a relatively new concept, in reality as long as DMC signed + perimeter wall set up no matter individual or strata title we still call it G&G eg Country Height, Tropicana, Valencia or even Jade Hill. This are mature G&G with individual title.

Again, SR ( C ) Sg Long building committee said already submitted application for CCC to MPKJ while MPKJ said they receive nothing.

If so, building committee should show the acknowledgement copy to public, really mad with this politician!

他指出,建委會已向地方政府申請學校完工及落成准證(CCC),目前面對程序問題,“現在學校開課面對一些技術問題,一旦解決所有問題,將把資料呈交給教育局批准。”
不過,他保證雙溪龍華小一定會在2015年開課。


民主行動黨無拉港區州議員黃田志揭露,地方政府截至目前沒有收到來自雙溪龍華小建委會申請完工及落成准證(CCC)的文件。
他說,建委會一直沒有提呈完整的圖測文件給地方政府,因此地方政府無法批准申請。

Dear Mr xx,

Thank you for your query regarding the above matter.

Please be advised that this matter has been prolonged since 2008.

In the early days we have already approved for the developer to build/construct the access with the condition they agree and provide an amount for the maintenance charges imposed by us. This amount is to be paid to SILK for maintenance of the access which is inside our Right of Way until the end of concession period. The maintenance charges inclusive repair of any damages at the access, cleaning, improvement etc. The developer disagreed with the amount imposed and has reviewed back the design to reduce the maintenance charges. To-date we have received the latest "reviewed detail drawing" and we are in the process to calculate on the amount to be imposed for maintenance charges inclusive GST. Once finalised, we will request their agreement and may proceed on-site development. We are expecting that all technical matters inclusive the maintenance charges and finally on-site physical construction will be settled by the end of year 2015.

This year Kihuat will launch some semiD, but i don't have detail. Basically Bkt Sg Long less than 100 acres.

I can foresee some developer will take advantage from the access without paying anything, meanwhile Kihuat project isn't that big to allow them to cover the cost of access....is it possible they block it somewhere so that others can't pass through??? hmm.gif

much much better than SHL, but v still make alot of complaint for the defects...and they willing to assist the us to make claims from their main con. Of course, this is apply during the warranty period.

What defects are your complain? I hope not leaking tongue.gif as you know leaking is the common problem in certain developer's product.

How the water supply in highland, i remember Bkt Sg Long is badly hit last year for water shortage, luckily Palmwalk not affected.

Wow this thread became so active now, I am staying at seri sungai long, kind of worried on the future traffic in sungai long as there are so many on going projects including high density condos plus the "coming soon" tarcian troop, this will definitely worsen the jam in sg long amd mc ( not too mention a few condos coming up at silk highway balakong/cheras selatan area, my favourite silk highway also gonna be super jam!!!

My newly moved in neighbour bought their unit at 900k, 2 and a half storey 20x70 no renovation, is the price consider good? Should I consider to sell my unit snd move to somewhere else? Hehe, what u guys think?

Seri Sg Long and SL 13 enjoy easier access road out of sg long as this 2 taman is located outer side. Hence the higher appreciation of the property. My friend who live in SL 13 say the RA very good. A lot of good upgrades and now just implement access card. Guards also strict which is needed for better safety.
Definitely a better piece of property if wanna invest.

But when getting out from Sungai Long still taking the same route like the rest of you all, either through MC skipping one toll but horrible waiting time at the traffic lights below fly over. Or I have to make a U-Turn at Shell and q like the rest of you. SL13 RA is really improving, diff compared with the old days.

Yup if the access road from Silk Highway to Bkt Sg Long is really open this year, the surrounding area will be the easiest access area in Sg Long. To go KL will have additional opinion by u turn at Twin Palm +RM1 anyway what is RM1!

If using Sungai Long address to apply for Chinese School, normally which school will be assigned to? I am keen to send my son to Yu Hua Kajang, but knowingly using the seri sungai long address I cant get that school.

