Now the MSG is moving upward - to tighten the lending from high inflation. And 3dly Bond and Reits are moving tandem together.. Up and down together to match the 10yr MGS yield. This is something new. While everyone talks about possibility of OPR increment, Bank Paris talks about possibility of decreasing.

Guys, newbie here to enter Reits, targetting to buy SunReit and PavReit, is it good timing to enter now?
Jus one silly question, normally dividend will be given around April is it? If yes, should wait until the dividend given and price "adjusted" only enter? |

At the moment, 2 factors that can influence BNM to raise rate.
1. Strong GDP, with high inflation rate. But if weak GDP, then BNM may think twice, even though inflation is at high side. As long as the inflation is not running away like 4-5%, the chance of BNM to raise rate is remote if GDP at or below 4%. I expect GDP number at around mid 4.x%. 5% is a bit challenging, but do not rule out 5%, as there may be some stocking issue at the year end or early next year, prior before GST being implemented at 1 April 2015. As at the moment many items that not subjected to sales tax, will incur GST when it being implemented, so those items highly will be more expensive after GST, that may prompt to stocking rush. 2. Rapid depreciation of RM. As long as RM depreciation is orderly trend, there is no pressure for BNM to raise rate. At the moment, the depreciation against USD is at tandem with worldwide currency movement, not RM alone issue. While RM against AUD, Yen, there is no depreciation issue. Unless RM-USD cross 3.50~3.60, I do not see there is a need to raise rate just to counter the RM sliding trend against USD. Another point is that, current account still at surplus situation, foreign currency reserves still remains at around >USD130 billion, Those countries that urgently need to hike rate one, generally have low foreign currency reserves and fast outflow of money that draining the foreign currency reserves, whereby there is a need to hike rate to reverse the money outflow. I do not expect to see OPR more than 3.5% until after GST implemented. GST may a "big event" and unknown and hard to predict factor for the economy next year, so BNM may also think this factor ahead in deciding the interest rate situation. |

Based on a market stratergy report i read... it is expected MY interest rate by end 2014 to be raised to 3.25% only as preemptive to GST. On the other hand indon rates is expected to be reduced to 7% from current 7.5% since 3 months continously positive trade balance. Thailand also expected to raise rate. Others no change.

Recently during CNY I heard one relative was saying and proclaiming that IGB REIT is a massive scam, sold off all the REITs, have 5 figure losses and will never buy any REIT again. The relative is not an old auntie but a college educated in his 30's...
I asked why and the answer is because the price went down, even below IPO price. I ask what is wrong with that? The answer I get is that REIT are supposed to be 'safe' investment with 'guaranteed' income for long term and therefore cannot sell below IPO price Even after I offered explanation, the relative choose to go about her trashing of the REIt. So I kept quiet and eat my peanuts. Many people have wrong expectation for the supposed safety of REITs... if you want to invest, make sure you do your homework. If u are an ikan bilis investor, don't bother with what happens with gomen bonds...reason being, WILL YOU go out there and invest in gomen bonds? What I heard Eco City planning to build "huge" underground parking space & charge quite high fee for those intend to go MV because they know MV got "parking problem" & Those who normally goes MV don't take LRT/Public Transport. Not forgetting they plan to connect it to the Gardens Mall

Eco City is huge. If it turns out to be successful, I'm sure MV+Garden+Setia Mall also can all full no problem.
Now the key factor is actually how good our gomen able to attract foreign investors to come to KL and open offices to do business here for both locally and as a hub to emerging market exposure. |

Sunway REIT invests nearly RM1b in Sunway Putra Place
Sunway REIT Management Sdn Bhd, which bought the Sunway Putra Place property in Kuala Lumpur during a public auction in 2011 for RM522mil, plans to inject RM460mil to enhance the assets. Unveiling the accelerated refurbishment plan for the property - which includes a retail mall, hotel and office tower - on Friday, it said the move was to reap the full synergies and compatibility of the three-in-one mixed use asset upon its expected completion in the first half of 2015. The refurbishment of Sunway Putra Place involves enhancing the architecture, comprehensive space reconfiguration and improving the infrastructure. This would create additional net lettable are of about 15% to 580,000 sq ft for Sunway Putra Mall. Sunway Putra Hotel's refurbishment would involve modernising the lobby, ballroom, function and meeting rooms, restaurants and upgrading rooms and suites. As for the Sunway Putra Tower, the common areas would be enhanced and this would involve improved facilities and security. actually hor, i think it's like this.
if you got plenty of free time, can trade short term with small amount while holding the rest untouched because WB was so right that many times a stock can shoot up big gap in 1 day, so we may loss that big gap up if sold all when waiting for lower. if you do not wish to spend so much time, just buy and hold good stocks and wait TIME to pay you profit. this is my strategy lah. I traded about 15% of my cmmt few weeks back and earn a little extra (bought 1.3x sold 1.4x). And also traded about 15% of my axreit too (bought 2.8x sold 3.x). wish everyone huat huat. |

first time saw cimb technical team wrote on REIT trading. So yes, reit is "tradable" too.
Sunway Real Estate Investment Trust (SREIT MK; RM1.30) – BUY R2: 1.43 R1: 1.33 S1: 1.23 S2: 1.17 The stock appears to be forming a triple bottom formation at its support level of RM1.23. Taking out the ST resistance trend line should send prices higher in the coming days if not weeks. Both MACD and RSI sport a bullish divergence signal. The RSI has hooked upward after finding support at 40-50pts range. Aggressive traders may start to nibble now with a stop placed below RM1.23. Once the resistance trend line is taken out (now at RM1.30), we expect prices to retest RM1.33 and RM1.43 next. |

Many invested in China related fund back 4-5 years ago, overseas properties funds, resources fund now still nursing 30~40% loss, no dividend or whatsoever. Look at those UT NAV, many still "underwater". Last time, when EPF start to relax about using EPF money to invest in UT, many very eager to do so, but nowadays seems like quiet a lot. Yes, UT double digit gain pa is not something a surprise, but it is mixed bag out there, some good, some not so good. Somemore, there is no capital protection at all as compared to EPF. A 100 million fund want to achieve 20% is way easy than a 100 billion fund want to achieve 10%. 6.x% with needless to worry about losing capital, is deemed reasonable, at least better than CPF. The more important is getting some rate that is net positive after deducting the inflation (at least for official figure although it may not reflect truely or exactly what is happening out there, which OT already). |
