in fact i went to EMSG this afternoon, quite surprised and satisfy with their effort, area developing already started security liao...thumbs up for them.

Bro, this is still a developing project and nothing has been completed at all apart from swan lake (although they are still improving it). No problem to write down the details but I feel is unnecessary at this moment of time. Not only that, ppl wanna visit the show unit also need to register. What for? Better impression on the safety or security? Nah, i doubt it.

*FYI, I did gv my details and I did not make noise or complain to the guard or EM staff. I just feedback to the EM staffs on this. That's all. Btw, just my opinion and highlight it only. Not meant to cause any problem.

Also, I did ask for progress update of the site and they said they will feedback to the appropriate team and see whether the website can be updated with the progress.

To all the buyers of EM, just wanted to know do you plan to stay here or for investment?
If investment, I think is it not easy to find tenant rent here and drive all the way to KL or PJ areas daily for work. Semenyih residences could have bought their own unit already with this EM or other projects.
If own stay, do you feel it is quite a distance to drive daily? Even for retirement when you think of to go MV, 1U, KLCC.....

Actually I went to the sales gallery and visited all the show units, I was impress on all the palace design and the landscaping, almost put a booking but the distance make me think twice.
Just want to know what other points that made you bought EM which I might not thought off.
Actually I like this project concept and the unit design a lot.....

Distance to work is one of the most discussed issues in this thread. I think it depends on individual, some can tolerate long distance / hour travel and some will just try to avoid it at all cost. Nevertheless, one thing that we should bear in mind is that not all purchasers are working in KLCC area - so taking that as a benchmark is kind of biased too.

Couple of things I like about EM - it's going to be a self-sufficient, nicely planned integrated township with beautiful landscape, greenery (be it in each precint or the public access area) and water features, to be developed by a reputable developer with sound track records (I'm referring to the key principal behind). This is also a stratified development which helps to enhance the security (as this is gated and guarded) and value of the community / township.

Neighbouring EM is SEH which is another great township in the making. To be a successful township, I believe the success of the township itself is not good enough, the surrounding development also plays a crucial factor too. There will be link road (known as red carpet that links EM with SEH). The EM-Lekas interchange is also expected to be ready upon delivery of VP of the 1st batch of the units.

Mind to share where do you stay and work now? And which type (DSL, Clyster, SD) of EM unit is your favourite?

It really depends where do you work now and if you plan to shift your working location.
In terms of accessibility there will be a new highway exit to bypass semenyih town jam .
There is also another highway cutting from sungai long and ending in ampang if I'm not mistaken , however this highway status is unknown at the moment.

The problem with staying in KV now is that either you choose a location super close to your workplace but extremely crowded , jam and expensive or you choose to travel and get a slightly better quality of life and bigger house .

It really boils down to your preference .
But then again sooner or later you probably won't find a place that won't jam in KV .

U need go KV before 6am exclude school holiday. Silk highway will jam at 7am and grand saga will jam 6:30 am.

Same as Jason Boss said, it is all depends and boil down to individual needs and families & works.

Location is always an issue for ppl outside Semenyih / Kajang. Same goes to location is an issue for Semenyih / Kajang / Damansara / Rawang ppl if they wanna buy the same good township of Kemuning Utama & Kota Kemuning, Bdr Bestari Klg, Ambang botanic, Bdr Bukit Tinggi of Klang.

An almost similar questions were asked about > 10 years back, when a lot of folks of Subang Jaya cited Subang Jaya quite matured without good new housing anymore and most of friends & their families moved to Kota Kemuning as a benchmark. Wont why we think why Kota Kemuning or KU as it wasmuch further away to KL City and PJ area. It was also applicable to folks of USJ.

Semenyih landed from my perception is not for rental play, if you think rental is essential, then perhaps some condo nearby colleges/university would be your main preference.

EcoMajestic, as applicable to Setia Ecohill, from my opinion would be more oriented on capital appreciation, be it own stay or investment. It's is fairly hard you can find such great township with this scale around KV already, you only can reap the actual benefits after the township move to mature stage, presumably about 5 years from now. Of course, holding power is a crucial factor here.

In terms of distance, don't judge based on current road/traffic/distance using the "suffocated" Jalan Semenyih. As I mentioned many times, as soon as the Ecohill Link is ready, you can totally skip the Jalan Semenyih, and reach the township directly from Lekas.

As I have shown in my previous post, from Semenyih Lekas exit till Batu 9 toll Cheras just merely 20 minutes away, from Semenyih Lekas exit to Setia Ecohill will be just stone throw away.
