I heard 850k for 8xx sqft, approximately 1000 psf which far higher 900 psf for KL Getaway.
I feel that this property is overpriced

QUOTE(fastandfurious @ Dec 7 2015, 10:56 PM) Interesting Q.. Didnt sign it..no even a seal or stamp on it..when ask lawyer, laywer said it is on the system that developer has submitted, ask me not to worry, dont find it is proper way, so I refuse to sign..Have u signed? did u check with lawyer? Found some info that may be of help: http://www.thestar.com.my/business/busines...-pur/?style=biz http://www.thestar.com.my/business/busines...ased/?style=biz Doesn't seem to have a requirement which states architect must sign on the floor plan, just states "approval"/ seal of appropriate authority/stamp on each of the plan |

QUOTE(HarpArtist @ Dec 8 2015, 09:40 AM) Just feel that they are kind of inexperience having project build in klang valley, perhaps the developer is from kedah, somemore this is joint venture project, lots of coordination need to be closely follow up, if not there will have lots of hiccups.... |

QUOTE(fastandfurious @ Dec 8 2015, 12:29 PM) So how will the lawyer/developer address this? Based on a few spa I have seen, the architect will at least stamp their Co. Name on the drawing. Did you notice anything else out of the ordinary? I didnt bother to ask further after lawyer explanation "it is already submitted by developer and it is in the system", after that i express myself to arrange next time signing and request a copy of snp for myself verifying the personal info.I am asking because I have to sign soon as well. |

QUOTE(*Sparkles* @ Dec 10 2015, 12:15 PM) I just signed my SnP last week. Ya. Its seems requirements has changed, not like last time when i sign snp to purchase property. Just don't get it why architect not just sign or seal with stamp to show that it is approved layout since no. has stated in first schedule..the approved layout plan no was stated on the first schedule, and I did check with lawyers and architect that apparently there isn't such requirements that architect signature has to be on the plans. |

QUOTE(*Sparkles* @ Dec 10 2015, 03:16 PM) yea.. actually with the new HDA regulations since 1st July 2015, quite a lot has changed. Now, once we get our keys, we get our strata title too. that's why we won't have DMC agreements for Novum. Am actually quite happy that Novum is according to the new agreements. worth the wait for spa signing! indeed the new HDA act is favorable to buyers, so once we get our key, will straight away get MOT charged, developer need to get it processed. Now government is demanding the collections as fast as it can cos our government is short of monies now..everything price increased and collections of tax tighten up..but by looking at the other side, it may affect developer to deliver quality products if developer is finding ways to maximize profit or minimize losses.. the first thing when i see the approval layout are not stamped/or certified, my feeling is developer may try cutting costs or modifying some plans. BUT again, which developer does not do this nowadays..especially now economy is getting into recession cycle, risk is there, perhaps that is reason the developer may charge higher maintenance fees to get the financing.. |

QUOTE(shitmyx @ Nov 16 2016, 08:41 AM) Placed booking fee for Eupe's another project The Weave 2 years ago. Developer keep delaying SPA signing with all kind of bullshit excuses and empty promises. Treat customers like beggars and never provide updates. When customers wish to know what happen they just play tai chi. Ya they always dragging the time, novum also pre launch till 1.5 years only finally sign S&P....Recently was told to collect refund from the developer as the project will only launch next year. 2 years of waiting comes to nothing! But the bank loan approved for this project still appears in CCRIS! Very bad experience dealing with such irresponsible and dishonest developer! Buyers beware! |
