Becoz it be revised anytime in future by agm or mgnt so normally it is not stated there. Well, i could b wrong. This is under Strata Titles Act, so it should be stated in the Deed of Mutual Covenants (DMC) where it will be stated that the vendor ( developer ) should fix an amount for an initial 12 months from the date of VP, until the form of JMC / JMB as of, taken over the provision. If the clubhouse is belongs to the developer, it is good that the developer will appoint a management to manage it, thus the cost would be higher than a clubhouse to be manage voluntarily by JMC members without salary. If the starting fee is RM 280 per month, it would be very tough for a new JMB / JMC to request the management / vendor to reduce the price, where, at this stage, any reduce cost, would essentially paving way for management to cut cost, cut headcounts and additional maintenance. To increase is easier than to reduce. However, for a Gated & Guarded compound of not so much facilities except number of CCTV surveillance and maintenance fee, RM 280 monthly maintenance fee is honestly too huge sum for a small 20x65 linked house in Rawang. It would be a massive RM 280 x 456 units = RM 127,800 fee collected per month and this sum is more than enough to maintain a 450 units of medium high end to high end condo with more facilities such as swimming pool, gym room and etc. |

So rough estimate the fee to be collected for MR2 will be more than RM300k/mth. What to maintain oh? |

Our incentive scheme clearly stated "1st year service charge from date of VP is waived." Regardless RM180 or RM280 for the initial 12 months, we are not going to pay for it, right? If the clubhouse is belongs to the developer, it is good that the developer will appoint a management to manage it, thus the cost would be higher than a clubhouse to be manage voluntarily by JMC members without salary. If we want to have lower maintenance fee, unless we appoint another management company after 1 year. Like I explained earlier, a clubhouse to be owned & maintain by developer against a JMB / Owners are very crucial and critical. It would be very troublesome if to be manage by JMB bcz they dont get paid for it and non professional to handle it compare to vendor managing a management to runover it, which mean cost. To avoid it now and only ask for fee reduction by pre elected JMC upon 1 year after VP would be very tough. The schedule of maintenance would be reduce and the management would be argue that fund is unavailable to maintain this & that, and JMC must be very experience to request all owners to voice out, abt 70% min to ask for fee reduction with solid proof of vendor's management do not run it properly at the collected fees. One would argue, why decrease the fee if the clubhouseis well maintain with management has too rich cash flow to standby for future purposes? |

Really not happy with sudden increase of maintenance fee without inform us.
However, when break up the maintenance fee by sqf. RM280/ 1885sqf. it is RM0.15/sqf. is actually lower than condominium which mostly are RM0.17-0.22. But MR2 doesn't need to maintain lift. So, i'm not sure is RM0.15 consider reasonable. This post has been edited by hooi_jd: Jul 7 2013, 03:27 PM |

RM280/mth maintenance is very expensive indeed for terrace link house... can't see anything expensive to maintain here... still thinking should i pull back from this deal since i haven't sign the SnP... feels cheated.

If want to pull back, also must request full refund, they simply tell the cheaper maintenance fee to influence our judgement to place a booking. QUOTE(hooi_jd @ Jul 7 2013, 03:26 PM) Really not happy with sudden increase of maintenance fee without inform us. We can use condo as a benchmark of using built up per capital of maintenance fee if the stratified linked houses have a lot of facilities of clubhouse or huge park or huge lake. Or shall set a fixed fee. Ex. Desa Parkcity has a premium address to itself which is more exclusive, it's prices, great landscape in the whole DPC, very big and well maintained linear park with lake and extending to bigger ( the exp land is the cost here ) and DPC also famous for its tight security as well as amenities within DPC. To pay RM 280 / mth m/fee for a G&G in Rawang, with high number of units within Alpine, the non existence of the housing area just yet, the area of Rawang which land cost is cheap, the price tag of only RM 400k+, unknown info of wat is going to beautify the natural lake, clubhouse only, unknown info of the park / garden separated the A1 and A2. How to justify the RM 280 pm? |

How to justify the RM 280 pm? I really feel cheated as we went there twice and were told that the maintenance fee is RM180 by two different SA before placing the booking. If the facilities are going to be the same as Perdana Residence 2, I don't see the need to collect RM280 per month, bearing in mind that there will be other semi-d's which will be built as well... |

i wonder how many of u hv signed the s&p?
seriously, if the maintenance fee start at 280 per month, it's gonna be hefty a few years down the road... and can anybody confirm whether their promise to waive the first year's maintenance fee still apply? This post has been edited by asil66: Jul 7 2013, 10:04 PM |
