I do not have any accurate statistics to agree your thought. But i can share that my brother as an TARC A-level lecturer. Plenty of his students from outstation getting their own property in KV after graduate. Some peoples have discounted the outstation population flow to KV. They thought only KV people demand for the property. |

but level 15 still can get 4G, the signal quite good. can play online game (LoL) without lag. im using celcom btw.
yesterday i went to mgt office, but closed since it is public holiday so i went to sec guard to ask about installing astro. then he said can't install astro with the piring one. how aa? i saw mamak below can install. oh last week i did queried symphonet, they said the work still undergo and most probably up in another 1-2 months. sien la. can die edi. no internet no astro. zzzzz. 2 times ady i buy additional data for my phone this month. Heard this project is not gated service Aparment but hired security guard , can anyone clarify on this ? Sorry if I miss the version 1 thread . So , the outsider or owner can parking at visitor parking as they wish ? because most unit come with 1 parking only , not enough for sure . Will management team take action on this ? Thx
Fren wish to take 1 unit there , but thinking about the car park shortage and safety issue now :/ |

Water bill is expensive here... don't you think so? minimum RM30 whether u use or not... what kind of policy is this? and you only get like 7 days to pay before they start to charge you interest....

I think launch price was less than 220k.. I doubt 280k..

Hi guys,
I just moved in this month and I am wondering what kind of water filter system everyone are using. I searched for Panasonic model, but most of them are not compatible due to the badly designed faucet. P.S. I am renting by the way. Can't really change the faucet. The landlord would kill me. Hi,
Went there this weekend. Just parked my car there and was greeted by 2-3 agents on how they can help me to get a rented unit for 1200 to 1100. some said going rate is 1200 and no bargaining. one said he can get me a partially furnished at 1100.so was a bit confused as each agent says the other is a fake and he is the one who is closing all the deals. felt like trapped. Can anyone suggest some trustworthy agent name who can direct me correctly. Maybe people who are already staying there. One more thing which is nagging me is that i will be travelling to KL Sentral and back daily to drop my wife for her office. i heard the Old klang road is jammed packed in peak hours and it can tak 1 hour to commute the 10 KM to KL sentral. is it true ? Thanks in advamce for your advises.... |

Why dont u drop ur wife off in one of d ktm stations nearby... once u are familiar with the time n frequency the newer trains are pretty comfortable..

Just parked my car there and was greeted by 2-3 agents on how they can help me to get a rented unit for 1200 to 1100. some said going rate is 1200 and no bargaining. one said he can get me a partially furnished at 1100.so was a bit confused as each agent says the other is a fake and he is the one who is closing all the deals. felt like trapped. Can anyone suggest some trustworthy agent name who can direct me correctly. Maybe people who are already staying there. One more thing which is nagging me is that i will be travelling to KL Sentral and back daily to drop my wife for her office. i heard the Old klang road is jammed packed in peak hours and it can tak 1 hour to commute the 10 KM to KL sentral. is it true ? Thanks in advamce for your advises.... |

Yeah,
thats the point. I was new to KL.and did not know much about the area. so my friends who were living in brickfields suggested me this place. According to them anywhere out of Brickfields is not Safe. Made a mistake and now want to rectify. So planning to shift. and maybe save some money. till now no saving mah...... :-( |

brickfields looks a bit scary to me too.. heard investors like to buy cos indian expats like to stay there.. i think if parklanes security is good might be better..
Brickfield reli need gentrification... but yeah the grey block looks nicer a bit..the orange so striking.. |

Have a look at Danau Impian or Danau Idaman units.U should go n try out the route because if it's inside 20 mins then you should stay in Parklane.. Agree grey color block looks nicer. However, if I'm staying at grey block and facing orange block, all I can see from the balcony is orange block building but cannot see my own grey color building. But if I'm staying at orange block and look at grey block, it make me feel better cause I am looking at the nice color block but cannot see own building orange color. |

