Let's study on the overall masterplan

Anyone has any idea ya where is the so called Swan Lake? Or all the lake also comes with fountain and beautiful scenery?

What about the so called red pavement?

Izzit both Bottom Left entrance from Lekas & Access Road from Jalan Semenyih?

Do they have any conceptual lake park like setia alam / desa park city?

The only place I can think of is silver square commercial centre's lake is the so called Swan Lake, forgot to ask SA

Anyhow, if EM plans to make use of Ecohill's park and clubhouse, it might sounds somehow logical though. I don't think EM will build a clubhouse since Ecohill has that already. Eg. It might be possible that Ecohill make use of EM's shopping mall (if they happens to build one) and they'll not allocate their land for a mall then.

Anyhow, it's all my humble 2 cents, anoyone has any idea?

Morning. Where is EMSG located ya in the plan?

Good to know they are gonna build a mall there, hopefully it looks like Eco City Mall. But that also provided that the place wouldn't be a ghost town, Perhaps we shall see on the next 7 years maybe?

Oh, good to know they gonna build Clubhouse for both Ecohill & EM. I suspect there must have something happens at Setia Alam. hmm.gif Mind to share, Tengster-kor?

Kind of surprise too why didn't they allocate a lake view park for their 1000 acre land. Perhaps they expect the residents to really run across the red pavement bridge to the ecohill and patah balik like you mentioned doh.gif

But REALITY is NONE. But hor, we can run along the precinct. That should be good too. Even in Setia Alam central park, people run along the precinct more often than within. I am referring to those runners...not the family type with kids.

Haha at the plan that I'm looking at, what you're saying is true indeed. I was hoping that they spend abit money to build a cinya big eh lake, despite desa park only 400 acres against EM 1000 acres land. Anyhow, what I know was desa park resident pay the hefty price for the maintenance of the so called cinya big lake la.

Connection, short and simple

Even different project team might even have different bank panel list I believe. It's depends which bankers they're strong with.

If I'm not mistaken KL ECO CITY also using maybank for the 36 months instalment plan.

Not to say that. Rather, certain team of people has different connection with certain banks.
Eg. Eco Majestic & Eco Sky might having different team of people arranging banking stuff. That's why it might be different. It wouldn't surprise me that Eco Sanctuary will have different package / banks.

** I was quite surprise too why EM does not include the clubhouse in the management fees. Although they might say is to save monthly maintenance fee, but in a long run, it might be like what you said.

The only way is to have a quality / competitive rates clubhouse whereby all the residents are the members of the clubhouse.

Anyhow, I wish they have infinity pool, mini bowling alley, library, SPA centre,mini cinema, equipped gym centre with a nice clubhouse restaurant. thumbup.gif

If I'm not mistaken Diamond City includes the club house maintenance in their maintenance fee. You may say it's unfair to those who are not using the facilities, but the only way to have a well maintain facilities / landscape is when all the residents have the willing-to-pay mentality. With almost 4000 landed residents, I think it's just a very minimal fee i guess to maintain the club house? Anyhow, it's just my 2 cents. Perhaps, you might be right for difference conceptual of the clubhouse compare to Diamond City. I've yet to heard from EM bout their concept of the club house, which I'm quite curious to know too

As what I know, they're strata title too, whereby the pay maintenance almost the same amount as Eco majestic if I'm not wrong.
