What i learn from this oug parklane rental massacre is.... Never buy into a project that packed 4000units property in single location that without a single differentiation (layout and size) except level and view.

Based on above info, even early birdies enter at rm260k with current rental rm1100, it is bloodbath out there. Needles to say to any buyers that still interest to enter at rm450k with intention to rent out the unit.

Agree. When u hv 4000 units of no differentiation... There will be spike of supply that need time before reaching equilibrium with demand.

Based on the number above, ur target market is most likely for own stay buyers. However you hv pr1ma, rumawip, etc to compete with the target buyers. Just look at CasaGreen. Facade is much better for the price paid.

Nowadays buyers are spoilt with choices when come to affordable housing.
