the product looks like capers/fennel.
done the cheaper way of course.
but looks awesome. wonder the final product would look equally as good or not?

price: i guess absolute lowest and lower psf could go to lake, but highest and higher psf can also go to lake. kekeke
facade: lake would probably win
concept: think eco is better

errrr.... you think TMS trumps eco because it's been around longer? that's your criteria?
what if i compared F&N versus talam? do you think talam is better?
or fitters vs magna prima? magna is better?

i could be wrong and tms could indeed be the better developer. after all their market cap is definitely bigger than eco for now. but preference is always tricky.
just like selection of ms universe or ms world, each one definitely have their own picks. kekeke.
it just so happens between these two beauties, i picked ms. eco compared to ms. tms.

So far as Malaysia history, those who came out from GLC n trying to have same business will gagal coz 'they' will make it gagal. So far mahsing do have very good or better relation ship will govt compare to Eco.
Bau ah, this 2 project is just abang Adik no difference. 1 beside smell lake, 1 near to waste transfer station n future incinerator. But in future the smell lake may can be transform become a nice lake but will the waste transfer station shut down? Judge ur own. Just my point.

but other considerations should be given as well.

previously, many did not have much chance to grab their choice units in ecoworld, hence if lakeville offers purchasers to choose from all their available units, it's an advantage.
eco has more or less sold off 2/3 of their products liao. lakeville offers 2000 units up for grabs.

pricing wise, comparing with eco, i would do something like the following:
eco price at say RM700psf
+5% for location
-15% for land status
-10% for density
+10% for facade
-10% for branding
-5% for concept

so in theory, net net and assuming all others being equal (say freebies and package and discounts), -25% for lake to be on equal footing with eco (this is purely imho and for discussion's sake only).

others might adjust the premium differently from me.
any other factors? hmm.gif

if it really pose a problem to ecosky in the first place. imagine those within closer proximity to the incinerator. if ecosky IS affected, it probably means a gigantic radius of development all the way from Hospital Selayang, till ecosky till kepong town itself is also affected.
i am not too worried about it.

locationwise, the proposed incinerator is somewhat 1.8km away from ecosky. and it is a further 0.6km from lakeville.
what are the chances that incinerator only affects up to maximum of 2km radius?
beats me!

given that at present, the smell is a confirmed issue versus a potential incinerator problem in the future, i would evaluate present parameters.
of course, i would be a fool too to ignore the potential removal of the smell problem and presence of the incinerator to reverse my evaluation.
hence to each their own!

TMS can play this game easily.
Just ask their staff to put in a bid to match selling price, kawtim.
then at least on paper transacted liao at market price.
doubt that the 'winner' would get the unit at a much much lower price.

Boss, check the no of units and concept properly.
I think they have a few blocks under affordable category.
And the other blocks under normal category.
So not sure the price is an average for all or just to selected blocks.
And not forgetting they have a lot of units to sell.
