Pros
- Big land size and build up
- Freehold
- Quiet & Peaceful environment
- Good & Systematic Resident Association always looking at ways to improve the neighborhood

Cons
- Lack of commercials (offset by surrounding matured townships eg. Kota Kemuning, Bukit Rimau and it's close proximity to Shah Alam and Klang)
- Pay toll for convenience in/out of the township (RM 0.90 one way still affordable, what is RM 0.90 if you can afford RM 800-900K for house and RM 1.70 per liter for petrol)
- Slow & steady township growth (potential for price appreciation since many phase yet to be launched)

Odour issue has been reported and resolved by the respective authority.

About jam, it depends on where you are heading to and at which hour. Suggest you check on google maps. Something you can't avoid totally within Klang Valley.

Flood shouldn't happen in Pentas area as it was on a higher ground. Recently no report about flood.

Not too sure about the completion though. Which is better depends on one preferences and your preferred feng shui direction. I&P is a reputable developer. So far so good with the quality.

Room to grow in AI is there as there is still big piece of land but at snail pace. For own stay still ok, investment need to hold long.

My 2 cents on Rimbayu vs Alam Impian
1) Leasehold vs Freehold
2) Future MRT vs unlikely in near future
3) Smaller build up and land szie vs bigger build up and land size
4) Telok Panglima Garang vs Shah Alam
5) More promo vs less promo

Could be LRT not MRT. Subject to change until confirm award anyway. But at least a thought was put up

AI for location wise + freehold. The bigger land space gives you room for extension too.

Less commercial & tol got its plus point too. At least you won't have traffic jam right after you come out of your house. BSP always jam during peak hours due to the convenience of connecting Elite and SKVE.

CIMB bank released the last payment. According to I&P, targetted date is somewhere 3rd jan for VP

Thanks for the suggestion. Already did that and identify more than 10 defects by just looking at the exterior of the house

I mean 3rd week jan. Typo..hehe

- Crocked grill
- Unpainted grill at the bottom causing rusty water stain on wall at the back
- Small crack on tiles at main door (was okay earlier)
- Water stain on ceiling at back yard (repainted but stain still visible)
- Dust bin door lock alignment - hard to lock
- Cracked wood panel at the side of the main door (some part fixed)
- Crack lines on the wall especially at the joint (most of them fixed)
- Hole in wall (fixed)
- Broken plaster board near the main door (fixed)
- Uneven finishing at the bottom of the pillar in car porch
- Stained tiles at car porch
- Slanted wall at the corner of the kitchen and utility room (better after fix but wall still slanted)
- Uneven window panel (fixed)

Thanks for sharing. Maybe I've got the unit with the most defects Hopefully more fixes will be done in another 1 weeks' time. Overall, I'm still okay with their workmanship. No developer on earth that can give us zero defect. Would like to know who if there is any.

Units left for Pentas 6 as of 4pm 26/2. Sell like hotcakes. Bravo to I&P!! With 3% rebate, free MOT, it cost about 620K+ for a freehold double storey house. Worth buying. Smaller build up but larger land size compared to Elmina and BR
