My Standard Chartered bank start 25 mth need to pay full payment skim, That mean developer pay part of interest and the balance need to pay my self. Any one facing same issue ???

hi guys, I'm also a fellow foresta purchaser. Just wanted to hear some thoughts on the following article from the malaysian insider. http://www.themalaysianinsider.com/malaysi...condo-wont-last

The development in the article is just beside foresta, sharing the same hill.

For those units facing pool and forest, that forest would not be developed as it is class 3 and 4 slope and steep

Is depend your offer letter, I also inform by banker, if not I also don't know need to pay full payment from 25th month.
Maturity standard chareted islamic skim will effect.
Which bank you using for Foresta ? ?

Things like that should not happen.

It is clear that everyone of us thinks that we do not have to service the loan until the handing over date.

Silent clauses have been inserted somewhere in between the process and we are caught unaware.

and in most of the cases when we want to read the Contract, I am always being told," This is a standard Contract, every bankers are ALMOST the same."

This is a wrong practice, and it is onus of our lawyer and banker to advise us properly especially when they aware of certain thing that we have expected but the Contract says otherwise.

I just rechecked mine. It does not state the number of months for interest payment.
It just says monthly installment will commence upon expiry of progressive payment under developer payment scheme.
I'm assuming it covers the entire construction period. Btw, mine is Ambank.

I am first time to facing this issue!! Normally this kind of offer is for landed property and not for high rise, finally I discuss with the manager of S.C, I am appeal convert back to 36 month DIBS. Luckily they approved my appeal !!!

Next time really want to look seriously of the loan offer letter!! Learn from missed. Hope you all the best!

they should put this kind of glass with powder coated frame in walk-way instead of steel railing..... mad.gif

problem with full glass is that then the building would also need the window cleaning crane.

Now this is new to me.

You mean building maintenance system I believe.

You mean to say that the current building design does not need a building maintenance system but it is only required when it is full glass?

The logic?

Or are you saying that if the corridor is full glass, then the building maintenance system needs to additionally cover this area?

But since there is a roof top garden, there might not be any BMS.

How they intend to maintain the facade then?

Sorry for my poor English and thanks if anyone able translate this for me to others owner ......

1) 在公寓走廊装窗口会很难打理/清理吗?
答案:通常窗口的中间一排都能打开的,普通清洗清洁工人只要用玻璃扫就大概能清洁大部分了。

2)大概多久需要粉刷一次?
答案:您是否看过云顶酒店清洗室外窗口?您有看过一些大厦需要一个月,一年,五年来粉刷窗口吗?那应该是十年左右的事吧!经过风和雨的侵袭应该没那么快肮脏!我现在也住在公寓里十多年了,没有粉刷过我家室外窗口可是还是一样的清楚可视。。我想很多住公寓的都很少理会室外窗口吧!

最后,我拿8trium 大厦来做比喻,它需要做室外窗口清洗吗?如果"是"为什么foresta “不” 呢?你以为foresta管理费会便宜过8trium 吗?

我是做室内设计的很幸运地能购买接近百万的公寓1600sf 可是感觉好像连我现在住的20万公寓还不如当我看见网民post的栏杆照片!。。。嘻嘻嘻嘻

Can u guys see what is the thinkness of this vertical strip railing why it bent so easier ...???!!
