But heard from the SA, there will be another 5k collection on the day to select the unit.
So in total of 10K booking fees actually. Also, i found out that the unit allocation day will be on 28th Sept 2013 in Phileo Damansara. Wait and see!!!

Actually, there's 3 high rise building is around Jalan Ampang, On top of that, behind Arte+, there's Element Ampang and also Mah Sing's M City right beside the main road. It might be over supply on one area.

BTW.. Any confirmation news on the MRT on Jalan Ampang.?? hmm.gif

OMFG!!! Thank god.. I placed a booking last time when they launch during i think 7 years back i guess. The agent told me starting price is about 500k onwards, after selecting the unit.. the agent say that unit is 600k!!! then while waiting for the loan approval, the agent told me that the SPA price is 700k Facing KLCC!!! in a very short period of time, like 2 months, the price increased 200k!!! Now feel so sorry for the owner at Arte+.

Also thank god i didnt buy Arte+, now there's totol of 11 to 12 blocks of serviced apartment at the same area.. literally side by side!!

Because at that time the property market is blooming.. but 4 years down the road once they got the key... the market getting slower as everyone keep talking about the financial bubble, and economic crisis.

But lets get back to M city: clearly it was still too high. It was auctioned at 46% more (540 psf) of that of arte plus and the elements' lowest auctioned price (368 and 369 psf), the buildings are literally side by side...
Even subsale elements cheaper than lelonged m city...
Elements - 460 psf

On top of that the, rental is destined to drop more when reizz and astoria VP, which will further depress the subsale price.

My best guess is the previous bidders either FOMO-ed or tricked by auction gurus' over-promised resale value in the subsale

I think the rental will gonna drop more its becoz of the density. Just imagine, few thousand of owner fighting for the rental... only the lowest one will win.. at least cut loss. and also a lot of owners rather stick back to their initial rental value... and rather hold it for long.. until they cannot tahan... so now its not the owner market.. eventually people gonna press the price until owner have no choice.
