Forgotten which property I saw recently - the roof top of the condo is actually a greenery garden, this idea is really special and eco-green, I like it. smile.gif

Ya, since the roof tiles are already exposed under sunlight and daily rains, might as well make full use of it and make it a very nice garden and the plants will generate oxygen during daytime. smile.gif

Yes agreed. Greens on sky garden is very basic for development nowadays.. we wait for the finalized information only give opinions la, lazy ady. Meanswhile can search for any potential prop around. =D

About the sky garden...

Er... I will rather not to have it... as it really seldom you will spent time at the sky garden. Me stayed in 1 sentul less than 10 times I went to sky garden.....

haha I didnt say CT lose, but different location, different concept, some are mixed development. So can't compare.
Ecosky sil yet to launch but looking forward in KL City.
Yes Pricings are the main thing here. But I wil opt for better product regardless of the pricings.
I chosen CT due to value of money and near my office. If there are better choice, pricings is secondary.

Anyways, 2 months to wait.. yawn.gif

If prices are the same at CT, which do you think they would choose? Locations is key. Leisure Mall/MRT is a no brainer. But just how high are the prices is the question now.

As I know The Z's mastersuite is 440+ psf for 1400sf. Reasonable price for now at this potential Bukit jalil location. (though the Psf is like 350-400psf years back). Might plan a visit. Cons: High density with Kiara 1-2, future The Rainz by Exsim. But pavilion 2, LRT and WCT mall gonna be there.

Centrina around 600-650psf, very grand lobby and high end grade. Kinda like the facade. (but High density).

Trigon by Setia at SetiaWalk, guess around 650psf too. 150+ units lowdensity, facing highway or SetiaWalk. personally love the Setiawalk.

All projects mentioned are freehold too. But anyhow, CT still a goodbuy with its feature, provided only if the access is grand and presentable. biggrin.gif

Do you think they will price same as CT?

Mah Sing project in Jln Ipoh, leasehold target at 700psf, Ecosky next to it freehold will sell lower than this?

Lido in Jalan Cheras already asking for 600psf, leasehold (after 5% discount is 570psf).

And you are right, location is key, thats why CT price slight lower.

Some are same some are higher price.

Bukit Jalil very good potential for the upcoming LRT, new malls by WCT, Pavilion 2 etc. My fren got the Kiara 2 Residence last year but not interested.
too many Condos along the kesas highway and B.J. from Z, Rainz, KR1, KR2, TwinArkz, KME 1, old mediumcost, and the super high density Parklane OUG.
current BJ already very jam, cant imagine when 2016 all completed and VP. Sure many units are letting go, competitive. and very Jammmm...

From the official webpage, i tor herb garden ady included? In Central Valley park? Hmm not sure.

I saw the model is only normal recreational park with some walking path. Maybe forget about the GBI and consider GHG Inventory approach. The first ever condominium that is doing it in Malaysia. Sound great huh....many oversea project is implementing it now. Calculate how much emission of the development itself and if possible, work out the offset plan on how much to reduce the GHG emission by planting more trees and green products. I think they have sufficient trees to offset the emission. Just my 2 cent suggestions....

Good suggestion and welcome more opinions too.
But I dont think CT offers any new technology for eco/green purpose. As chulk kor mentioned those gbi grade condo come with costs borned by buyers. Well it's good to have it, dreamcity do have those features to save water/electricity blabla (dont ask me how).

U r buyer or just interested? Book now or wait till launch for full details.

My partner and I booked a unit.

From my info, unlike GBI, GHG cost is very minimal. Only need to appoint a consultant who can do the evaluation.

Don't worry, i am not the consultant...just saw this type of new thing from articles maybe can share with everybody over here.

We are talking about sustainable building and not how green the building is by hitting the GBI point. What is the point if you can hit the GBI Platinum grade but you project is emitting more greenhouse gas ?

Correct me if i am wrong.

