Of course, I do not have actual detail. But after going around that area, I seriously doubt the project is in the good neighborhood, whether for own stay or investment.

Again, my finding may be inaccurate as I don't know the exact site location, but:
1.  Probable the site is sitting right next to some industrial/car workshop
2.  The future access to the condo might not be good, as currently I'm passing-by abundant police flat, very narrow road, etc...
3.  Indicative price quoted was RM 600 psf. Think it is too high based on current neighborhood
4.  Developer got some bad reputation in workmanship & quality on some previous project

I have been staying nearby for more than 8 years, and I wouldn't say that this Andes is situated at a fantastic location, but not bad at all. What is there to complain when the price comes with 1 Chinese primary school nearby, 2 LRT stations, 1 Giant hypermarket, all these are within the radius of 0.5 km. furthermore, it is situated in between IOI mall and Pavilion 2. laugh.gif

To me, touch and go developer is those with no sales and marketing team, no customer relation team, etc. All outsourced to real estate agencies to do the marketing and sales and customer relations. This Villamas got their own team though….

Yup, agree that with that kinda price we have more options. However, not many developers r willing to offer huge rebate like this Andes. It certainly helps those who have limited savings but wish to get a new property for own stay. biggrin.gif

Well, some times u just don't have a choice. With limited savings and the parents can't support u for the 10% down payment.... Anyway, at least Villamas is able to deliver. Those existing properties have appreciated gradually tho... rolleyes.gif

I would encourage those who got limited savings but wish to get a place for own stay, well, u may consider a project like Andes nod.gif

Or even for investment, low entry but if u can get 10% to 12% yield, what's there to lose?
