I do not think so.

I forsee from 2014 to 2015, the max OPR can be hiked not more than 0.5%.
Remember next year, GST coming, another uncertainty factor looming on economy front.
I do not think BNM want to have big hike prior before GST being implemented.

GST + significant rate hike, both are potential negative factor to the economy growth.

Based on simple calculation RM750 million purchase price, the nett lettable area of 450,000 sq ft for office and 79000 sq ft for retail with rental rate of around RM8.50 and RM6. With current 100% occupancy in office and 20% in retail, the revenue generated is 6.3% of the purchase price, which is lower than the current yield.. bad acquisition?

However, RM 264 million is in QCAPITA share at RM1.32. with current market price of 1.05, the acquisition cost is at RM 210 million, which translate to 6.7% yield.. again, simple calculation whistling.gif
