What about the so called red pavement? Izzit both Bottom Left entrance from Lekas & Access Road from Jalan Semenyih? Do they have any conceptual lake park like setia alam / desa park city? Link house largest type oredi cost more than 790k abt rm280 psf n bungalow is rm130 psf? I am confused. I was there in sales gallery but because no sms n no idea of price I never try. 😔 |

What is so special about this project? Pricing wise is so much expensive than SEH and others project in Semenyih....
Because it has strata title and the company is leaded by Tan Sri LKS? Close to 800K for 24X75 for its Superlinked in Semenyih. |

I believe it easily cost owner 20mil at least for this ecomajestic. delivery is one things. Marketing spending like tis really create a short term brand. And the brand from marketing bring lots of profit to company but many waterfish buyer have to pay it. i hold 5lots developer shares. |

Viewed the cluster model house at StarProperty fair :
1) 2A and 2B OK nice facade but no living hall upstairs, dislike 2) 2C nice facade and good build up but no sliding door / window opening to side garden for natural lights at dining hall and 1st floor living hall, blocking by toilet, weird lay-out and dislike 3) 2D nice build up and layout but the 1st floor roof extending to the car-porch concrete roofing is the shortest among all cluster houses, exposing a big part of the car porch concrete roofing, giving the "cheapo" feel, dislike. |

we have grown to accept toll as normality, which shouldn't be the case.
As pointed out, yes toll might solves the traffic issue, but again, are we the people who paid so much for taxes every year still needs to pay toll to even get out of our house? As much as I am happy to have alternative exit, we all shouldn't take toll as normality, cause the day when we accept it, our life will all be toll toll toll. |

I am reading something about rain water harvest in a website. Just feel like sharing some notes from the website.
ADVANTAGES OF RAINWATER 1. Rainwater harvesting systems allow us to achieve a sustainable future with better environment. 2. Non-potable (Non-consumption) water can be obtained through rainwater harvesting system and be use for laundry washing, watering plants, car washing, toilet flushing, etc. Substituting municipal water with rainwater for non-potable usage can decrease half the amount of the municipal water used. 3. Roof rainwater only requires little treat prior to non-potable usage. Rainwater is normally contaminated with bacteria and hence not suitable as drinking water. 4. Reduce the amount of your water bill with the use of rainwater harvesting system. 5. Rainwater harvesting is a good form of water supply during water rationing or interruption of water supply. 6. Reducing the chances of flash flood as rainwater harvesting system reduces the rain water run-off and thus the system can be formed as a part of the rainwater management scheme. 7. Soft water is obtained through rainwater and is ideal for washing purposes while reducing the amount of detergent used. 8. Just like today, early morning already raining cats and dogs.... rainwater or whatever recycled water need to be treated. the level of treatment determines the usability of the treated water. the treatment also varies greatly, hence singapore has even succeeded in treating sanitary waste to drinkable water. here lies the problem. from my limited knowledge, rainwater harvesting tank is pretty basic. not much difference from having a pail to 'catch' rainfall. this is the cheapest method but the water collected is pretty basic. you can only about do gardening watering with it. technically, not even safe for flushing or car washing. if the water is not 'stored' properly, can lead to mosquito breeding ground. and if the water is not used, it will be discharge when the next rainfall come, so eliminating the 'reduction of flash flood theory' (eg First in last out tank capacity). the bigger danger lies in improper usage. if someone uses the stored water for usage that they are not suppose to, it might lead to illness. in australia, their rainwater harvesting tank works because they put in some pretty hardcore filter. these filters does not come cheap locally (yet). and requires periodic maintenance and replacement. this is the biggest challenge as locals just loves to buy but are not programmed to be diligent in maintenance. my 2 c boss. |

Such system should come with proper cover etc just like our domestic water tank otherwise all hell went lose. On the theory of reduction fo flash flood. The contribution is minimal but help to certain degree..... I am still wondering on maintenance part. |

is ecomajestic being advertised to come with certain green accreditation? eg. greenamrk, leed, gbi, greenre, etc? if they are, do they come in platinum, gold plus, gold, silver or just certification only? |

Solar panels are high capex stuff. This will make the house price jumps. Solar heater maybe should be incorporated...but they didnt....aiseyman... Roof insulation material...not sure yet...no one is sure about it when booking....they may put a piece of those aluminum foiled laminated with woven materials...I hate this materials but it is pretty common nowadays.... Extra height on water tanks will make your house look semacam. I have seen a lot of such elevated tank in KK. It does look distorted. This can be done at the expenses of facade....same for toilet 3 location where natural lights and vent are sacrified..... Terrace dont have that rain harvesting thingy...This rain harvest thingy requires space. Ask everyone who will trade rain harvest thingy with space....or vice versa. Perhaps allocated green is the compensation for all the above. |

I wanted to even test their environmental sustainability concept by asking where they would source their construction materials, how many % recycled materials, whether they will use their run-off water ponds for environmental purpose etc......... but I decided there was no way they could have answered me, so I didn't..

Hi all, just a quick question. With Eco Hills and Majestic next to each other, is one considered better than the other? It looks like Majestic is lower density than Eco Hills but I'm not certain if it's considered a more premium estate.

Another one distint difference between SEH and EM would be the land title (Strata for EM and individual for SEH), each got pro and cons, depend on your own preference though. Nevertheless, both SEH and EM shall be great township which will depend each other, link to each other and of course prosper together... |
