somehow after viewing a number of uoa projects, they are almost like a big manufacturing plant.
boring facade, high density, mediocre specifications
BUT
fast delivery, consistent product

this sentul one would be similiar to their setapak green cum desa green cum bangsar south product?

Agreed Setapak Green is not really successfully. I personally does not like the car park on the other side of the building.

Think sub-sale from 580K up for 1300sq.ft. Still a good buy.

I guess close to Maxim Citilights, the "SATU BLOK BANGUNAN KEDAI PEJABAT 3 TINGKAT (8 UNIT)" maybe is the abandoned shoplot next to Maxim Citilights hmm.gif

Guys..any idea if there are any developments planned next to 1Sentul? There are some empty land there (with greeneries and squatters) and heard that UOA owns the land..so a bit scared that they build a high-rise there then no more view for that side of 1Sentul.

Sorry did not read your post earlier. This area is booming but need to widen the road as now traffic is quite bad especially the after she'll station.

I bough two properties from uoa....hv to say that the build quanlity is commensurate w price paid...units done up nicely n clean...very professional after sales team.....

Agree that their facade is not always the market leader n facilifies wise they are just adequte.....not wow factor.

If its RM500 as said, then it will be BBB. knowing UOA style, price will escalate steadily and got 3 phrases here, plus JUSO ! Current Sentul development by YTL also fetces almost 1k dy. (I understand that its a diff location) but apparently got improvisation on infra as well.

Recently UOA Development Bhd's ("UOA") subsidiary applied for the development called "Sentul Village" on Jalan Sentul Pasar. The Phase 1 and 2A of this project consists of 3 blocks of total 46-storey blocks including 11 storeys for carpark and facilities; and a row of shoplots. The Phase 1 and 2A towers consist of a total of 2,066 service apartment units. The developer mentioned that they will build a pedestrian bridge to link to a proposed retail mall opposite the site.

In November 2013, UOA acquired 13.5 acres (or) 7 parcels of contiguous freehold land in Sentul for RM130.3 million. Several parts of land will be surrendered bringing the size to about 12.5 acres. Together with 2012's purchase of "Sentul Land", UOA is proposing to develop the said parcels of land into a 5-phase mixed development with focus on medium-end residential properties and is expected to commence in the year 2014 with a combined GDV of RM2 billion.

3 blocks with 2066 units is quite common now.
this is just phase 1.
PVs 1 block already 1000 units.

13 acres is for the whole project , not sure how many phase/blocks..

Smallest unit - about 900sf
Largest unit - about 1090sf

Price per sf is about Rm510

1 car park only

Lower part is shop lot, above part is serviced apartment

Maintenance is 22cents

Since there is shop lot, i think the apartment will run a non-residential water utility.. So expecting to pay higher water bill like what happenned to Sinfoni Height..

Correct me if im wrong..

Honestly, the jam starts from Sentul Boulevard to the The Chinese Temple before 1Sentul. If you are unlucky, you will stuck in that interval for 30-45 minutes. Plus once Maxim is done, the jam will continue up to Batu Cave and vice versa. If you dont mind la.

Along that road, there are 3 schools and 2 bottleneck roads.

Maxim Citilight 1300 plus units plus this Sentul Village 2000 plus units and the road is only 2 lane up and down. Definitely is not able to cater such a big volume traffic.

Not to forget, those stay in Batu Caves/Sri Gombak also using the same access to go to town.

I depart at 750am and reach office at Jln Ampang at 845am. Jalan Sentul itself already took me more than 30 mins to reach Chow Kit.

The booking today at Nexus not bad. 7 or 8 floors open. South and east gone. Layout similar to south bank. L shape. 5+1 lift for 18units per floor. Net about 520psf.
Around 470 units in 2.5acre.

i think public transport only redirect the traffic of long journey to short journey. ppl will start driving to nearby station. so jam will be many of micro jam instead of cross area jam. please translate.

wat im trying to convey on my last post is it is better to jam for short distance then long distances. please translate again.

The agents started taking bookings 2+ weeks ago for certain floors. They didn't increase much the price now at nexus. If decide to cancel, rm10k deposit return minus rm300 admin fee.

Level 23A was open for booking since Friday. . Was aiming for 16-03 but unfortunately by the time I was there at around 10:15am on Friday, that unit was already taken up. My personal preference was unit 3(overlooking pool and kl view).

Any other fellow lyners booked a unit here ? Any information on the number of parking lot allocated n etc?

when i was there - not much choices already. book at 21 floor facing swimming pool.

For this phase about 2.5acre, 462 units. Subsequent phase 2066 units. Thats why they launch at reasonable 500+psf and will increase as they launch later blocks. Own stay fine but for investment u have to compete with 2000+

yes, i agree. i'm staying nearby - every morning traffic is quite bad during the peak. with the increase of these development it definitely will be a problem.

this include the jusco that proposing as well. definately the road need to properly plan out & mrt line 2 will be not ready by the time the these buillding completed.

for own stay - sentul is an easy access to many places which i like! smile.gif

it is not walking distance. as the MRT 2 line station that fall in Sentul area is in Sentul KTM station.

