The selling point for this project is near to lrt station and kl gateway & mid Valley. Although its high dense but surrounding commercial able to support.. In coming years kl eco city is coming up..

Doesn't seem to have a requirement which states architect must sign on the floor plan, just states "approval"/ seal of appropriate authority/stamp on each of the plan

Didnt sign it..no even a seal or stamp on it..when ask lawyer, laywer said it is on the system that developer has submitted, ask me not to worry, dont find it is proper way, so I refuse to sign..

Just feel that they are kind of inexperience having project build in klang valley, perhaps the developer is from kedah, somemore this is joint venture project, lots of coordination need to be closely follow up, if not there will have lots of hiccups....

I didnt bother to ask further after lawyer explanation "it is already submitted by developer and it is in the system", after that i express myself to arrange next time signing and request a copy of snp for myself verifying the personal info.

Ya. Its seems requirements has changed, not like last time when i sign snp to purchase property. Just don't get it why architect not just sign or seal with stamp to show that it is approved layout since no. has stated in first schedule..

indeed the new HDA act is favorable to buyers, so once we get our key, will straight away get MOT charged, developer need to get it processed. Now government is demanding the collections as fast as it can cos our government is short of monies now..everything price increased and collections of tax tighten up..
but by looking at the other side, it may affect developer to deliver quality products if developer is finding ways to maximize profit or minimize losses.. the first thing when i see the approval layout are not stamped/or certified, my feeling is developer may try cutting costs or modifying some plans. BUT again, which developer does not do this nowadays..especially now economy is getting into recession cycle, risk is there, perhaps that is reason the developer may charge higher maintenance fees to get the financing..
