QUOTE(doomdoom @ Jan 19 2015, 01:23 PM)
so the opening for the new chinese primary school at sg loong will cause traffic more jam or not?

less sg long residents travel out to balakong or cheras area to sent their kids to school
but more parents frm balakong area will sent their kids to this school
*
This is a purely guessing game unless we have the followings information:-

1) Traffic head count before and after the opening of the school.
2) No of students staying in Mahkota Chearas/Sungai Loong area.
3) No of students staying in Other area.

Purely based on feeling, the traffic condition should improve.

Anyway, time will tell.

Compared to jam in Connaught & Besraya Highway, traffic problem faced by Sg Long is peanut.
*
There should be a highway bypassing Connaught and Jalan Cheras. If this happens, it would be a good news for people staying in Batu 9 and beyond.

Also it's time for us to have additional exits in BMC and Sungai Loong. Existing roads are overloaded long time ago.

6:45am off from bmc. Bmc stuck 20minutes .
Reached midvalley 8:30am . Thinking move out from this place .. Can't imagine another 1 year
*
Yes. For the moment, BMC is not so conducive especially for those working pass the Old Klang Road Line.

I always take the OKR as the visible line(road) separating Cheras and PJ and beyond.

It's hard for those people staying in BMC and the working place beyond this line.

I have expressed my view earlier that we should have an expressed highway bypassing Cheras area so that people from batu 9 and beyond need not go through Cheras area during their working days.

We have also read about the second exits for BMC and this is the voice of the people staying in BMC. The voice might have reached the responsible parties and action is definitely slow.

However, I believe things will change in the future. If the government is successfully creating another core center down south, BMC will become the strategic place in the center of southern development and PJ, KL area. and the working opportunity will be there as well.

The only choice is to live nearby workplace. Because KL is jam everywhere...and I wonder how much MRT wil help if rapidKL continues with their lacklustre ways.
*
Yes. That's why the high density development in KL and PJ areas are the current trend and direction and it's going to be the future as well following the footsteps of the developed countries.

Those who buy further away from the core center will find themselves miserable trying to cope with the ever increasing traffic volume.

However, things will change. Core center can change as well.

is up to the government if they want to change, and most company already long established in KL PJ also hard to relocate, we have Cyberjaya but most company still prefers to have office in kl city and the LRT, MRT lines mostly focus on bringing the people to KL too
*
Government has changed when Putrajaya is established.

However, the recipe of the core center is clearly far more than that.

In order to shift the core center or create another core center, the Socioeconomic factors must not be neglected or else the city does not "Attract".

i think it's not really a good time to buy hse now la, what do u think? Since the economy is bad this year in Malaysia and the mortgage loan will fluctuate every 3 months depending on economy leh, so u might have to fork out more money when the interest shoot up due to bad economy status. You're taking very high risk for paying high interest rate leh, very hard to manage the monthly budget if u're living on a tight budget planning.
*
Can't really agree with the whole statement.

Quoting Robert T.Kiosaki, He always able to find good property to purchase no matter good time or bad time.

Fluctuation in interest rate - Interest rate will go up but it will come down as well. In the year 1997, interest rate in Malaysia went shooting up to around 10% and people was still buying before the market was hit.

Agree that one should buy according to one's capacity and budget.

Quoting the most said general statement, " when people is leaving the market, it's time to go in". So now when everybody stops buying, for those who has tonne of cash they are spoiled with choices and good bargain.

ya, that is where the road will be narrowdown to mayb 1 or 2 lanes. I was also wondering once the MRT is all finish, will the crowd heading to the MRT burden the traffic condition by then.
*
Hope that the Contractor is diligent in carrying out their works.

Last time they distributed notice stating that closure of road for Batu 11 was supposed to be for a month only. End up the closure was much longer than what they have stated.

I do not know If it is fair to say that they are supposed to place maximum manpower and machinery during the closure to minimize the disturbance to the road user. This is because sometime when certain road block is made, people working is very little only? If they put in more man power, the road block could be shorter period?

According to the actual schedule of MRT, the contractors along SAGA highway stretch all are behind schedule. Hence the closure went on longer as expected. They are now pushing to complete within scheduled time.
*
Watched one video on Facebook.

How the Japanese in order to minimize the disturbance to the LIVE MRT system has mobilized thousands of workers working within the short time frame given and managed to complete the works on time.

I notice that both Ecohill and Eco Majestic has many roundabouts but no traffic light, wonder roundabout will be more efficient than traffic light if implement in Sg Long. unsure.gif

or roundabout only efficient if the car volume is low?
*
Our intolerance, inconsiderate and irresponsible driving make it worst.

Most of the time, we block the whole part of the roundabout not letting cars from our right sides to pass through.

The whole roundabout becomes a standstill as everybody inches and squeezes forward.

There are things people not considering when come to buying property... Some people just wait for the price to come down.... But these people sometimes forgot to take the age into counting... remember, your are aging year after year, your eligibility to have max loan also reduce yearly... Keep waiting for another 5 years, you might ended up paying more monthly repayment... if bad luck, you only found out price drop when you are 40s...
*
Whatever things we buy, whether it is a house, a car, a trip, a diamond, a wedding package; we must first check what we can afford so that we are not caught in cash flow problem or end up working like hell to repay.

Next we need to check whether the investment is feasible and whether it is inline with the ROI that you wanted.

For each of the investment, depending on individual; there is lots of factors that need to be considered before you conclude that the investment is feasible like your current and future income, your expenditure profile and lifestyle, your age, your backup plan & etc.

You need to know also the purpose of your investment or purchase. Be clear of what you want and not affected by any marketing gimmick. Be rational so that you do not regret later. It's a heavy investment, do not need to be rush.

This was widely reported in Chinese daily, confirmed by MPKJ Chairman.

Not clear where is it.

Got layout or not?

I thought there is already an existing road connecting sungai loong to Silk Highway.

加影外環公路 means silk Highway?

Thanks both, it's clear now.

However, silk highway users are not a lot. right?

Most traffic is still going to Cheras-Kajang highway.

The reports talk about EKVE as well.

If EKVE materializes, KL outer ring road will be a complete ring.

Properties within the rings will go up.

However, the environmental issues related to EKVE is another matter to be resolved.
