Dear All,

Please do not believe this priority booking. I made a priority booking on 17Aug. Then a few days ago, the agent called me and told me I might not get a desired unit because developer also released units to their regular customers. Most 500+ and 700+ sqf are taken already.

So I asked her, what is the purpose of the so called priority booking then. She cannot really answer.

Then she suggested to me to pay RM800-RM1000 to hire someone (maybe Indonesian laborers) to queue up for me from 27Sept night until the next morning 28Sept when the launch begins, so that I might be able to get a good unit.

She also said the developer now releases Tower 1 (which is the more expensive one) because the cheaper ones are all taken up. So now I guess the price is RM800++psf, which is not the price that I was told on 17Aug.

I think this is all a scam. I am looking for ways to lodge a complain on this agent. And possibly on the developer too, for not making this sale a transparent one. I am sure there are plenty of victims like myself, who paid RM5000 for a non existence 'priority booking'.

Dear All,

New updates. Pop over at the Nusmetro sales office this afternoon, turns out they are open on Sunday. Spoke to the sales guy from the developer itself. He agreed agents should not be using dirty tactics to make customers commit too.

Then he let me lock in a unit there and then. Now I've booked a corner unit, overlooking the clubhouse, facility pool and the lake near flamingo hotel. Booking fees paid and document signed with a Unit number. Of course, still have to wait for the loan to process, etc.

My advice for those interested, please go straight to the developer.
Agents can verbally make a lot of empty promises, which might not be acknowledged by developer.

Dear All,

Actually I did pay RM10K for the booking fees and locked in a unit. It is considered a new booking.

So now, I have to get a refund of RM5K for the 'priority booking' I made on 17thAug from the property agent. The developer sales guy I went to will help me with this refund process.

I booked the 800++ sq ft one. The sales guy also mentioned that if you want anything smaller, the chances of getting one is very very slim. smile.gif

Hi All,

I need some advice. The developer is rushing me to sign the SPA, which dues on 14th Dec. But my loan is not approved yet.

He said, I can sign first, then wait for the loan to be approved. If this bank reject, I still have 1 year time to apply from other panel banks.

What do you all think? Is it wise to sign SPA first?

How long does it normally take to get an approval, I only submitted my application last week sad.gif..

Thanks for the response guys!

Btw, any comment on MBSB? So far I've only applied Maybank and MBSB...
Nusmetro only have Maybank, B.Islam, UOB and MBSB as panels at the moment.

And one more question, is it common that banks outsource these loans application to an external company.

Currently, my maybank application is processed by a company called Pro Mortgage. We did the forms/documents handover at a Maybank branch tho. But the officer works for Pro Mortgage.

Hi,

The MBSM officer told me DIBS is not a problem even if we apply the loan in 2014, because this project is launched in November. Its based on the project, not the bank.
Please correct me if i'm wrong (or being cheated).