WOTP is the best? But the orientation of the condo buildings are mostly facing each other, no? Would there be any upcoming new condo or buildings blocking any of the WOTP blocks? Anyway I was not aware of WOTP before this.

Damansara Foresta, almost wanted to book but I was told that there would be total 8 blocks in total, just that they are building block by block and not in one go. It looks really "green" per their pictures but I don't know what would happen down the road, somemore the price is beyond my affordability.

Serigin Residence is also really really nice, but it does not have forest view or greenery view, anyway I was too late to know - it was totally sold out.

I thought of Casa Tropicana, nice golf field view! But it's leasehold, somemore RM600K per unit + necessary stamp duty and tax + renovation, more than enough for me to buy a new unit or landed.

Without proper authority approval, even after you launch the gov will fine developer and cause the whole project abandoned.

Will rather wait for all approval obtained. Think developer also want to launch the project asap.

I am rather impressed with the artistic impression of the interior design of CT.
I am wondering, will it be possible for zalam to offer additional upgrade package that includes the interior renovation options?
I meant, if buyers wants to pay additional, zalam can change the flooring tiles, include the kitchen cabinet, the faucet and etc. etc. making it look more like those in pics.
In a way, zalam and buyer both dont have to waste certain construction material. Maybe I don't like the 2x2 tiles, I am going to change it the moment I get the keys. Isn't it a waste? It kinda save the buyers renovation time too and move in ASAP.

Yea it could be an option/package of interior &installation for owners. Save money n time for us to find suitable ID.
If not mistaken, SDB do offers the similar package too.

If you look at the total sum of each unit, it will look expensive as the bigger the unit size, the higher the total amount; however, if you look at total amount per sf, each condo is about the same, CT worth the value I would say:

Seringin = RM550 per sf
WOTP = Not sure, someone mentioned in v1 but I forgot
Foresta = RM520-550 psf

WOTP: I mentioned that. if not mistaken WOTP just 430-450psf only, after 10k rebates and plus up to 1k-50k lucky draw. As i remember it's cheaper than my dreamcity in psf but larger in size. Very a good deal I would say. but that time the heart still with the Front lake Dreamcity, and dislike WOTP unit facing another block.

Honestly, WOTP not as expensive as other thinks, Just their layout size are all big (very ideal for family), large size X 420psf = 700k above.
916sf a nono for me, medium cost.

a well known developer once did it previously.
offering customisation of the following:
1. choice of finishes for living/dining floor - can opt for bare without finishes (just tell them how many mm screed left to FFL), marble, solid timber strips, others
2. choice of finishes for wall to EACH bathroom - can also opt for bare without finishes, different type of marbles, granites or tiles
3. choice of finishes for EACH bedroom - can opt for bare without finishes (just tell them how many mm screed left to FFL), marble, solid timber strips, others
4. choice of kitchen cabinets - selection of counter top, panel type, colours, etc. of course can opt for without also
5. additional wiring points, etc.

why difficult?
imagine if the project have 400 units.
instead of ordering 400 worth of quantities for a single item, ended up maybe 20% each for 5 variants. no economy of scale and prices goes up.
wastage increases. contingencies increases.
coordination becomes so much more difficult and possibility of errors increase.

but in the end, i think most customers were very satisfied with the product.

now i don't think the same developer offer such customisation anymore. kekeke.

If each of the units will have own design, the price is no longer 500psf, likely 1000psf?

Bear in mind that the developer cost of building material is base on bulk purchase in order to get the good price.

Lazy to layan them since they love their purchase so much.
Their location, access, surrounding, resort"less" feel r the cons too n never accept it but just know how to criticise other ppl prop. Pathetic.
As I know C180 has a bad workmanship by mitraland, I always lunch and have haircut there. Asked friend not to buy the residence even it's cheap in psf. Just not "wong"

Honestly guess most of the buyers not sure the background of Zalam.
Mind telling more? Well know it from their website, main contractor for other developers.

