About the sky garden...

Er... I will rather not to have it... as it really seldom you will spent time at the sky garden. Me stayed in 1 sentul less than 10 times I went to sky garden.....

I dont think CT will lose any customer as the project you listed above is price more higher price than CT and perhaps with less discount.

Mah Sing project in Jln Ipoh, leasehold target at 700psf, Ecosky next to it freehold will sell lower than this?

Lido in Jalan Cheras already asking for 600psf, leasehold (after 5% discount is 570psf).

And you are right, location is key, thats why CT price slight lower.

Without proper authority approval, even after you launch the gov will fine developer and cause the whole project abandoned.

Will rather wait for all approval obtained. Think developer also want to launch the project asap.

a well known developer once did it previously.
offering customisation of the following:

wastage increases. contingencies increases.
coordination becomes so much more difficult and possibility of errors increase.

but in the end, i think most customers were very satisfied with the product.

now i don't think the same developer offer such customisation anymore. kekeke.

If each of the units will have own design, the price is no longer 500psf, likely 1000psf?

Bear in mind that the developer cost of building material is base on bulk purchase in order to get the good price.
