Elements is just next to m city. So close. A lot cheaper some more. Thats why i chose elements. 2 times already price increased on the available limited units. M city? Stucked there coz a bit on the high side. Rm1kpsf, i rather choose klcc area.

we just pay 5k to "book" the so call "priority booking" to choose unit on 1/10 I think. if don like then fully refund wo...then no harm to try try la.
Then he intro me the Penang arte n I just read it at other thread. mostly r complaining about it.... sweat.gif

Each unit has its private lift - unique selling point

Each floor 8 units and total 10 lifts, 8 to individual units and 2 public lifts

Leasehold

From the floor plan, saw "Meeting Room", "Directors' Room"...SA said it's SOHO under HDA...???

Asked downstairs is it retail, answer is not finalise yet...

Launch in 6 weeks time

MRT is not confirmed. This area is quite old, time to revamp Ampang. Alwaz go kampong baru ampang to eat yong tau fu. Yum

At least for the 3 Towers project, they tell you straight that it's office under commercial and entitle to min 85% MOF for those with more than 2 housing loans

i saw this project yesterday at mid valley. Seem very good buy leh. 700 sq ft for around RM 500k+-. Surrounding M city selling around 1200 -1300 psf. this is roughly half of M city price leh.

Surprise smallest 550 sf can fit the room, I mean the second room is those that can fit in a single bed and just fit type

To get to the bathroom, you have to pass through the kitchen...you will understand when you see the floor plan...

Semi furnished is kitchen cabinet and air-cond

ok some updates. After getting some feedback from agents, RM5k collection is a tactic used to CLEAR LEFTOVER units after launch.

As of 2 days ago, alot of bulk buyers have been booking and selecting the units of their choice at Subang office until 2.30am yesterday.

And the agents have also said that small units are all taken.

Those who have paid RM5k for so call be in the early bird list, good luck!

This is what the agent said. Since the past 2 days, bulk purchasers flocked in to buy and select units. All small units of 500+ sqf are all taken. I dont know if this is a scam, i met those agents from Aeon's Central property booth there. I saw a Mah sing structure there so I went and compare the map. And there comes the agent telling me bout Arte.

Was told by SA its RM680psf aft discount and without commercial mix. Purely residential but their cataloque printed it as a mixed development. Seems like they are not sure what they wanna do with it.
From the exterior look, there's no open ventilation. More like office building.

i really like the perspective photo and the model display at the exhibition, its seems so futuristic. But doubt they can deliver that type of quality as similar to it !

I dont see how that can happen. Also try to visit the site. U can expect that each tower will be very slim since the site is narrow and wanna fit 3 towers. I expect developers to utilize underground as ur "lane" and go up to main exit/entrance.

Where is the main entrance? It's quite difficult to figure out from the layout plan, unless we've a clearer wording.

I m not surprise as too many property gurus with their own fanclub are buying in bulk. There is one club that the master is so guarantee to say 100% will allow all of his member to buy " below market price prop" within 3 months. looks like this is what is lo.

individual buyers just help to drive the price up and filling the leftover gap

Everyone is talking about MRT along Jalan Ampang. but this is only the proposed MRT, (Not the phrase 1 MRT that currently under construction from Kajang-Sg Buloh)

Is there too much of supply of small unit service apt in the area ?

I just revisited elements@ampang and took some photos. I highly highly doubt that arte could block the top most floor of elements garden. It is so tall already. Elements is 41 storeys while arte is 50 storeys. However, remember that each elements units have high ceilings. Also take note that the lowest floor of elements is already high as well due to parking floors under it. Unless arte has the same capacity parking (apple to apple parking capacity), i dont see how it could block elements at the top most floor. Go to mrr2 and take a look. U will know what i mean. To really know is to compare by asking both sides on the total height in meters.

I m not saying directly for this project but at times like this where economic uncertainties are at the top of concern list, it is best to stay away from non-familiar developers and stay with big guns.