1500+ of their unit layout is fine, the living is spacious. But how come I cant find the weakness u mentioned before? wardrobe cant fit in?
our 1269sf 2 small rooms, worried only can fit in small 2 "column" waredrobe. haha

Just had a look on their floorplan 1250sf. Yea agreed with you.

The shape of bedroom3 is weird rectangle shape (maybe this can use for studyroom with long bookshelves.

Bedroom2 the worst, windows facing unknown, no view. And the wardrobe dont know where to put, either wil "crash" with door, or block the window on right, the otherside is bathroom door unable to fit any.

The main drawback for me wil be the Balcony, 25% of it wil be the AC ledge. Small and without glass.

Oh no, should stop talk about Vina. =P

you cant, putting a long bookshelves or wardrobe will make that room even more narrow.....
if you put at the end, will block the window and make the room very dark.

haha guess so, if not 21 also 22-23yo. which considered quite very young age to invest in property. Well that's a good thing to start it young age provided with financially stable.

Another thing: Personally think block A,B pick up place looks lousy like low cost flat. Even block B pick up place looks better, but still looks so lousy.

One more thing : From block A walk to club house or those facilities at Block B is quite far. It is a problem when resident need to walk to there especially when raining day. Hopefully developer build Covered footbridge from Block A to Block B and Block C to Block B.

If the lift lobby or main lobby looks low end/lousy, would probably just cancel it.
Overall project should looks grand to match the concept, no use if just focus on clubhouse design but ignore other common areas..

means we unable to use the clubhouse facilities if it's rainy day. haha unless we drive or use umbrella loh..
hmm covered footbridge is good, but scared wil make the whole site looks ugly..haha
I suggest put more lights at the walk path from B to A viceversa. Dangerous to walk alone to B facility in evening..

Noe main concern only the Main access amd the proposed private access from alam damai directly to CT.

Heard the future access of alamdamai wil change like this in 2018. Hope zalam really can build the private access from alam damai, convenient for those come bk from alam damai direction n no need to pass by so many housings.

As usual the MRT proposal will go through a long list of procedures, including a public display session and the members of society will provide their feedback, and all the hoohahooha on land acquisition and legal suits will follow".

Good news~! means Serdang, Mines, Alam Damai, DamaiPerdana will have MRT line 2 biggrin.gif which is very near to our CT as compared to other condos like vina/wotp?

hi ealier read sinchew news that the explosion on the other hill side affected the housing area, area 9 and area 10 I think.
it caused some serious crack to th double storey and the residence complain a lot.
Is there any effect to ct project? Mostly gov side?

Starting booking from RM450psf, but it's Leasehold.

Where is Taman Gayana exactly, I can't find this project from net, not even in their mahajaya lousy website..

According to the map Tmn Gayana is indeed very close to CT...and the bare land is even closer to CT. Hopefully Mahajaya is not planning to build a high rise right next to CT. Hmmm

Huh? Google map also shows me it's north of CT.
There's only Taman Juara infront of South CT. No other taman infront thou. Only the old shoplot infront.

1. i never heard that mahajaya going to built anything highrise at north of Cloudtree. at least not in the plan.
2. mahajaya did plan to built a mid cost apartment, 100 units, along jalan alam damai. they plan it since many years ago.
3. no further info.

I just hope to have better developments to boost up balakong area. Nothing to do with my wealth.
And if im rich I wil go for Semi D & Bungalow la.
U bought CT means u r rich too? Hmmm

I should aim higher n improve my holdin powers, so as to get better lifestyle, instead of forced myself to get sth unwanted.

well cheras is a very big area, one of the highest population compare with other similar area.

you may think quite a number of projects, but compare with just OKR itself, not included kuchai lama already about 10 highrise project.
jalan ipoh and sentul about 20 highrise project.

cheras + balakong are still manageable. dont forget we have 2 MRT lines....

Yes I do agree mrt line 1 was confirmed some times ago.

cloud tree design is the best compare to other new launches at cheras/balakong area...very interested to book a unit but the price is quite high...

