Valuing REITs based on book value is not really relevant IMHO.

U buy REITs for what? For the dividends. U don't buy a REIT and hope (that the REIT manager) to sell off its assets in open market and realise their fair values.

Thus, dividend valuation is more relevant.
*
Agreed
Discount is relevant during privatization/termination
AHP2 is a classic case in 2009

Reading that, it doesn't seem true. Services performed by the REIT management company will be subject to GST, and GST will be charged on top of transaction fees for buying and selling as per other stocks, but the trading of REIT stocks on the market itself is explicitly exempt from GST. As far as I can tell, this is exactly as per one would expect.

Jupiter website write DY 4%.
However my price since 2011 was 1.129. I calculated
my nett yield for 2013 was 6.9% based on my purchase price.

However, if I sell today @ RM 1.35.. still got some capital gain.
Then use the money to purcase eg: YTL REIT? with highter yield?

But then again.. everytime, I sell off, price will start to fly... hmmm.....
*
Wud advise to hold since u manage to get close to 7% yield
Kpj is very aggressive on xpansion n may inject assets into Alaqar
