Hi, I just bought a uniw here for investment. Reason as below:
- Low Entry Cost + Bulk Purchase: I even can enjoy extra buffer for loan 85%.
- So called Futuristic design (i would be glad if the finished goods deliver hv 70%-80% as per demo show), even their podium in the grd flr hv ard 3storey height..Unique Selling Point especially for investment, on top of private lift bla bla bla...
- PSF are value for money if comparing with others area (mcity still hv smallest unit left at RM1200PSF+/-, KLCC old subsale RM1200psf chapeast, Cheras area RM500-600psf, Old Klang Road 700psf abv, Shah Alam 600PSF+/-)
- Total 3towers as one of their tower hv almost 58storey inclusive their car park (consider 1 of the landmark as much higher than both MCity & Elemets if im not wrong).
Cons:
- High density with almost ard 3000units abv for all the new development there, i could forecasting there will be big player coming in e.g. mall, infrastructure, etc
-Commercial title + leasehold (Nothing comes free isn't)
-Although Developer are establish but cant compare their reputation with IJM, SP setia, Mah Sing etc (I dont think those developer necessary for bulk purchase, maybe im not get to know that also)
As conclude, location still remain one of the most importatnt driteria for me especially for investment. Fpr flip purpose we need to be rational enough while key was handover (cant too greedy haha) because majority of owner here are investor to flip. If things are allow maybe can consider to stay at my own for a short terms basis to enjoy the facilities & lifestyle coz im a cheras boy haha. End of the day our PSF still amongst very low comparing with others asian country and thats y more & more investor are coming in...cheers, all abv just my own opinion...
