Novum is pretty OK for rental investment. Bangsar South is the hotspot for offices.

Ya, rental rate is quite ok, rm2500 for studio and rm3500 for 2bedroom unit at today's market rate.

If this project over 900 psf , personally think it is not a good buy anymore.
Subsale market of camellia some at 800-860psf only. Southview with 1 200 units density, no matter how lauzy its design , sure will cause oversupply here

But camellia is leasehold and no car park, and sub sales you need to add in SPA and loan legal cost too.

Nowadays, almost all new launch project in market will always selling at 20-30% higher in psf price then subsales in the same area.

When you check and which project you check with?

Smaller units usually higher 1kpsf. If you can get 900psf already good bargain.

How come they cut and paste Menara TM view wrongly. That view is looking from Bangsar side, ie the other side view. Lol

Camellia transacted in past few months 900-1000psf for 638sf. Can check in brickz.my.
It seems novum is ok at 900psf