Is this really the way to go? It totally skews the pricing and gives false impression of the demand since the club buyers are all purchasing purely based on "below market price" claim. In my mind, this is unhealthy for genuine buyers and investors.

But heard from the SA, there will be another 5k collection on the day to select the unit.
So in total of 10K booking fees actually. Also, i found out that the unit allocation day will be on 28th Sept 2013 in Phileo Damansara. Wait and see!!!

hi szenyee, every project got good and bad of course but we're trying to bring in more goods than bad eventhough we're leasehold and commercial which is our bad side but at least we have klcc view. do pm me if you're keen on making a booking fee

hi rachel, you pay a 5k booking fee in order to slot you in for 28th unit selection day then another 5k if you have chosen a unit on 28th itself. then from there you process your loan but no guarantees you will be able to choose your desired unit.

hi glcotan, the booking fee is just to secure you a slot for 28th because any walk-ins that day will not be able to purchase. only ones that paid booking fee. as for unit selection, you have to come as early as possible.

Please do not believe this priority booking. I made a priority booking on 17Aug. Then a few days ago, the agent called me and told me I might not get a desired unit because developer also released units to their regular customers. Most 500+ and 700+ sqf are taken already.

So I asked her, what is the purpose of the so called priority booking then. She cannot really answer.

Then she suggested to me to pay RM800-RM1000 to hire someone (maybe Indonesian laborers) to queue up for me from 27Sept night until the next morning 28Sept when the launch begins, so that I might be able to get a good unit.

She also said the developer now releases Tower 1 (which is the more expensive one) because the cheaper ones are all taken up. So now I guess the price is RM800++psf, which is not the price that I was told on 17Aug.

I think this is all a scam. I am looking for ways to lodge a complain on this agent. And possibly on the developer too, for not making this sale a transparent one. I am sure there are plenty of victims like myself, who paid RM5000 for a non existence 'priority booking'.

Looks like they gave higher priority to the investment club than those public who paid RM5,000 priority booking fee...

They should have set quota for each group...

If public price higher than investment club member price, their margin higher ma....

hi kamyeng, that agent must be giving you inaccurate info. well, for every project there are 4 stages in terms of selling
1. developer's friendly party
2. priority booking
3. launching
4. sub-sale

it is common that dev sold some to friendly parties but as for what sizes and how many units are gone we do not know. nobody knows. on 28th itself you will see
the availability of units. as for the lining up, it is entirely up to you. and i believe that we did tell everyone that the psf range at that time was estimation. well, i did and true enough psf wise it did not defer too much. biggrin.gif so cheer up and wait for 28th

hi, it depends on your budget really. as for me, i would recommend intermediate 76x sq ft with 2 rooms and price lies around 5odd and 6odd.

New updates. Pop over at the Nusmetro sales office this afternoon, turns out they are open on Sunday. Spoke to the sales guy from the developer itself. He agreed agents should not be using dirty tactics to make customers commit too.

Dear All,

Actually I did pay RM10K for the booking fees and locked in a unit. It is considered a new booking.

So now, I have to get a refund of RM5K for the 'priority booking' I made on 17thAug from the property agent. The developer sales guy I went to will help me with this refund process.

I booked the 800++ sq ft one. The sales guy also mentioned that if you want anything smaller, the chances of getting one is very very slim. smile.gif

Means this priority booking is still a dirty marketing trick....probably the actual launching price per sf would be different that the initial price which was supposed to be below RM700 per sf..
I have also met the sales agent on Sunday in Nusmetro sale office in Phileo Damansara to collect my invitation key for Sep 28
He told me the same thing whereby I can immediately book a unit now even before the priority booking if I am interested for any units above 800sf...
Also, he also mentioned the smallest units are mostly taken and the remaining ones would be on first come first serve basis...price for the same size would also be different for those units with KLCC view and high floor units..

I got a feeling that the session on this coming saturday would probably be a waste of time as you won't get to buy at the initial price told by the developer which they have used to lure you for the priority booking....unless you are willing to give in to the new price of RM800-900 per sf...

