I actually sign the S&P already, but it did not state in the S&P yet. Then I call the sales agent to confirm, he told me is already raised to 280 and this was decided by mahsing management.

So no choice la, but the first year confirmed still will waive one year la... after 4 years only pay... 100 that time also dunno can buy what else already.

Anyway, I ok to pay 280 but must guarantee the security is good and secure la...if not definitely go screw them gao gao!!

I did went to their lawyer firm and sign the DMC and SNP.

However, the details for this maintenance fees havent fill up on the DMC yet. But there is some detail schedules for the percentage and cost there.

Lawyer said this is pre-sign so when everything else is ready, the pre-sign will be first batch going into process so it will be smoother for them to do the processing work. Since I have made up my mind to stay there so I just sign and pay the remaining portion of the money la....

Actually 280 is somehow 80% confirm already, the SA agent told me. If you guys wana lower the price maybe can try talk to their management la... If not, after 2 years once they started to form new JMC then join in and decide again la.

To me honestly, rm100 increase in 4 years time is acceptable due to the inflation now. I rather they use the money to pay the guard standard and proper salary so they work well and secure the place, rather than they underpay the guard and the guard tend to slack in their jobs or plan some house breaking with outsider. LOL!!

Anyway, who knew how it become after 4th year. Have a little faith, guys!!

Hi Crakalatin, who is your SA yah? I called my SA last week (Khairul) I think he is the head there. Told me it is true that the maintenance fees has hike from 180 to 280. For those who signing snp this weekend maybe you all could ask the black and white memo from them?

We only have to bear the interest for 3 years after signing and stamping of the SnP. If there is changes such as pro long building time frame, mahsing have to pay us back the interest for not deliver the house on time.

I'm planning to ask mah sing, for example before they lay the floor tiles, can I buy the tiles myself and ask them to lay the bigger tiles for me. So during renovation no need to hack and lay new tiles again. I kind of like the semi D type tiles which is larger and smoother 2 x 2 ft tiles!! brows.gif

Just gave a call to Mah Sing and asked for the status of Alpine. There is a lady told me that they are now still waiting for TNB and Syabas to complete their jobs.

According to our S&P contract, it is supposed to be September. Then I asked her what is the expected duration to get the VP, she said expected end September (sweat).

I always thought it is August during I signed the S&P. right?

Already checked, I think most of the Alpine buyers signed on 20th August 2013. The S&P stated in 36 months, the VP has to be ready. If not, Mahsing will bear the LAD?
Has anyone receive letter already?

Getting the keys now! Just to update you guys there is no tnb connections yet. When I asked the staffs at MR1 who passed me the form, she couldn't answer!! 😡😡

Got one new rules for M Residence 2. I just went to check out with management. Every Grill installation now will require owner to go get consent letter from Mahsing then go to Majlis Perbandaran Selayang to get approval then only you can get your contractor to go inside and install the grill for you.

Also, those who had installed will need to apply the same. You will need certain documents from mahsing. I am doing this for 2 other units, they will issue me their authorize letter and copy of SNP then I will go MPS to apply permit.

Those other member who is busy and need my help could PM me. I will help out with minimal fees since I will be going there on Thursday or next Monday.

Today I went Mahsing unit, the girl Natasha told me need to go to MPS and apply.

Did you make a call to MPS to confirm? As I know from my contractor, they dont allow my contractor to install grill for the other 2 units.

I did made a call to MPS. The technical guy Izzat said small things like grill installation doesn't need permit. Thanks Chuckiee.

Then I made a call back to Mahsing, the girl now say ok, just ask your contractor to come and re-apply for grill installation.

Hope this is clear.
