my Rhb banker told me that there is no charges of rm50 for withdrawal. if I bank in today morning, I wont be charged if I withdraw the next day after 3pm..that's what the banker told me.

when signing the LO, my banker also confirm me again that I wont be charged for rm50 for withdrawal eventhough the waiver of charges rm50 for withdrawal is not stated in LO.
Do you guys' LO got mentioned that charges?

Our incentive scheme clearly stated "1st year service charge from date of VP is waived." Regardless RM180 or RM280 for the initial 12 months, we are not going to pay for it, right?

If we want to have lower maintenance fee, unless we appoint another management company after 1 year.

To avoid it now and only ask for fee reduction by pre elected JMC upon 1 year after VP would be very tough. The schedule of maintenance would be reduce and the management would be argue that fund is unavailable to maintain this & that, and JMC must be very experience to request all owners to voice out, abt 70% min to ask for fee reduction with solid proof of vendor's management do not run it properly at the collected fees. Bank charge 1% cancellation fee of the loan amount for Rhb (about 4K++), not sure for other bank.
So total around 5K++ (include booking fee cancellation fee)

no need to pay the downpayment 1st, if u apply epf withdrawal..but need to tell your law firm, they will prepare a letter to developer to notify them about this.

this is because apply epf withdrawal , need a stamped spa. the spa we pre signing now, cannot be stamped because without apdl info..
but of course , you still can pay the 10 % tomorrow, then apply epf withdrawal once obtained the stamped spa. (if you are cash rich ) tongue.gif

I got the formula to calculate the stamp duty for the loan which is loan sum x 0.5%
so, 458800 x 0.5%= 2294 is this correct?
if it's 3220, what is the formula to calculate that?

I signed the dmc today, rm136 for the guard +10% and rm30 for maintenance fee..so total is rm 180