Just received a reminder call from the same agent about the priority launching on sep28....
He asked me to be there earlier to queue for number...
Then i told him i will make it there around 8am....since it begins at 9am as per the invitation letter....
His said it would be too late as the queue would be long and suggested me to come the night before and queue overnight....@#$/^&*....WTF

If this deal is so good and selling like a hot cake that ppl would be willing to queue overnight, why would the developer wanna give 10% rebate +Dibs? Might as well announce the fixed price for launching rather than misleading ppl with different prices...

Yeah...probably they would shoot a video of the long overnight queue and also the big crowd....then publish it during the public launching to further boost up their sales....isn't it a good marketing strategy?

If the psf price range is indeed value for $$ because of the so called excellent facilities, why still wanna jack up the price and then later give rebate + dibs + semi-furnish?...and worst, encouraging join the priority booking and yet overnight queue...
the cheapest unit here cost almost half a million....it is not like buying an iphone or buying a vege from the market whereby decisions can be made in an instant

The only selling point mentioned by the developer agent was that every unit would have its own private lift on each floor...the rest of the facilities are just standard..
Not aware of what other exceptional facilities that exist for this project

I shall see how it goes on this coming saturday...

it should be sold out during priority booking

all these whom are queueing, it should be all targetting to buy the 584 & 610 sf units

BNM and Zeti are doing some work at the background...to curb n tighten a lot of things...banks deposit ratio is also not great...which means they need to tighten up and filter out only really quality loans to reduce NPL chances......and everyone is expecting cloudier days ahead...

I saw some ppl didn't get to buy their desired unit and were complaining too...then, in the end, they give in and opted for bigger units...there's also some decided to leave and venture for other opportunities

I gave it a pass. Too many negatives for me than the positives. Felt conned especially when we paid RM5k just to get to buy on that day. Even that is not true as they do allow booking prior to this weekend for bigger sized units without prior RM5k registration interest.

Did the developer put in writing what they r going to provide for the unit? I understand many buyers r given only verbal assurance. As for dibs, again assurance from developer that they will refund the interest. A friend asked what happen if purchase by cash, how would the rebate be? No ans from agent. trust the developer on interest refund n verbal assurance now on what they will deliver. rclxm9.gif

By right, all info include SPA price, size & unit number are written on the booking form.

Funnily, i too booked a unit but full details of unit number and size are recorded in booking slip!!!!!

Over 70% sold. Tower 2 and 3 almost soldout. Now only let units in Tower 1, the most expensive one.

the whole ordeal was pretty messy.

everyone was complaining about d Q. dunno how the system of priority booking. every customer have diff agent to serve them (so everyone seem to have diff infor)

Q from 2pm, got number 1X hand-written on a piece of paper, signed. Then tmr went-in d office got a 2X. WTF! Then gone in d Tent, waited another round to be called up by number. Then Q up in a line again to book your desired unit. Apala! buying rm600K unit ler.. Y need to Q so much!!

Some people came out & complain! hahaha said too anxious to select a unit, till forgot to check the price first! lol. ohh d counters collecting the chq was really inexperience. which one was client copy also dunno. lotsa partimer agents/assistant on that day.

hmm dunno about other tower, but tower 2 highest floor is reserve for selling. then saw some units were stated N/A from the Chart. sooo.... really messy.

*there should be another public lift for all d units, incase ur private lift jammed.

Actually, there's 3 high rise building is around Jalan Ampang, On top of that, behind Arte+, there's Element Ampang and also Mah Sing's M City right beside the main road. It might be over supply on one area.

If you say long term, might as well you get a Freehold property like M-city or 3Tower.

Lift can breakdown anywhere. There is an exit route just like all buildings. Forget about Freehold M-city at 1200psf.
High exposure to main road is high exposure to noise. Avoid it. Anywhere within 15 mins walk to MRT have no difference.

I dunno there is a guarantee return for this project. What I know is all the small and 2 bedder snap up. No more.

