If I didnt remember wrongly, one of the gripes i remembered him ranting was that even until now, there's still no phone nor unifi in Perdana Residence as TMS did not construct the infra for TM to lay cables in and TM is not willing to pay for the cost obviously. As for Garden Residence...the clubhouse is yet to be ready as promised after eons. U can read the respective thread for comments on the build quality. Can't help it if certain parties refuse to accept objectivity and blame it on lack of positive reviews instead  wink.gif

Looks like you think TMS product is mediocre and pricing is very high. But then, that applies to most developers nowadays. A recent example being Tropicana gardens being launched at 1,100psf second phase compared to 750psf first phase. Isn't that more illogical compared to TMS? Dijaya also had their fair share of complaints on workmanships. Basically, the same set of workers/contractors are going round doing the same work. I also heard DPC workmanship really bad in the earlier phases. What about those soil settlement issues in Setia alam? I also heard so many complaints on SP workmanships. I do not know about the specifics of TMS not installing phone or unifi in perdana residence...maybe Big man can comment as i think he said he is vested but i do not think such problems cannot be overcome. Buyers always complain high and low no matter what they get. At the end of the day, as long as no abandon project, i get my product delivered, i can do defects rectification, i can rent out, i can sell....i am happy. The rest are just noises. So far I see, all the big devolopers are quite responsible. Defects might be there but they attend to it. that is more important. We can go on and on....but i guess you get the gist. Anyway, the topic is about Lakeville. My thought is that they are big and reputable enough for me to put my money IF the pricing is right. The only issue is the pricing. I have no qualms over their track records of delivery or workmanship as I am quite sure the end product will be delivered at least 90% close to what is expected.

Fronting row of link house. Poor fronting. Not fronting Jalan Kuching nor Jalan Kepong. I think they can do as well as those shoplots in Taman Wahyu.... tongue.gif

Open shops which cater for the tenants. Eg would be 9 bukit utama. The shops there are slowly opening up with a mynews, a laundry, a saloon, and 4 to 5 kids education/ tuition thingy, a beauty center.

Huh??!! Those Taman Wahyu shoplots mostly are used as makeshift store woh. shocking.gif
I hope the Lakeville Shoplots can have something fancy like Coffee Bean, PappaRich etc...
Shops where people can hang out and shop around. thumbup.gif

Wow! Sale by tender....first of its kind in the history of Malaysia or probably the world for new development. They must be expecting super overwhelming response. Some more there are so many units. really puzzle rclxub.gif rclxub.gif rclxub.gif I thought queuing on First come first serve basis or balloting is terror enough. Anyway, really interesting to see the outcome on 22-23/2. Maybe it is just another cheap marketing strategy of MS to tarik harga. Monoland should learn from MS on tender strategy. TMS can play this game easily.
Just ask their staff to put in a bid to match selling price, kawtim.
then at least on paper transacted liao at market price.
doubt that the 'winner' would get the unit at a much much lower price.

likewise, am not advocating those projects stated above for investment purposes. for own stay, its a diff story alltogether as ROI wouldnt come into play but quality instead. as TMS's price is always on the high side, am looking at Lakeville from an own-stayer perspective. unless...like i said earlier, their pricing is attractive enough. definitely concur with you that pricing is one of the main issues for this project but another important 'noise' to note is also the pot of gold sitting below the lake. still havent heard anything abt TMS ensuring the the lake (at least around Lakeville's side) to be landscaped and and cleaned, though i really hope for them to do so as the lake frontage would be one of the top selling points of this project compared to Ecosky. anyone frm TMS can clarify?

agreed there are many ecosky buyers lurking here but cant help it if comparison is made between these two projects as both are currently launching new units (Lakeville vs ES Block C) and the proximity between both of them. as a potential buyer, i would prefer a healthy comparison to be made between the 2 projects for a decision to be made smile.gif

For Lakeville to have a chance to make, they seriously need to put more thoughts on it:

1. Access road to Jalan Kepong is a must. Riding on Jalan Kuching and using existing Taman Wahyu access road aint doing any good. This access could spurs more commercial activities.
2. The cleanliness of the lake has to be cleaned and put provision of future maintenance.
3. Preferably, the other two connecting ponds should be segregated via **** channels....whichever possible. Are they addressing the sand mining activities in the existing pond?
4. Explore how to make use of the fenced up area by DID for recreational area and yet security is maintained.
5. Segregation of lower tier and higher tier products to show exclusivity.
6. They have to find ways to obstruct the clear view of the oxidation pond as well as the HTC.
7. They also need to displace all the gold within the site. Please dont bury it.

Seriously, I will be very keen if I can see the plans, initiatives and prices.
