Even Bkt Jalil and Mont Kiara has quite many landed but Bangsar South is almost all highrise except the Malay kampong area...

not realy far, but not near as well..around 20-25 minutes..but that means the klang valley south (Kajang/Serdang/Seri Kembangan) folks would prefer the location of the IOI mall as it is nearer. This is loss of customers for midvalley right?

Opposite tm tower and about 30m from the LRT line. I think just next 2 pieces of land from southville

There are two plots of land b4 south view.
One of them belongs to ynh. Must be the other one...
But big enuf for mall meh?

Yrl has a piece of sizable land for landed there too..it was called the peak...but now name probably has changed.

Recently there are alot of talks about Bangsar South area which is now booming with offices and residential apartments. Location wise is superb imo. I've missed the chance to buy at low price during early launch for Bangsar Southview project. Since this is just beside SV, does any knows when is the launch schedule?

Look at Nexus! They've got starbucks, souled out, paparich, Mango chili, Library cafe, Yao mi Qi, Japanse home centre and couple of very nice cafes!

Also super grand convention centre! been there for a private function!

After southview Residence, then we have Novom by EUPE, then after that is YNH's turn?

So we have Southview as mid-range condo, Novum as high end, then YNH as luxury ? If like that then, all 3 projects will cater for 3 different type of investors/ home owners.

does anybody knows the land usage between the mosque and the pedestrian link bridge? If there is another commercial building to be built there, it should at least block the direct view of mosque (no offense to our muslim friends. Feng Shui wise, it is no good to face any place of worship be it mosque, temple or church)

Nothing's on wikimapia yet. Nevertheless, I'd rather have a full city view of the surrounding area with a place of worship then be blocked by another condo!

If not mistaken, that piece of land is belong to IGB.and I don't think the mosque has any affect to the selling price for Novum. There's numerous of properties in klang valley still appreciated even though it's near to mosque or cemetery.

The plot of land between University LRT and Angkasapuri will be fully utilized. Any new development at Bangsar south will be soon be channeled to deeper Bukit Kerinchi aka Pantai Sentral Park or adjacent Pantai Dalam.

thanks for the reply. Just that these days there are many who take advantage of opportunities and profit out of public's intention to purchase by getting commission or referral fees from developers. To me, this is unconscionable unless they are registered agents or the like. Too much hanky panky going on that is not healthy for the property market. Case in point : investor clubs that underwrite bulk purchasing. They are a major cause of property bubbles. Anyway, my one and a half sen.

In other cases, tehre are opportunists who take registrations and then approach develoeprs and tell them they have X number of buyers and then seek commision or referral fees for hte buyrs. Some may say that this is all about survival of the fittest and rewarding the entrepreneurial but I personally think these all skew the market the wrong way and allows people to make a quick buck at others' expense. Check out existing properties nearby. the park residence should be going for less than RM850 psf, but that's leasehold.

You have to pass thru pedestrian bridge (high class) go to kerinchi station,
or you can take walk way to university station.
A must buy.
problem is not everyone afford.

KL office rent is very expensive nowadays.
With KL rental hike every year, most of the tenant move to outskirt area of KL such as USJ one city, Bangsar South, PJ area, Subang Jaya.

True, Office unit is over supply in klang valley, but "strategic" office unit is lack of supply. Bangsar south is good place. with my wife working in this area for 3 years, I see a good future here because i drove to this place everyday.

Any service condo here will be a good rent for high-class foreigner worker here.

The "mirror" of Bangsar South is kencana square at opposite of subang KTM station (also buy UOA).
Very similar situation, also with a pedestrian bridge link to subang KTM station/Subang LRT kelana line extension station.

My relative bought South View Serviced Apartments, Eve Suites, and Dream City based on my research and advice, I personally had great confident on this novum.

i think south view has 46 stories, 2 blocks totaling 1400 units.

which means i am only comfortable if can rent out at RM3k and above.