I wonder how the developer can change plans if ppl ald book their units with price confirmed. Any lot changes impact price too and how can the developer get away with this. Btw, has anyone signed the SPA so far from the recent launches? I suspect developer may even have the building plans approved and if so, there is no way they can sell and collect and banked in any booking deposit. sad.gif

I just looked at the DBKL website. Proposed development is still under the process of approval. Development type is "Commercial". The title of the application is for office blocks. Owner of land on which the proposed development will take place is RISDA. Applicant is left blank.

Strange that it is being marketed as residential development. Could it be that they are in the process of changing the development type?

Not sure what's nice about this.. beside Cloud concept..Leasehold, commercial, private lift with super high floor..

My project are:
- Freehold
- Directly mainroad frontage
- Grade A 5 star-facilities on top
- Smallest size to biggest size also have (400sf up to 2k sf)
- Directly facing proposed LRT
- Total 800 units for 3 blocks)
- Next to GleanEagles Intan Hospital
- psf from RM830 after disc onwards to RM1,134 before disc.

tower 1 unit was just released, so there is many unit now~ previously they camping at sales gallery there was buying unit in tower 2 and tower 3, price start from 700psf.
tower 2 and tower 3 was 95% sold and left largest unit~

its because the price of market valuea is increasng

this unit is under tower3 ,that almost sold off .
u can check from nusmertro office, i'm assure my offer price is much lower than the market price

First , i am talking about tower 3 unit , not another tower,
really almost sold off in towe3
if not believe , u can go to check

I'm assure my offer price is much lower than the market price because this unit under bulk purchase price.

first unit bank will approve 90% loan to me , but second unit loan is very low percent
i just buy for investment , before get the key i will sale it
pay small and earn more biggrin.gif

It can be used for Residential as they tailored made for Residential.

So it all comes back to your own judgment.

I'm still puzzle if it's lawful to have people use commercial property for residential purposes. Surely they are not the first? Never heard of any issue with this kind of arrangement.

This prop they are promoting the idea of "private lift", ie your neighbours are not sharing the same lift as you, when the lift door opens you are at your unit !

I thought this is cool. Anyone has comments on it ?

aiya...sales staff say can stay,becoz those officer from land office wont go knocking door on every unit to check if its for residential or commercial.. loophole..those staying in sovo and sofo are like illegal immigrant hiding in luxury property.

not under HDA somemore..water and electric bill=jialat.. sales staff will say its juz additional 20-30% increament but reality is 300% increase in electric bill..i rather go for the element or Mcity.safer bet whistling.gif

IMO, access wise both Elements and Arte+ are the same as they are right next to each other, literally stone throw away. M-City has a slight advantage because it's facing the main road, not sure if there's a direct entrance from the main road (Jln Ampang) as I never look into M-City.

I need some advice. The developer is rushing me to sign the SPA, which dues on 14th Dec. But my loan is not approved yet.

He said, I can sign first, then wait for the loan to be approved. If this bank reject, I still have 1 year time to apply from other panel banks.

What do you all think? Is it wise to sign SPA first?

signed without stamping it till loan approved is ok.. but who knows when developer will send for stamping..
I alwis advise to get loan approved first before signing..anything might go wrong..any sifu to commend?

Never wise to sign SPA first without getting an approved loan. Just my 2 cents. Plenty of time till 14th Dec anyway.

If i'm not mistaken, MBSB's rate is usually higher.
You should apply from ALL panel banks, shouldn't limit your choice.
Yes, apply now and you should be able to get bank loan status by 14 Dec.

Currently, my maybank application is processed by a company called Pro Mortgage. We did the forms/documents handover at a Maybank branch tho. But the officer works for Pro Mortgage.

If I'm not mistaken, normally directly with the bank but if the contact number is given by Arte+ I dont think there's any issue to worry about as long the agency provide good services to you such as handles and submit the necessary on behalf on time and chase the bankers for you.

