For year of horse, sure MAh Sing better. "mahsing mahsing MAh xiong sing ah". 好意头!Just kidding. Gong Hei Fat Choi!!!
So far as Malaysia history, those who came out from GLC n trying to have same business will gagal coz 'they' will make it gagal. So far mahsing do have very good or better relation ship will govt compare to Eco.
Bau ah, this 2 project is just abang Adik no difference. 1 beside smell lake, 1 near to waste transfer station n future incinerator. But in future the smell lake may can be transform become a nice lake but will the waste transfer station shut down? Judge ur own. Just my point.

if their cable is so tuaki, why affordable housing is imposed on Lakeville???

Cleaning a pond is a tough job. Cleaning a pond connected with two other larger ponds are tougher job......

I really want to see the 'proposed access' to Jalan Kepong directly..... Anyone seen the blueprint on this?
*
Development for PR1MA untung banyak. Can get rebate from govt, fore sure sold out in 10mins don need $$ for marketing. + Land for free from govt. 'apa lagi mau'. No cable don ever think ah.
Cleaning pond definitely is burning $$ n tough job, but it is possible n good for nearby community ah.
To remove solid waste transfer station also good for every1 but super low low low possibility.

PR1MA housing has a cap on pricing. How do you mix such occupancy with higher end condo located within same area and sharing same facility floor? There is a mismatch in concept. it will work well if entire project is PR1MA, perhaps.
*
QUOTE(Calculator2013 @ Feb 6 2014, 11:21 AM)
Just to highlight, the quality of facility floor will be tolerated if shared with PR1MA.
There will definitely be bastxrds vandalizing common property.
However, hopefully TMS know what they are planning with Lakeville.  icon_rolleyes.gif
*
Heh pls lah, don look down people who waitng PR1ma le. It is affordable house not low cost flat. What u mean 'bastards vandalizing' in PR1MA mind ur word pls.
Affordable house is cost u RM 350k - RM450K, low cost house only cost u RM40-70k.

Just ask ur self u will able to get answer is it possible to clean the lake? N it is possible to move the solid waste tranfer station?

But u will be able to hav 'fresh air' at kipark for sure. This 'fresh air' is because of the waste transfer station.
For those cant imagine, if got time just drive 1 time to kepong FRIM from jln kuching using MRR2. 9 O clock turn at big roundabout at batu cave. Must roll down ur car window.

Yes...i stay in taman residensi. Occassional, usually evenings or early morning. The inner one, laman residensi would be the worst hit. Most of the new bungalows are still vacant, going for RM2.3 million....

Really, I also just visited my relative at laman reaidensi 'link semi D' this CNY. But they told me nothing. Close all windows n doors also got strong smell. Beh Tahan ah.

For Lakeville to have a chance to make, they seriously need to put more thoughts on it:

1. Access road to Jalan Kepong is a must. Riding on Jalan Kuching and using existing Taman Wahyu access road aint doing any good. This access could spurs more commercial activities.
2. The cleanliness of the lake has to be cleaned and put provision of future maintenance.
3. Preferably, the other two connecting ponds should be segregated via **** channels....whichever possible. Are they addressing the sand mining activities in the existing pond?
4. Explore how to make use of the fenced up area by DID for recreational area and yet security is maintained.
5. Segregation of lower tier and higher tier products to show exclusivity.
6. They have to find ways to obstruct the clear view of the oxidation pond as well as the HTC.
7. They also need to displace all the gold within the site. Please dont bury it.

Seriously, I will be very keen if I can see the plans, initiatives and prices.
*
Perhaps just wait n see the master plan of this project that will be unveil soon by MahSing rather than guessing with no direction. I believe a top 10 developer backup with a competent technical design team should have considered all the possible & buidable solution for it.

Maybe you can take those points I mentioned as my personal wishlist. I have no doubt a top 10 developer can deliver it but whether they are willing to execute it at a cost is another question.

Do you have better and more constructive feedbacks or comments apart from wait and see..... icon_question.gif

Aiyo, cakap betul betul lah. I really don have anymore to tell, coz I just a layman so just wait n see. Pls just give those expert a chance to show u their concept n master plan, after u know it only start tembak also not too late. Do u really know how it work n wat code to refer for township planning, structure design, civil works design, road safety, flood n environmental design. U take tau I also donno coz u are just a buyer I just a investor. Don just tembak with those ??? In your mind just like town council. This must that must, hav u do this do that, show me prove me. So wait n see mashing's team present to u lah. will u ask the developer the petro station so close to the building if expose macamana ah hav u consider it? The super 'fresh air' macamana ah.

