GnG is good but the maintainance fee will be huge; we not only need to paid security fee but also:
1. Landscaping fee
2. Road & surrounding cleanliness
3. Water, sewer line & drainage maintenance
4. Security fencing and all other expanse with the GnG
Let me add more to give you a more complete pic.
1. Management Office fees, Accounts, annual audit fee, Property Manager, Property Executive/Clerk and Technician
2. Electricity of common area
3. Rubbish Collection
4. Cleaners
5. Misc expenses in mgmt office like stationeries, printer, computer, papers, aircond and all maintenance for electrical appliances.
6. Swimming pool maintenance
7. Central monitoring system/Alarm if available.
8. Also light bulks in common area/multiple halls n wear and tear on all the hardwares etc.
9.........many many more Lol.