Actually, is it common to have due date for signing SPA? I thought the date when to sign SPA should be quite flexible. The staff from Nusmetro seem really firm about me signing before mid Dec.

Because after dec is no more DIBS, and on that time will have many buyer pullback the booking, this project have 2 bulk buyer, 1 buy near 300 units, another buy near 70 units, current from their side have few units under loan rejected, the bulk owner will find others proxy to replace, anyway, for loan progress now really is very (gen Cheong), my advice is wait for loan approve first then only sign s&P.

If u pay the so call booking fees of 5k with credit card. You will not going to receive full refund. They will only pay the refund of 4900++.. I still not call to check, just received the transfer last few day.

The MBSM officer told me DIBS is not a problem even if we apply the loan in 2014, because this project is launched in November. Its based on the project, not the bank.
Please correct me if i'm wrong (or being cheated).

Supposed to sign Spa today but found out their building plan is still not approved! They added a clause that says I need to fork up if the additional size is more than 5% and no refund if it's less than 5%. One week after booking fee, the size has changed and if I sign I can't back out, hello why would I sign something that is clearly a disadvantage to me? Furthermore I don't sign on something with an unconfirmed price. They tried and convince me it's all very standard and the change it mainly not on units bla bla bla. I said you go and confirm the plan then call me. They said it will be end march the latest and now up to the developer if they want to forfeit my booking and return my money or let me wait. I think they will wait since it's not like this place is fully sold out. Waste time!

Yea, that's what I was told as well..will the developer delay the refunds? My loan just got approved and I am kinda worried cos I am hearing so many negative comments on the developer sad.gif ..

We are in the same boat. But whats the worst that can happen? Don't sign lor. My loan guy said he will work something out for me, at most pay for the processing fee. This is not going pasar buy vegetables - cannot simply simply

My agent just called and I need to sign the spa by this year.. It's DIRS and not DIBS .. So we need to pay the interest first and then the developer will refund it back to us..can the loan agent work something out for us? what's the concern on HDA?

Don't know, developer just emailed me saying they will issue a letter to me to confirm that they will sure get the plan approved.

My concern is over the clause that developer has the right to charge me if there's further change to my unit size (more than 5% change) or not refund me if the house reduced size within 5%.

Furthermore the purchase is not protected under HDA. If they are so sure they can get a confirmation and there won't be changes then why is there such clause?

Unless the letter says that they will adhere to the final cost no matter what then only I will be signing the SPA within the period given.

Bank Negara clearly said that Bank are not allowed to provide financing to property whereby the developer offer any permutation similar to DIBS. Hong Leong management rejected the end financing for this project

Just want to know Why would it be Agent problem?

If a Purchaser fail to get loan, this could only meant that the Purchaser
a) Over-committed (too many properties on hand)
b) insufficient financial background (Low salary, bad/low money income)
c) Bank quota burst (no margin)

I'm putting a guess that the Developer may have forfeit the booking fee if were to cancel, thus the "purchaser" need to help the Agent to promote in order to get back..

Last time "heard" DIBS, but now become DIRS.
All the while they said, we listen. Nothing is black and white.
Even they said, if developer decide to change floor plan and the sqf more than 5%, we MUST pay, if sqf become smaller and less than 5%, they no need refund or deduct purchase price. Is this clause fair to purchaser??? (This is the info got from the developer during their launching on Dec at Damansara. )

Even they said, if developer decide to change floor plan and the sqf more than 5%, we MUST pay, if sqf become smaller and less than 5%, they no need refund or deduct purchase price. Is this clause fair to purchaser??? (This is the info got from the developer during their launching on Dec at Damansara. )

Can get refund if do not have loan rejected letter? The loan is approved but still cant decide to sign the SPA...

Saw them had booth at Iproperty fairs last month.
Not sure the overall sales. But guess sales gonna affected by recent complaints from buyers to them.
Guess AP yet to approved too.
And heard there are only 3 panel banks for this project.
MBSB, Islamic Bank and UOB, and UOB with 70% margin max, perhaps due to discount dibs issues.