Finally met the owner. Agreed on rent rm 1200 with Grills everywhere including the main door and the bedrooms. Fans in 2 rooms plus the living room. And the owner agreed on providing one Refrigerator. So I guess it is a good deal. I need to ask you guys advice on 2 things. 1. Is any one using a Gas Knob stove along with Gas cylinder instead of using the provided electric knob. we dont have the utensils for the induction stove. So was thinking can I use a Gas stove instead of a Electric one. how to install that. 2. what about the Internet. How to go about installing the Same. I Talked to one Astro guy yesterday although they are providing the TV channels but no Internet. thanks in advance. |

I think it takes time for people to adapt to rental price just like they slowly adapting to housing price. if one never rent with a reduced rental, you gotta to pay the full sum and maintenance.. renting out at lower price as a start might help to "ong " the place.. if no one renting... that is even worse? I am tenant at orange block. Actually a lot of tenants renting 1200 for high floor, better view, with developer furnishing. 1300 for 2 carpark. 1100 is for lower floor, facing highway or opposite block balcony.

Sometimes depends on your luck also, if you can find someone willing to pay, you will get higher rental. If you are bad in luck, you may end up lower rental or keep waiting... Timing also play here, may be you rented @ 1.2K, suddenly got another potential tenant willing to pay 1.3K....
Sometimes depends on tenant also if they have time to do more searching or not.. So, luck changing all the time... Anyway, happy investing! |

Based on above info, even early birdies enter at rm260k with current rental rm1100, it is bloodbath out there. Needles to say to any buyers that still interest to enter at rm450k with intention to rent out the unit. |

Finally managed to move in to a unit in Phase 2 (Grey Building ). Happy to see almost 80 % of the units on my Floor are occupied but never get to see any neighbors. :-) Initial feeling is of anxiety as am not used to so much travelling to reach office. But i guess with time will get used to it. The grey building has a small cafeteria on the 7th floor catering to small snacks and lunch. the 7th floor also houses a small MINI Mart run by a kind looking chinese aunty. there is one notice for a Mini mart opening soon on the ground floor and Renovation is going on. Also i Can see many shops on ground floor where renovation is going on indicating they may open soon in the near future. Got my Astro connection very fast.( raised request on friday got installed yesterday) Opted in basic pack without HD so happy with the same, Monthly rental to be around 90 RM for the same. landlord got the Grills done full house so feels safer now. only thing i feel needs to be addressed... 1. the corridors are very dirty no cleaning for the same since last 5 days since i moved in. 2. Lots of contractors moving around ( but cannot help as people moving in ) Saw 6-7 families moving in on the weekend so good sign that it will not be lonely. for gas and other utilities nice shop in Orange block which usually sells everything from toiletries to vegetables. a good hardware shop in Orange block with a very freindly owner wi;lling to help. I faced some issue installing my washing machine as the inlet hose kept falling off when i turn on the TAP. got to know from one electric shop nearby this is usual problem everyone is facing there. so she gave one small screw type thing whcih could be fitted in the TAP and the hose to be put in the other hand. and problem solved. Waster 1-2 hours trying to fix the issue and the solution was so simple. it will cost around RM 10 and available near the furniture shop. will try to update if any other problems we are facing and hope to get others inputs on the same. Phase 3 owner and collected my key last week, anyone can share what are the common defect take note?
My first defect check - main entrance door cannot be locked Also, since the Teka hob is provided, do I still need to buy the gas stove? Much appreciated, thanks. |

definitely better than Singapore HDB, bcos HDB got no all kind of facilities + guard houses.
And the price is 2.6 times cheaper for Parklane OUG. But nowadays some of the Sg condo is like our apartment also.. |

Just visit parkland phase 1 today. Let me recall when I was live in ppr flat last time . Come down to lobby can see many shop and outsider cars . If family I think no
No for service apartment . And there still many unoccupied shop. |

anyone wants to rent out? prefer 2 car park ones with developer package(airconds,cabinet), grills, fan and light ready, my bloody agent just went MIA after arranged liao a house for me last month, the last he told me the house owner MIA on him... now i have 4 more days to find a new house and i have to move out already by end of the month.
