I believe atmosfera is due to the factor of location. The condo nearby like koi and bayu hard to get value from bank also due to olympic size indah water pool, that's what shared by my banker. For accessibility wise i would pick zen zest z anytime and i guess that's why those condo appreciated much faster. Didn't mean to side or anti villamas, just my 2cent
