I remember clearly almost all renowned hotel brands like Shangri-La, Hilton or Westin will have their First Day opening with a bit of messiness. The amount enthropy will crop up here and there out of nowhere. Maybe the chiller not cold enough. the cutlery are not standardised, POS units are not harmonized, waiters/waitresses aint know what they are doing, etc. etc. etc. Macam macam ada.

It boils down to the individual and team to work it out and to improve it.

Anyway, that Magna Prima development along Jalan Kuching is called Boulevard, just next to Malay cemetery. rclxub.gif

Agree. This is their maiden project. No matter what background, still a maiden project. Prone to have hiccups. That is why I cannot accept preference over TMS. TMS is proven albeit not everyone agrees. Individual preferences.

Development for PR1MA untung banyak. Can get rebate from govt, fore sure sold out in 10mins don need $$ for marketing. + Land for free from govt. 'apa lagi mau'. No cable don ever think ah.
Cleaning pond definitely is burning $$ n tough job, but it is possible n good for nearby community ah.
To remove solid waste transfer station also good for every1 but super low low low possibility.

PR1MA housing has a cap on pricing. How do you mix such occupancy with higher end condo located within same area and sharing same facility floor? There is a mismatch in concept. it will work well if entire project is PR1MA, perhaps.

Just to highlight, the quality of facility floor will be tolerated if shared with PR1MA.
There will definitely be bastxrds vandalizing common property.
However, hopefully TMS know what they are planning with Lakeville. icon_rolleyes.gif

Another issue, with 7 blocks coming up, security is main concern.
More people and higher density, more security problems. sweat.gif

My cousin and aunt is living in Taman Wahyu now. They were robbed twice since Nov2013 till today. Constantly, there are motorists with parangs hovering the area. When residents alight their car, they will rob them. So, for those taigors who plan to go site survey, please be extra cautious. Hope nobody becomes the next victim. icon_rolleyes.gif

Heh pls lah, don look down people who waitng PR1ma le. It is affordable house not low cost flat. What u mean 'bastards vandalizing' in PR1MA mind ur word pls.
Affordable house is cost u RM 350k - RM450K, low cost house only cost u RM40-70k.

Just ask ur self u will able to get answer is it possible to clean the lake? N it is possible to move the solid waste tranfer station?

Don't think risk of abandonment would be much of an issue here. However, to get a good indication of TMS's promises and complaints frm buyers, do consult purchasers of Perdana Residence in Selayang and Garden Residence in Cyber. Havent heard of positive reviews frm contacts of mine who purchased props there though. Not sure of their other developments.

However, I am not saying that people from PR1MA are bastards.
I am just saying that those who vandalize common property are bastxrds (irregardless poor or rich, PR1MA or condo taukehs). smile.gif

I have a friend vested in Perdana Residence. No positive comment too. doh.gif
And just for info, another friend who invested in One Sierra (also by Magna Prima) always headache with this developer.
They dare to ask additional RM30-40k to finish off that project. Else that will be another abandoned project too. shocking.gif

Just because a star CEO moves to a new company, you straight away give full valuation? If Steve Jobb were to start a new company Orange back then, can we straight away price it like apple? Let them proce themselves again in new company. Yes, they have potential to be great company. But they are not one yet.

Your analogy is not so accurate leh. Share price wont reach apple level in Day 1...but the vision is there and the unleashed potential.

The same goes to the previous example about 10 years ago (or so) when he bought North Hammock estate from 460+million from SHC to establish Setia Alam and Setia Ecopark.

Not agree.
Track records are very important. People follow successful leaders.
When Robert Kuok leaves Malaysia to setup business in China and Indonesia, those are new companies too.
But people believe in his capabilties. Same goes for EcoWorld.
However, do agree that they are new now. Time will tell. smile.gif
