What's that piece of land for just north west of Arte+? The one next to Tasik Berembang?

A little off topic. What's everyone thought of "commercial office or non-HDA prop for staying purpose like Arte+?

I saw some ppl didn't get to buy their desired unit and were complaining too...then, in the end, they give in and opted for bigger units...there's also some decided to leave and venture for other opportunities

I gave it a pass. Too many negatives for me than the positives. Felt conned especially when we paid RM5k just to get to buy on that day. Even that is not true as they do allow booking prior to this weekend for bigger sized units without prior RM5k registration interest.

I'm still puzzle if it's lawful to have people use commercial property for residential purposes. Surely they are not the first? Never heard of any issue with this kind of arrangement.

But they are much more expensive especially Mcity. If want to go for that area, Element is the cheaper one.

IMO, access wise both Elements and Arte+ are the same as they are right next to each other, literally stone throw away. M-City has a slight advantage because it's facing the main road, not sure if there's a direct entrance from the main road (Jln Ampang) as I never look into M-City.

Never wise to sign SPA first without getting an approved loan. Just my 2 cents. Plenty of time till 14th Dec anyway.

If i'm not mistaken, MBSB's rate is usually higher.
You should apply from ALL panel banks, shouldn't limit your choice.
Yes, apply now and you should be able to get bank loan status by 14 Dec.

If I'm not mistaken, normally directly with the bank but if the contact number is given by Arte+ I dont think there's any issue to worry about as long the agency provide good services to you such as handles and submit the necessary on behalf on time and chase the bankers for you.