Did I tembak? You mean wish list is same as tembak...
*
U don even know what MahSing gonna do & u start this start that and asking those is unreasonable things is tembak lol. Your post is already mean u wanna pijak lakeville n angkat "langit".
1. Access road to jln kepong - agree
2. clean the lake and put provision of future maintenance - is the lake belong to lakeville, developer willing to transform it become a recreation area is good enough. put provision of future maintenance, U siao ah the lake is belong to DBKL. If do so, the Eko langit so close to the batu cave roundabout must upgrade it n put provision of future maintenance lol.
3. address the sand mining activities in the existing pond, this also developer scope ah. Heh, this is the land council /JPS job , coz the pond it for flood retention is belong to JPS, mining activities is belong to pejabat tanah. If do so Eko langit so close to solid dump site n incinerator site hav they addressing the issue?
4. Fenced up area by DID for recreational area and security is maintained, do lakeville shall pay for it?
5. Segregation of lower tier and higher tier products to show exclusivity - agree
6. They have to find ways to obstruct the clear view of the oxidation pond as well as the HTC - agree
7. They also need to displace all the gold within the site - are developer not doing it at the moment? are they bury it.

Repost from PropCafe

Eco Sky direct competitor Lakeville @ Mah Sing came out an interesting commercial. Good to see our Malaysian developer starts to market its product in much better way than just print or video but add more stories behind it. Anything in the commercial crosses your path in life? Good one! Keep doing it or else it will be just too bore to watch those same o same o clips that showcase the AI again and again.

Yap, definitely something are added in the video to impress buyer. This normal practice for every developer to impress others. All advertisement clips are same. Just this time mahsing is in creative way, telling a story which is touching, especially those who are not city boy. Great marketing approach.

It is only slightly cheaper than ecosky but given the comparison such as freehold vs leasehold and the density hence ithink lakeville pricing is actually on par or even higher.
Nevertheless, rm600k for a close to 1000sf with 2cp sounds like a pretty sweet deal.
Congrats.
Given that first movers are at rm600psf i wonder what would be the psf when it comes to the final block.
How was the overall sales so far?
*
If not mistake Eco sky 900ft2 shall be RM 650psf after discount and just partial furnish with only 1CP right.
And lakeville 900ft2 is RM 570psf after discount with fully furnish n 2CP. What I see this 2 project are just in same price range. Coz 1 is freehold 1 is leasehold.
Than lakeville is cheaper than Kiara east, both leasehold n fully furnish.

Yes. According to the SA, the affordable housing won't be more than rm400k...however, the list of eligible buyers will have to come from government...just like Prima scheme...that's why I decided not to wait for the affordable housing as dont think can get even though income within the guidelines...

In the layout plan, the 'future launch' stands for affordable housing....
*
Don't put hope to PR1MA la, they will make it in smaller built-up as the min req by gov 850ft2 with no frebies, no discount, legals fee by buyer, 1 CP eventually price / ft2 will more or less to services apartment.

Is it the PR1MA will be at the corner with yellow color building as shown in the pic? It seem Pr1Ma will hav their own facilities with separate with the services apartment.

You sure Pr1Ma is not sharing the facilities and entrance.

Are they going to build proper access to Jalan Kepong rather than using inner road of Taman Wahyu?
*
Not sure the sharing or not? Just guessing from the master layout plan coz go 2 pool one at center and one at yellow building. Further only yellow building don see and link to the main facilities lol.

Attached Image

So u sure they are sharing?

Access road donno lah .... wait i go visit they office than back to u lol. Pls lah u just sound like my boss le... asking as given instruction...

For EcoSky, many back EcoSky saying there is incinerator...n
But when come to Lakeville, the issue of incinerator went silent...why ahh? Incinerator is probably 2km from Lakeville and 1.7km from EcoSky......with correct wind direction, such get it...

Did you all know how clean is the pond or lake?

If you guys go tehtarek session next month or so, I can show you....

Enjoy the lake... doh.gif
*
Tengster. U are really giving ur hard work in this project. Why don just make it clear, highlight those disadvantages n ask all the forumer stay away this project. again everyone will choose the property which they believe it will success n worth. so y dont just give lakevile supporter a space to share their joy n happiness. Lakevill n eco sky are same both in tmn wahyu just difference developer n land title. But lakeville is giving attrative price n package compare to eco sky. By they way are u eco world staff? U seem super very verh support eco world le. All eco world project jln ipoh, semenyih, johore.

I think Lakeville buyer should get more information on how Mah Sing going to beautify and clean the lake. What techonology or method or approach. How much they set aside for this massive lake work etc. I am sure they ll do something on lake instead of letting it as teh tarik pond like now. Then it ll be more fair to this project. Investment is always for the future state of outcome, not just getting what we can see now. I am sure this apply to all development be it for mahsing or ecoworld. They r selling for future state of environment. If u jus buy what see at current state, then i am sure no one ll buy those "sibeh far or ulu place" even it is from reputable developer or from the god tan sri liew. SPS previously failed in cleaning up the Eco Park teh tarik lake at setia alam anyway. So to understand how they do it or how possible is it i think is more important than jus keep talking about the current situation..
*
If really just discuss on current situation. Non of the development recently launch is worth camparing the sale price. Lakeville not worth it. Eco sky also not worthy to buy with the super high price with the rubbish smell from the rubbish collection Centre in alk time. Further in kilang area bad environment tambah with incinerator coming . Those in segambut lagi Teruk in kampung area still silling with sky price. Than don need to discuss anymore coz all development arw selling future price. If u hav any idea which development is selling current price pls do share with us.