Most probably SR ( C) Batu 11 Cheras, I believe by next year or later this year SR ( C) Sg Long should able to open to public.

Condition of the road is bad due to highly and publicly used and abused by road users biggrin.gif
Always pot holes but it gets fixed (though cosmetic) pretty fast so I dunno who actually maintain it. Thought MPKJ.
The best RA would be the retirees as they would have the time and capacity to do these voluntary work. Best working people like me can do is pay monthly maintenance promptly but sometimes some tAman pay also still so crappy.

Was it on sunday (i totally lost my memory as i was so tired)? I just came back from my hometown (after attending my cousin wedding). My son was having fever and not eating much. Having difficulties putting him to sleep and all of sudden all these boom boom boom sound came. Really made me feel a bit pi$$ed. At 1st i thought some one celebrating CNY so early.

there is a water retention pond at palm walk...if RA can spent some money to beautify this pond..it should a quite a nice place....plant some nice landscape trees/flowers along surrounding the pond...some fish or swan in the pond... biggrin.gif

Good suggestion, we should voice out this in the Resident Dialogue & Interaction Night to be held on 25/1/2015.
Anyway, Palmwalk RA has few hundred thousand sitting as fixed deposit in bank, should ask them to spend for the benefit of residents. biggrin.gif

I think to maintain a good quality condo, at least 1,000 units required so that maintenance fee can keep low and residents won't feel burden.

Anyway when Sejati handover to MPKJ, KPT Goodview Residence is form there should be no more maintenance I believe.

How many unit in Phase 1 & 2? The more unit the lesser the security fee. Currently security fee for SL4,SL6,SL7 & Palmwalk is RM65,RM60,RM40 & RM50 respectively.

Then i asking the RM50 maintenance fee for what? They say for others things.
As i know those phase 1 fee collected need to pass to phase 2.

200+units for RM100 for two tier security i think fair, anyway there is always room to reduce it.

By the way, I think you should pay the security fee for the safety of family and community.

I sure will pay it. I just want to know others area charge how for security. For phase 1 residents just pay 1 security only. Then phase 2 residents need to pay both security guard. So do you think RM100 fair too?

As i know from lawyer phase 1 still can go in BUT with foot not with any transport.

The main road is very jam during peak hours in the morning and evening. The number of cars have increased dramatically. If no other alternate road like the link to SILK, it will be a big problem.

Sg Long traffic getting worst. Shall I ask my cousin to consider again for his purchase in Seri Sg Long. Or maybe ask him to get a unit in Good View Heights? He plans to move in Sg Long or Mahkota Cheras. Which one better? Can someone advise?

In fact, I have made eAduan since Dec 2014 and even spoke to the contractor in charge, they did repair part of the lamp but majority still malfunction, I think we need everybody to make eAduan to MPKJ then only they will feel the pressure.

Sg long's traffic condition is depend. Sometimes it will jam like hell; of course sometime will smooth like hell also.
Like today, no idea why it jam? I believe is because of the traffic light near the Petronas station there.

For BMC, confirmed will jam unless we having police traffic command the traffic then its better.

So... i can say depend on you whether can stand still to this kind of traffic condition or not. Mine is fine because i'm motorcyclist.

not only jam at sg long and bmc...but all they way from kajang to cheras ...grand saga highway is terrible. icon_question.gif

Today, I leave at 7am, jam a bit from after commercial area to traffic light beneath Silk Highway, after that all the way smooth until nearby Cheras Sental as ususal. The worst jam is start around turning to Seremban in East West Link.

Since your status is Diselesaikan, give them 3 working days to take action or else I will complain to MPKJ councilor.

My other complain on the street light is SELESAI, the contractor did call me back they are facing some technical problem but they are still working on it.

