Guys, need some advice here. Went to pentas 1 to check out the houses. And pro or cons to purchase AI? Is the odour really that bad? Jam? Flood?
Pros
- Big land size and build up
- Freehold
- Quiet & Peaceful environment
- Good & Systematic Resident Association always looking at ways to improve the neighborhood
Cons
- Lack of commercials (offset by surrounding matured townships eg. Kota Kemuning, Bukit Rimau and it's close proximity to Shah Alam and Klang)
- Pay toll for convenience in/out of the township (RM 0.90 one way still affordable, what is RM 0.90 if you can afford RM 800-900K for house and RM 1.70 per liter for petrol)
- Slow & steady township growth (potential for price appreciation since many phase yet to be launched)
Odour issue has been reported and resolved by the respective authority.
About jam, it depends on where you are heading to and at which hour. Suggest you check on google maps. Something you can't avoid totally within Klang Valley.
Flood shouldn't happen in Pentas area as it was on a higher ground. Recently no report about flood.
