Many investor bought there sangkut already. Especially phrase 1. Can see the renovation level of the houses there also bare minimal.

Wrong timing. Bank is tightening the tap. The occupancy rate still low so the developer has risk to launch this product now. Even Klang Bukit Tinggi and Bukit Raja the occupancy rates are more promising.

The township need more ppl to move in else it will like a dead town especially at night. So many unoccupied houses although already more then 2 yrs VP.

Maybe location is the factor. No Qi no Ong.

Ya. The residents there are relying majority of their commercial activities at Kota Kemuning as that is among the nearest for them as AI simply has nothing except 5-6 shop houses in operation.

On the hand, AI township planner has more focus on social responsibilities by having a very big mosque for prayers. This is the plus point I can say.

Agree. It needs to support with real transaction couple with all the units there must be fully occupied in order to ensure no significant room of price down adjustment so to reflect the true market value.

Agree. It's a matter of time to pick up no doubt. It's all up to the township planner how to optimize the ROI for the investor and create more value to the residents within the fastest time frame.

It depends. kajang and semenyih developers are very aggressive and innovative.

The distance of these townships to CBD are almost the same. Investors there maybe can achieve their Max ROI and the residents may enjoy the Max comfort level of the township within a short period of time.

Hi just wanna get some view, went to Pentas alam impian for viewing with relatives and smell something like the discharge from nearby factory. Any residents there can feedback how frequent is it??

Too bad if it's toxic odour, maybe the damage will only surface only in couple of years time. I would say it's not a good place to stay. No wonder the offer price is low 800k plus for 25x85 intermediate only, at par with Klang area.

Also the entrance without CCTV surveillance, the agent just say hi and the boom gate automatically come up.