Means actually the taken rate is not as good as shown in chart, most probably agents keep quite a lot of good cheap units, during 2n roadshow, if they found really interested buyers, they will release those units and say is cancel by previous buyers... Marketing strategy ya....keep the cheaper units, try sell high price units 1st

If I'm developer/agent, Wil also keep most of the nice units and sell higher price in Official Launch or latter phases.
Tell existing customers on the limited units available, so as they could choose those undesirerd units.

Everyone want earn big money, including myself.

yes Agreed. Regardless of the Sales figures, Zalam shouldnt save money by not doing those marketing to create awareness.
If it categorized as "High End", those flyers/banner should have prepared during the launch and it's ongoing.

Actually cloudtree is a type of tree. The leaves looks like cloud. Haha google image it.

Raintree is also a tree type, and my aunt staying there in Singapore hehe.
Dont worry, they silly for laughin there.
I dony think they all know Recents nee development either.
Likr benteng8, 88petalig, greenz, avantas. I dont think they would kknw all of them like us. Unless they also lookin for home asap or investors nw. No worries~
Especially those who stay far away like PJ, wont knoe bout this project too.

Yes, this development is somehow a bit quiet lah ...from the many projects which im looking into now, cloudtree is the one who impresses me the most.

but it is also the quietest one. Zalam, please do more in terms of creating awareness and make more noise out in the market ! notworthy.gif

Chulk kor, went to iproperty fair and saw a new prop 9ine in Sg putih hill cheras, stated it's in high ground 300FT above sea level.
How about our CT? Never tot of how high is CT from ground.

If investment, you stil have plenty of choices.

i visited before..during my visit is ok...but after that from resident fb forum found that complaint got flood and got crack...but during my visit...quite impressed, especially on the common area, and the nice lift lobby..and also huge common floor area on each floor...there are some distances between every units and you will not see your opposite unit from your main door...very nice design..

for alam puri, eventhough is traditional design with unit opposite unit, but the lobby all in tiptop condition, all lighting is bright and warm condition...just the swimming pool and common area quite plain....but overall still very nice...the developer do a very nice landscaping along the private access road to alam puri....

i prefer the condo more for own stayer, only own stayers will take good care for the condo maintenance and cleanness...look at those so call high rental yield condo...normally the condition is terrible with lots of tenants who never care about the condo condition..

The design/facades looks very futuristic, but more like a office tower instead of residential.
Unknown on the developer quality and not sure if they can deliver as promised.
Leasehold on commercial land. Electricty & water bill wil be more expensive.
Heard the developer reputation aint that good, Penang project acquisition of the land without the payback to the settlers.

The sales gallery is just next to old town at Kinrara (facing the main road now bz with LRT construction).

Hmm CT at the moment..
If follows jadite thread, then u know my concerns on jadite.
Need fork out 10% and I do mind the balcony alots, jadite balcony small and attached with Acledge. U wil know how the balcony lookslike when u visit their shoe unit.

and there are shoplots (roundabout) inbetween clubhouse and jadite. I doubt the view would be nice.. maybe small lake n clubhouse from balcony.

another point is Jadite faraway from City and means for ownstay (I believe u buy for investment rite?)

while waiting for CT launch, I wil take a look on vista, parcville, 9ine n recent launches to compare.

do you think this cloud tree is suitable for rental?

I saw there are a lot of amenities surrounding. Transportation wise is good also. Maybe I 3 years time it will be a good place.

Proposed MRT Line 2, not yet announced officially but under cabinet.
MRT station added value/bonus to me. Is okay to stay without mrt hehe.

I think CT stil best for ownstay and capital appreciation.
Not rental play, as there are many condo ard can fetch those students/expat eg. heritage, one south (Parc & Gardenz), dreamcity (550sf).
One South condo wil be completed earlier, guess rental play there would be better. (rent to M/E Students or Black?)

Block A higher in psf, ownstay more. can sell slow slow la~ haha
