The whole Sentul will be very busy in this coming few years!

Necessary lo.... more than 30 years township but no proper commercial area..Mc D, Old Town, Paparich, Secret Recipe, Subway, GSC, Starbucks, Coffee Bean, hypermarket..apa pun tak ada 

Went to see the site yesterday. Seems quite upnorth of Sentul, nearing Gombak.

With this big project, Maxim and Aeon coming in, will it change the landscape in this area?

The booking today at Nexus not bad. 7 or 8 floors open. South and east gone. Layout similar to south bank. L shape. 5+1 lift for 18units per floor.  Net about 520psf.
Around 470 units in 2.5acre.

Price really reasonable, and location is not bad. Cons is only 1 carpark although extra carpark can be purchased at RM30k.

All unit comes with 1 carpark regardless of size. That's UOA for you. Trying to maximize their profit. Additional carpark at 30k. U can factor into the mortgage loan.

1 car is common la.. but OUA really a smart guy..

RM30K for a carpark is extremely ex, last time scenaria was only RM10K

1. RM520+ psf is not that cheap considering the location. Heard that nearby condo is selling less than RM520 psf
2. Location so so, not that it is near to the KTM or expected MRT station

So, what is so attractive of sentul village. taikors, please enligthen me please.

My 2 cents only.

Have been staying in sentul for like 18 years previously(till 2001)... There is a few nearby sentul raya/ sentul Boulevard(nearby convent sentul school) and a few nearby sentul post office n bandar baru sentul. Nearest would be the shoplots opposite shell n petron station. But a better place for non halal food is at jalan ipoh. Plenty of choices within 5km radius.

Need to pay 10% downpayment for this project now.. Rebate has been changed to discount.. Apdl estimated within this 2 weeks..

Yeah, I am UOA existing buyer... Currently someone from my family has get an unit for Sentul Point.

If Aeon not coming.. I think that area less attractive.. Some more 520 psf quite high now around that area

How to say still hv potential? I had been went there..its quite quiet there and total different from urbanisation of sentul west and sentul east..plus 1000++ maxim citilight & uoa 2000++ units...its bit hih density.. appreciate you can help to explain further on ur view?
