If you are talking about the location in relative to the price then is a different story. You may be right but still very subjective.
i purchase the Andes in October last year. I went survey Around that area including Sky residence & PArc Ville.
Skyz is quite nice and is almost the same price but too high density - bout 1000 units. I'm currently staying in a high density condo and my pool become Sunway lagoon during sch holidays. PArc ville is in Jalan Pipit which is quite congested with many condos coming up.
Then came Rainz, 600 over units in 6acres of land. Kinda congested and that area is kinda pack. Price per sqft also almost the same or slightly higher after discount. The facilities Looks nice though. That area itself is serving at least 4-5k units of condos - rainz, Z residence, Casa green, bukit oug condo, residensi kiara 1 & 2. Plus point for that area is LRT in walking area.
Casa green and parkhill is not in my list coz leasehold and high density. price wise Casa green is bout 450k above and have rumah Mampu Milik while park is 500-600k.
Andes freehold 1100sqft is bout 600k and above.
Why I choose Andes:
1. Freehold
2. Low density (353 condos & 22 3-storey villas)
3. Good accessibility (as mentioned in previous post)
4. Private lift concept
Yes, a Malay cemetery is nearby.. Also some light factories. That why I said that environment is not really good but I personally don't go out to my balcony very often unless I want to water my plants..
Well, environment susah wanna predict wan la... now the condos in jalan pipit like ohako, twins, koi will be seeing a huge Malay cemetery.
All in all, The Andes is good for own stay but not for investment.
