I booked the last of 1269sf at block B1 at Zalam office due to a buyer canceled order...lucky me!...basically all sold out at block B except for 1500+ sf...

1) Swimming Pool leaking - due to a minor water proofing leakage. Swimming pool is a water retaining structure with water proofing to prevent leaking. Therefore, water proofing system is important during construction of swimming pool. The above problem can easily resolve by injecting with pressure grouting to the defect water proofing system and it tend to happen for the swimming pool constructed at the car park podium ( suspended slab ). Since water proofing is a specialist job and 10 years under warranty given by the water proofing specialist. So, the specialist is responsible to rectify all this minor defect during and after defect liability period.

2) car park floor leaking - we believe this is also happen to most of the condo. The reason of this happen mostly at the location of construction joint of the slab. For a typical construction method, contractor will construct the RC floor slab with splinting into few zone due to the floor area too big. So, in this circumstances, construction joint appear and it is a weaker point to the structure. After we handed over the building, the live load will also take place and sometime crack will happen on the joint and surface water tend to seepage into the crack line and lead to some leaking at the soffit of slab. The rectification method also quite a common once with pressure grouting to the crack line to seal up the gap.

The above incident happen mostly in the new building. If you refer to our previous project that we handed over more then 3 years, all this is not happen any more. So, in general. The above defect is quite common in the new condo and it can be resolve easily during our defect liability period. For 1 Sentul, the leaking issue is no longer a problem at this day but for pertama residency, we are not the developer and the method of handling the above is much much more base on the developer experience and expertise in handling the matters.

I have checked with RHB bukit bintang, Jalan pasar, PJ and Tun Razak, the mortgage department said no DIBS in their package, I need to claim back from developer myself.

Is it true kah?

Chulk Kor, I've received message from SA to start loan application from RHB and PBB. Need to get clarification before proceed, what is the management decision of DIBS status, ISS/discount? I was instructed to apply loan with RHB Tun Razak branch only in order to get the Interest bearing scheme and free loan agreement, can I apply from my personal RM from other branch who has served me for many many years?

FYI, year end approaching, some banks already started not to accept new loans, the approvals are tighten...
