1yr after vp, developer ll let residential to form jmb to manage it under strata title act. There few hundreds units there with min facilities. Those who experienced in jmb or mc should know whether it is workable or not. Nothing come free. Sometimes after handover, it could be cheaper.

Normally it ll mention the statement of buyer to agree n pay the maintenance fee according to bla bla bla but not exact amt. Becoz it be revised anytime in future by agm or mgnt so normally it is not stated there. Well, i could b wrong.

I thought mr2 the maintenance fee ll be waived for a yr. After a yr, jmb ll be formed and residents then have right to vote for the maintenance fee adjustment (up or down). If the dev really need 280 then too bad, if not, jmb has right to propose for change via agm. Seriouslyi dont see it is a big issue here. Anyway, gd for buyers to learn more strata title n gng topic here.

The clubhouse is small n basic without fancy landscape based on pr2 or other mahsing proj. It wont cost much to maintainence n definitely not additional rm100 pm from each unit.

Put in this way, u ll expect some delinquency n irresponsible owners not paying maintenance so the buffer is important to run the maintenance. Jmb land the assigned prop mgnt co ll assess the cashflow b4 decide the next course of action. Or use the fund to makethe environment better. Rm280 or rm180 ll b all temporary only. Gng is always down to $$. No free lunch. Just curious to see the reacion of maintenamce fee in this thread. My2cent.

Marketing team of mahsing made a blunder on this issue by giving wrong info to customers. Who know many potential customers left sa office empty hand bcoz of false info of rm280 maintanence fee. Mahsing mgnt should look into it carefully if they see themselves as big boy in prop industry. This sort of fundamental error is not acceptable.

Let me add more to give you a more complete pic.
1. Management Office fees, Accounts, annual audit fee, Property Manager, Property Executive/Clerk and Technician
2. Electricity of common area
3. Rubbish Collection
4. Cleaners
5. Misc expenses in mgmt office like stationeries, printer, computer, papers, aircond and all maintenance for electrical appliances.
6. Swimming pool maintenance
7. Central monitoring system/Alarm if available.
8. Also light bulks in common area/multiple halls n wear and tear on all the hardwares etc.
9.........many many more Lol.

To mah sing's standard, this already above expectation. This project never sell as luxury or upper market. I think Mah Sing has deliver its promise given that this project was launch from rm408k after discount. Buyers should be happy the progress so far. Look reasonably good at this price tag. Not much MR1 info available from public source, of course MR2 is leasehold so it has its disadvantage compare to MR1. Perhaps the gng concept vs fng concept may bring additional value to MR2. Excited to see the final develiry especially the park smile.gif.
