Tipsi don have as i believe reits are quite straight forward.

My have invested in tower reits. If you ask me what is the next
reit i will buy. Most probably AM FIRST REIT.

Annual report. I remember pavreit occupancy rate is almost 100%

I think interest rate hike is unavoidable.

Besides us bond yield went up recently which will lead to malaysia bond yield rise eventually. Ppl look for safe haven....

in order for reits to increase its yield the only way is price correction.
besides risk of tenancy renewal....especially office reits...
i am holding tower reits as well... sad.gif

I just entered 30 lots of tower reits at RM 1.50..

after ex div of 5.1 cents... the price should be around RM 1.45. At current RM 1.44 price wouldn't trigger my next buy in yet.

I do not think so.

I forsee from 2014 to 2015, the max OPR can be hiked not more than 0.5%.
Remember next year, GST coming, another uncertainty factor looming on economy front.
I do not think BNM want to have big hike prior before GST being implemented.

GST + significant rate hike, both are potential negative factor to the economy growth.

Yes agree with you interest not possible to go more than 0.5%. Actually our government are in some kind of dilemma right now.
the consequences of rate hike will affect our export, our national car sales as japan keep on depress their currency, palm oil export etc..

Making loss to me :

In between all reits are geared up to pay dividend. Most of the rental income will be used to pay dividend instead of service the loan. Or u can say paying the interest only.

if tenants left how are they suppose to collect the rental and pay interest and dividend ? Worst come to the worst if bank don allow them to renew their loan then.....they have to sell their properties to pay their debt....

That's why office reits have higher risk compare with retail risk like what uncle gark has mentioned.

That's why even though i like reit's dividend but my portfolio only consist of 10% reits. Who don like high dividend in the first place..

By the way i am holding office reit as well but not arreit, uoa reit.
