based on 10 years MGS spread, the yield of malaysia REIT is very low, the highest spread is YTLREIT just barely 2 X the yield of MGS.

For me:

Bluechip REIT: UOAREIT, AXREIT, IGBREIT, CMMT,

second rank REIT: QUILL, PAVREIT, SUNREIT, HEKTAR

No need see REIT: the rest of the REIT not listed.

all ranking is arbitrary. No indepth analysis is done, just based on simple calculation and common sense.

so I disagree with one REIT above.

btw, It is in my no need see REIT list, REIT which has low negotiating power to increase rental reversion. All DPU come from rental reversion and reduce debt cost at the same time.Debt rate is control by Bank Negara and investment sentiment. But you can control the tenant you want and do AEI or increase traffic to increase rental revision.

anyone look into KLCC b4? It is not a REIT but a stapled securities.
Anyway to evaluate it,like a stock or a REIT?

I could not understand why the investor undervalue UOAREIT so much it is trading at 26% discount relative to NAV. Any insider know why?

I was holding large position in MARCO for the past 6months, managed to unload at highest price before it slide, need to put into second line REIT like UOAREIT, since my first line REIT already not very attractive at its price now.

CMMT is a Blue Chip except the Sungai wang plaza asset, they just need to do AEI to make it upscale enough and not be lala paradise. THe MRT reason is a very lousy excuse. I dont know why people will believe this.

actually I need CMMT to diversify my REIT portfolio, holding too much IGBREIT also do no good.

I have confidence in Capitaland Management team. They can turnaround Sungei Wang Plaza although the MRT construction is a very lousy excuse. I am thinking of average down if CMMT keep dropping.

Dont worry , Sungei Wang Plaza wont die, It is located at the Golden Triangle in KL, just need to force the private owner to sell to CMMT first then can do AEI to revive the mall.

talk about REIT selldown, IGBREIT is not going down afterall, I want to keep average down.
