anyone know how much we need to pay for the stamp duty? im confused which is waived and which need to pay.... (sorry duplicate post...how to delete this?)

SPA lawyer fee& Stamp duty is borne by developer, also the loan stamp duty fee.

So the Loan legal disbursements fee is RM3220 need to pay ourselves

I was at the showroom just now. New row of A2 has been just launched with additional 20k.

From what I heard from SA, they have revised the maintenance fees to RM180, no confirmation in writing though.

I got the formula to calculate the stamp duty for the loan which is loan sum x 0.5%
so, 458800 x 0.5%= 2294 is this correct?
if it's 3220, what is the formula to calculate that?

i guess disbursement fees include those printing & stationery, travelling fees, phone/fax etc

What is the purpose for you sign on pre s&p?? Any protection on buyer?

No protection.
Developer just want to filter out the uninterested purchasers. But they cant do that until their APDL is out.
Without the APDL, purchasers can choose not to sign at this stage.
With the pre-signed SPA arrangement, developer can know whom are very keen and can't wait to sign it. rclxms.gif

Your formula is correct.

Its loan amount x 0.5%, not S&P price x 0.5%.

Means that the final AI is gonna be much higher price than we expected. MS probably wanted to clear A2 first before the final A1.

Why MS launch A2 1st instead of A1? A2 should have better demand than A1 because of easy access & better security. The future phase will be priced at RM500K. OMG!!!! Freaking Expensive.
