During Q, sales guy said balance can be paid with the 2 CC over 36mths..eg. if 600k, 10k pd as deposit and rebate 18k, hence the balance 32k can use CC in 36mths installment.  Good for cashflow

Further question if you don't mind . Take outside loan but still use their panel lawyer . Maybe spa legal fees and stamping fees that part can be bear by developer right ? Don't you think so ?

Actually BNM imposed net price for loan.  Developer can give discount, but by right bank need to offer loan only based on net price, after deducting all the rebates/discount.

But so far most bank close one eye, or ignore it, as they just follow SPA price.  Developer don't include the discount in SPA, but provide separate letter.

The bankers are smart, they will call up the developer or through other ways to find out the discount.  It's a matter of how prudent they want.