Last wed 745am went out from BMC, surprisingly traffic was smooth, no jam! Rupanya got traffic police! Without jam at exit, 15 mins saved~

I had wrote to apply police to come everyday, hope the jam will go away then bmc+sg long is really nice place to live. Everything so near around, yet not super far frm kl like puchong, setia alam, semenyih, it's the last option for kl young gen now to get affordable landed house. To me, only the jam at exit is unique problem, the rest of jam starting kl sentral, connaught, jalan cheras are just the same jam at ldp, federal, bukit jalil highway, so no different living where.

well last time only took me like 10mins to exit BMC from that road after they opened it in 2008, after that the jam become worse, it took me 20-30mins, after I moved to Sg Long, I think it is faster to use Jln Sg Long to exit to Grand Saga after tested it out, so I never use that road to work anymore tongue.gif

Ya, I also wonder why MPKJ never dismantle the fence between SL6 & SL 10 as well as the fence prevent car and passenger enter via Persiaran SL6A. Both of them obstructing traffic and not compile with BOMBA requirement and PERANCANG requirement. There are numerous complaint lodged about these but no action/enforcement by MPKJ.

I think no matter how they widen the road, traffic won't be good if residents can only exit via Jalan Sg Long/BMC.

Maybe there will be another issue if Chinese school operated cos Sek 6 and 11 is link to Chinese school . So Sek 6 RA might be in dark

Based on the link, there are at least 1,500 students from Sg Long & BMC study in SR C Batu 11, SR C Yu Hua & SR C Balakong, causing traffic jam every morning.

i think after school open at sg long, it will cause more jam if there are students come to study from other area..

right now most of the sg long parents/school van pick up student and drive to balakong/kajang/cheras school before 6.30am....

imagine the school open at sg long..the students from other area reach sg long before 7am...after drop the students, they need to out frm sg long..and that time most likely it's 7am peak hour... tongue.gif

There are vacancy left for students in other area in SR C Batu 11, Batu 9, Balakong etc after SR C Sg Long open, parents around that area will send their children to the above school rater than go all the way to SR C Sg Long logically thinking.

but i remember someone share the news before, this sg long school will open vacancy for the students at other area as well for the 1st year operation...

Government school is open for all, but if I were parents outside Sg Long I would prefer my kid study in an area not so deep from highway biggrin.gif

Anyway, let wait for the school to open first.

If the school can open by second half 2015 I will be very happy.

Based on what the contractor told me, they are still pending for water, electricity & CCC approval.

Understand from the following link that Certificate of Completion and Compliance (CCC) can only be issued as follows:


The project works need to be completed in accordance with the approved Building Plans (or subsequent revised approved building plans or as-built plans) and the PSP has supervised the works accordingly.

All Form Gs are duly filled and certified, clearances and or confirmation of supply/connection to six essential services department –
1) TNB (confirmation of electricity supply),
2) Water authorities (confirmation of water supply),
3) JPP (confirmation of connection to sewage treatment plant or mains),
4) JKKP (clearance from factories and machinery department for lifts – if applicable),
5) Bomba (clearance for active fire fighting systems – except for residential buildings not more than 18 m height),
6) Roads & Drainage department.

With these clearances in place, the PSP can then issue the CCC.

Principal Submitting Person (PSP) who is a Professional Architect, Professional Engineer or a Registered Building Draughtsman.

The traffic condition is getting worst in the evening (after work/school) near to silk highway Sg Long's exit and old road (after Honda Showroom and near to Petronas). Can see the long q for both roads... icon_question.gif icon_question.gif icon_question.gif

Not only chinese primary school but secondary school as both schools just separated with a small river. I think affected area include SL6, SL10, SL11, Goodview Residence, Garden Park etc.

There should be a highway bypassing Connaught and Jalan Cheras. If this happens, it would be a good news for people staying in Batu 9 and beyond.

Also it's time for us to have additional exits in BMC and Sungai Loong. Existing roads are overloaded long time ago.

I think by 2017 after MRT in operation the traffic condition in KL-Sg Long area will be much more better.

yes i believe so...especially for those working at KL/PJ/Damansara area...can just stop by at nearest MRT station and take it to the work place...
