i have just bought and unit ,i think the absolute price is cheap.
i got it from a developer staff and the service is very good and nice.

she told me that outside alot of agent holding the unit and said can change the name.....but later once you make the payment everything cannot....she mention some people call and complaints why this unit is not belong to the purchaser.

For the bank,she mention currently got 7 panel UOB,
MBB,PBB,AMbank,MBSB,Bank Islam & bank of china...
She also mention OCBC & Allianz is coming in.

may i know this developer reliable as there are still a lot units offer with cheap price ?
the slow sales is because of status under commercial land & leasehold ?

i think the location not very good.. my fren is one for the agent on this project.. he show me last years.. see the sale not really good.. sorry for saying that..

ya..the sales are not encouraging...believe this is because of leasehold & commercial land...maybe have other unknown reasons as well...

however, the price per sq ft is cheap...compare to all nearby projects..some already goes to RM1300 per sq ft..location should be fine

They release Tower 2 earliest, but most of tower 2 were already pre-booked by investor groups and insiders during launch.
The latest one is Tower 3.Should have some more units left now.

Compare to surrounding project, this is cheap. Curious why sales so bad? Ada udang disebalik batu? Maybe. Other thn leasehold and commercial title, worry also on their actual products delivery. On paper, shown very nice and futuristic design. But thats on paper. Wondering can they deliver what been shown, promise or design as per their brochure? I m very doubtful its can be same as promised. The futuristic design seem unrealistic to me.

Hi, I just bought a uniw here for investment. Reason as below:

- Low Entry Cost + Bulk Purchase: I even can enjoy extra buffer for loan 85%.

- So called Futuristic design (i would be glad if the finished goods deliver hv 70%-80% as per demo show), even their podium in the grd flr hv ard 3storey height..Unique Selling Point especially for investment, on top of private lift bla bla bla...

- PSF are value for money if comparing with others area (mcity still hv smallest unit left at RM1200PSF+/-, KLCC old subsale RM1200psf chapeast, Cheras area RM500-600psf, Old Klang Road 700psf abv, Shah Alam 600PSF+/-)

- Total 3towers as one of their tower hv almost 58storey inclusive their car park (consider 1 of the landmark as much higher than both MCity & Elemets if im not wrong)

Cons:
- High density with almost ard 3000units abv for all the new development there, i could forecasting there will be big player coming in e.g. mall, infrastructure, etc

-Commercial title + leasehold (Nothing comes free isn't)

-Although Developer are establish but cant compare their reputation with IJM, SP setia, Mah Sing etc (I dont think those developer necessary for bulk purchase, maybe im not get to know that also)

As conclude, location still remain one of the most importatnt driteria for me especially for investment.

Fpr flip purpose we need to be rational enough while key was handover (cant too greedy haha) because majority of owner here are investor to flip. If buying for investment, is it really worth it? As my friend's loan was rejected so asking me whether I want it...under 1st batch sales and tower 3 I think...800++ sq ft... After discount less than rm700k...just thought of flipping it once completed..