Around 523psf(if I remember correctly, should be around there) as mine is on the 24th floor aka 23a.

What I like about UOA property is that they maintain it well and they don't just rent out the shops on the lower floor to anyone. They are quite strict about it. My bro purchased an UOA property few years back n have seen this personaly.

Price really reasonable, and location is not bad. Cons is only 1 carpark although extra carpark can be purchased at RM30k.

All unit comes with 1 carpark regardless of size. That's UOA for you. Trying to maximize their profit. Additional carpark at 30k. U can factor into the mortgage loan.

2. Location so so, not that it is near to the KTM or expected MRT station

You choose a unit, pay rm10k and do comparison next 2-3mths. If dont like or think its expensive or no loan, just cancel and get refunded and penalty only rm300. . Another word you pay rm300 to have a choice. Applicable to many projects without APDL.

IMHO, this project would favour for own stay or capital appreciation for long run. If u plan to rent out that will be tough as other condo around comes with 2 car parks. Eg: Maxim Citilights. If i would want to rent a place, i would go for 2 car parks. every family these days have at least 2 Cars. Car parks is becoming an issue in high rise residents. Anyways this is what I think no offence to others,

Maxim developer can trust? I hv bought their another project at Cheras, they do thing very slow. Have been told second 10% hv to pay right after CNY, but now no news at all. At least UOA, reputable developer. M2C, correct me if i am wrong.

i thot slow is better so buyer dont have to pay earlier? u can still keep your money in FD.
most developer will speed up the construction and VP within 3 years.

Well I think in terms of design and facade, it is definitely depending on personal preference. To me, I kind of agree with the ''keep it simple" designs as it is long lasting and won't be outdated. But if the design is too fancy, it might look nice at the point of time but maybe not later. Just sharing my 2 cents...

Worried about the density ? I believe phase should be a safer bet. If for own stay or long term investment, I guess should be just about right. What floor n unit is urs ?

True..a bit worried with the density although it's phase 1 la...at 1st thinking of buying for investment so after meeting the agent paid the booking without thinking much...the next day I checked the price that my client bought for the Maxim Citilights and a bit worried as the price was much cheaper albeit without discount on the d/payment.
Moreover I was afraid my decision to buy was due to I'm a banker...bankers usually think properties can make $$$ easily so we buy hastily..my unit is on the 11th floor but facing west as no more cheaper units..

I was fairly confident that this would be a good investment opportunity with the proposed aeon shopping complex. But seeing that it's a high density development it doesn't look that attractive anymore. Thinking of pulling back. Hmmm

Seems like that's the trend nowadays. High density is the name of the game. Land seems to be scare especially in kl. If for long term investment, I guess it should be ok.

Potential for it? with the affordable price(FREEHOLD land), is still a good chance for this investment, I hope.

No news from aeon , but agent very firm said got .

And then it is two tier security. One at guardhouse,one at lift entrance.
Personally would prefer if they put another access card point in the lift and that will be perfect.

Skybridge share between phase one and phase two to aeon, and there will be security there.

Different pool for Phase one and two.

Correct me if wrong.

And there is duke 2 highway comings ....

I went to Jalan Sentul Pasar at night to take a look of the surrounding as I am not familiar with that area. It seems right there is not much non-halal makan place along the Jalan Sentul Pasar. I could be wrong.

Have been staying in sentul for like 18 years previously(till 2001)... There is a few nearby sentul raya/ sentul Boulevard(nearby convent sentul school) and a few nearby sentul post office n bandar baru sentul. Nearest would be the shoplots opposite shell n petron station. But a better place for non halal food is at jalan ipoh. Plenty of choices within 5km radius.

KUALA LUMPUR: Property developer UOA Development Bhd is looking to roll out two projects, one in Old Klang Road and the other in Sentul over the next few months.

UOA Development general manager Eugene Lee said the gross development value (GDV) of the two projects totals RM840 million and is expected to contribute to the company’s sales for financial year 2014 (FY14).

“We did some previews for our existing buyers and the response has been good, it should translate into sales starting next month,” said Lee after the company’s shareholders meetings yesterday.

As at December 2013, unbilled sales for the company stood at RM1.25 billion, according to Lee.

The Southbank project in Old Klang Road has a RM500 million GDV and will comprise the development of 647 residential units and six boutique office towers, while Sentul Point (phase 1) will consist of 462 units of residential and 15 units of shop offices.

Both the projects are expected to be completed by 2017.

The pricing for Sentul Point averages between RM500 and RM550 per sq ft (psf) with units ranging from 800 to 1,000 sq ft. The Southbank development will be priced slightly higher between RM650 and RM750 psf with units mostly at 900 sq ft, said Lee.

The units will cater to the growing demand of the medium-end market with its residential properties costing below RM1 million, he added.

Currently, 70% of its sales come from the residential segment with the remaining derived from commercial units, he said.