For this price must be facing UM. The early birds who booked block A gets 13% rebates. For current phase selling you only get 10% rebates

Yes, camellia no carpark and leasehold. Novum and southview is freehold. I doubt southview will be a threat, lousy design and high density 1200++units compare to Novum 500++ uints

when i drive past bangsar south, kl gateway is the nearest to the universiti lrt being connected to it via an upcoming aircond bridge, next closest to the universiti lrt will b southview which is adjacent to kl gateway and the furthest fr the universiti lrt will be novum which is adjacent to southview. is my observation correct?

The nearest lrt from Novum is Kerinchi LRT Station. It is less than 500m walking distance to the station by using the pedestrian bridge.

In terms of accessibility kl gateway will be the best at it enjoys a direct link bridge (fully aircond) to universiti lrt. but i heard fey r all sold out. kl gateway planning to launch their 5th premium residence block which will occupy their current showroom land.

Seriously, the ramp construction is super fast. Just few months and it's done and ready to use. No need to jam at the traffic light already when rush hour to get in Bangsar South.

More and more large cooperate relocate to Bangsar South already. As Bangsar South office come with MSC status too and more convenience then cyberjaya.

Heard from my accountant friend one of the big four account firm might relocated to there soon.

Yeap, MUCH better location than cyber!! But I think the future offices thr won't have good take-up rate.. I think a future boost will be LRT extension complete n klang/shah alam ppl can interchange from subang, hence closer for them n companies will see btr retention due to btr access..

Big Four: PcW in kl sentral n set to stay thr, EY in Damansara Heights (possible), KPMG in 1utama (possible), Deloitte jus moved to menara LGB..

I looked at the price n details & i think this is a GOOD DEAL given LRT nearby, Gateway mall n nexus retail, Bangsar South office hub & the fact that many expats are living there..

My main worry would be the high supply of apartments in the area but also must rmbr KL Eco City/MidValley is just 1 station away

Toll free would be thru Jalan University side.. Novum is beside kerinchi LRT which will be 1 station away from abdullah hukum which will be linked to ecocity..

Today i drove pass MV ktm n saw easily 1k ppl walking in/out of the ktm station, can u imagine their footfall when LRT KJ n KTM (klang to batu caves) station is open??

This is due to the design of the building facade. and unit come with varies of balcony size.

Unlike unit in southview which is same from 1st level to 46 level. So the layout only few type available for 1200+ unit.

UOA where got waste, they maximized the profit. 2 acres with 1200 unit.

The one who wasted is Novum, 50% bigger land size but 40% lesser unit.

Using rental as comparison, rm2500 for studio and rm3500 for 2 bedroom, I personally think the 2bedroom will be better and suitable for a small family.

My friend from the US said when he went BS at night, he saw d bars all empty last yr (same thing for me 3 yrs back) n he said the mamak shop in the apartments next door was filled with ppl.. he said thts what the market n specifically the kerinchi side of BS wants brows.gif brows.gif

The bridge is covered which is better during raining days. Novum has good location that can opt to go kl gateway, nexus and midvalley for shopping and eating.

I booked a unit 823 sqft 2 rooms 2 bathroom - about 820k with 10% discount, free S&P and Loan Legal (except Loan Stamp Duty). Hence, it is almost 900 per sqft. Also come with 1 car park and partial furnishing. For a freehold condo in Bangsar South, the direct competitor will be South View in the immediate vicinity, and probably YNH and UOA plots next to Novum in the future. Supply will be a lot and I am still trying to figure out the differentation points once the property is completed. Any thought?

there is no perfect purchase of property...like we always said the time will tell after vp...even after it, it will still have it's pros and cons..so just follow your judgement..

this have to see NOVUM how to make itself different from southview and add more value to its development.
Same thing like EXSIM to build their first Condo- THE TREEZ in bukit jalil, they try their best to make it outstanding. End of the day, finished product tell everything. Our entry to property investment is somehow based on timing, problem is we can't get the old price anymore, else we need to look for other place to invest.

But compare with that, did you know that on average if you shopping for 3 hours, you easily walk around 4-5km in distance already. lol.

haha, on the other day, i also tried to walk the bridge,quite tiring actually..so i can feel your tiredness.
Maybe is me seldom use LRT, always drive car, so feel walking is tiring.
I can't imagine next time if i was forced to use LRT to go to work...but given the bridge is covered, at least we don't walk under the sun.
