I heard this alphine is under master title which is 406 units with 1 geran . So , do I have any problem if I wan to sell it in future?

Yes, for stratified homes, the subdivision would never be done until the completion. It is different with the individual titles, where developer can sub-divided the lots first before they build the land houses. So, it would be master title at least until 1 year after completion before the strata title issuance.

Yes, you can sell even it is under master title and leasehold, and it is quite easy under MPS as I had consulted my own lawyer before. You can sell the house smoothly before the strata title issuance of after strata title issuance.

But, if you sell the house as master title and S&P signed, suddenly the strata title is going to issued, then it could be a delay for at least few more months due to double consent.

I thought mr2 the maintenance fee ll be waived for a yr. After a yr, jmb ll be formed and residents then have right to vote for the maintenance fee adjustment (up or down). If the dev really need 280 then too bad, if not, jmb has right to propose for change via agm. Seriouslyi dont see it is a big issue here. Anyway, gd for buyers to learn more strata title n gng topic here.

Yea, verbally the maintenance fee would be free for 12 months from the date of VP date.

Its glad to hear that most of you, the own stay buyers willing to pay RM 280 / month at least until the pre JMC is selected and take further analyse of the management performance.

I took CIMB, BLR-2.4, no lock in period. 40 years rm18XX per months.

yea i`m surprise so many can digest the RM280/mth maintenance fee.

I am wondering why initially they don't mention and advertise 280 up front instead of 180? hmm.gif

if i'm those early bird who purchased with 408k or 418k... i would have no problem with 280/mth too.... now the disadvantage is to the later buyers... i guess the price now is 458k after rebate since A2 is about to finish... new roll is opening.

There is no black and white on the increment of maintenance fee to RM280.
Some purchasers get panic and emotionally affected for what may or may not happened after 4 years time.

I check again whether it is stated in the SNP. But the first year RM 1440 of maintenance fees is waived.. MR 1 maintenance fees cheaper than MR2. BTW, MR2 maintenance fees really RM 280? It is not a small amount and quite difficult to swallow it. extra RM 100 maybe i can shorten the loan tenure to several years also ==

You check with 10 different SA, the 10 SA will give u 10 different answers. You do not know which of the 10 represent the developer. There is no internal memo circulate in their office on the issues of finalised maintenance fee.

As a purchaser or own stayer u need to ask yourselves what is the maintenance fee u willing to pay after 4 years (3 years constructions + 1 year free maintenance), if RM180/RM280/RM380 pm (or whatever finalised amount) is too much, then u can make your decision to go ahead or withdraw from the purchase NOW, since many has not signed the SPA yet.

That is ridiculous. 3 years construction time ady bear so much interests, if maintenance increase.. very burden as what i personally felt. Cos i play around with the loan calculator then realised quite disadvantage to the buyer.