“UOA has a long history of developing commercial properties, but looking at the pipeline of residential projects that we have, the contribution will be higher in residential and will be more than 75%,” he added

He noted that UOA Development’s undeveloped landbank stood at 1,240 acres (501.81ha) within Greater Kuala Lumpur.

Meanwhile, UOA Development’s net profit fell 62% year-on-year to RM44.65 million in the first quarter ended March 31, 2014, from RM119.14 million a year ago. This came on the back of the absence of en bloc sales for the quarter under review.

Revenue was down to RM174.99 million compared with RM381.86 million previously.

In a filing with Bursa Malaysia yesterday, UOA Development said it recorded total new sales of RM335.5 million for the first quarter of 2014 with strong sales contribution from a new residential project — South View Serviced Apartments — and other ongoing projects such as Scenaria at North Kiara Hills and Kencana Square in Subang.

“For the remaining of 2014, we intend to launch approximately RM2 billion worth of development projects including Southbank in Old Klang Road, Sentul Point (Phase 1) in Sentul and a parcel of Jalan Ipoh land,” it said.

I have booked 1 unit thru agent last time but did not go thru the development plan properly . Any bro know this condo fall in what range?? Same range like saffron , one sentul or tamarind? I really don't want this condo look like prima setapak 2 from uoa. I feel so ugly lea.hopefully is difference product

I scare I got prima setapak 2 quality. Anyway the price is reasonable but 1 things I don't like is service apartment title.
I hate condo have shop below. I damn scare if the shop rent to massage parlour like all the condo in kepong area. Price wise is ok la not so expensive cannot be too choosy. Nowadays can't get anything decent around that price. Got mrt somemore hahaha but don't know real anot la if the mrt really on walking distance

I find the Sentul area to be quite strategic, but can the roads in Sentul handle all the new upcoming projects and the people who'll be living there ?

Yes location in sentul is quite convenience. Furthermore it connect by mrt and lrt and quite near kl. if you want totally no jam then it quite impossible la. Ytl sentul east area is best bet but further inside like uoa and maxim also ok if budget not that high.

I feel ok on that. You mean the facade? Coz this price consider decent price cant ask for more.

I agree with you on kepong where some of the apartments they open to massage center which i dont like either. Lets hope it wont happen on Sentul point.

Don't worry too much bro..Good luck and all the best to you..But what I heard for this project, is there will be a mixture development, meaning, there will be retail shop lots and at the same time there will be some condos as well..But don't worry la..UOA will maintain their standard...hahahaha...Actually Prima Setapak 2 is quite nice and decent..I don't see anything wrong with that property.. smile.gif

Prima setapak 2 actually is not bad quality if u consider about the launching price. But if u pay around
500k I assume u must expecting something much better. In term of facility and landscape I will give prima setapk2 a
Big no no if u compare with ytl landscape like saffron n tamarind. The building material is ok for uoa property but landscape wise still need to work hard on it. Buyer nowadays more to concept of living rather than just look at the sq ft.
Overall environment must take into account.
By the way I not sure this apartment have lobby anot..anyone know about this? I hope not direct walk In from car park like rivercity or have to share entrance with shoplot below.

Again I not against it just wanna to know whether this apartment is fall under what category for uoa development.
If something below little bit of similar to bangsar south then is hor ser Liao lo.
If not at least don't lower than one sentul or panorama sentul la since this is newer version mah.

No offence to prima setapak 2 owner. Given the price and launching time that time this is a decent good buy condo. Condo lifespan is not long and all about now is concept of living and quality of life. Beside price , landscape and facility& facade is the main point for future price increase.
Youngster nowadays more on outlook than inner beauty drool.gif drool.gif

Anyway just my humble 2 cent opinion.

The sales staff said Apdl for the other project Southbank already out so for Sentul project expect Apdl will be out anytime now so they need borrowers to confirm on loan. Due to bank negara new guidelines, all the rebates r changed to discount n net price reflected in SPA. 10% down payment upfront but 5% can be paid through credit cards EPP 12 mths or post dated cheques for 24 mths. If still need to pay 10% upfront, is this project still worth to buy?

Almost all new projects new to pay 10% now. It is totally on your own whether is worth to not.
I not sure still got any project 0% down payment under new guideline.
Maybe tai kor tai jie here can share if got any for reference purpose

If first time home buyer can try get 100% financing under skim rumah pertains la but not on this case because only for
Property max 400k. Actually nowadays developer still ok la allow u pay the upfront by instalment free of interest.u just
Need to folk out 5% and another 5% by instalment. If u sub sale the cost might be higher.

Last are the financing requirements for Malaysia’s My First Home Scheme:

4. Compulsory Insurance / Takaful.

Actually the new guidelines r good in curbing those hopeful/wannabe investors....as those cash rich investors won't be affected n competition in buying properties may be lesser for them now...but 1st time home buyer will find it harder to buy their hse la...nowadays I see few family members have to join 2gether just to get a housing loan..really not easy for ppl to own a hse
