dun say i pour cold water la...Anjali area hard to have major change la...so many rundown apartment, and sekolah kebangsaan, sewage water treatement plant...and a apartment with no people stay inside....this kind of environment hard to change....unless you are talking about a totally new area, many empty lands will serve for new development then ok la...

700k+, i definitely go bangsar or mont kiara, or even sri hartamas...buy a old but well maintain condo...

tell ppl u stay at MK,Bangsar even old condo, also got face la..


tell ppl u stay at anjali north kiara, ppl ask where is north kiara...then u say segambut...ppl also no big reaction la..

when come to ur place, maybe will be amaze by private lift lobby, but look at the surroundings really no face la...


buy MK, invite ppl come, ppl will feel "wah....MK luxury o, streets so clean and nice, got ang moh, korean, japan hot chick walk here there leh"...

What happens to Bukit Segambut in future depends on the residents there. Good thing is the landed permanent houses appears to be educated Malay families. When developers want to make money in next boom cycle, squatters will have to move. Because this is KL land. If cash rich now, just buy landed in proven areas like TTDI, safer bet.

cannot.. anything away mk consider far for me. went dpc few times. dpc access not as good as mk.
friends stay at north shore condo. visit few times. nice environment. but still not exclusive like MK.
MK have the hip and heritage feeling which dpc don't have. no matter how dpc cannot compete with mk.
dunno why i just prefer mk. closer to damansara height semantan.. which is my previous working place.

IMO DPC is the BEST township today. But it will be very dense soon with future hi rise and mall. I hope their roads can support especially weekends.

How much now? I heard roughly 800psf for 800sf unit?

Maybe the commercial units better ROI! Lol..

people buy new prop here because no need to prepare so much cash immediately, they can get a 3 years later anjali only with 5% downpayment (correct me if im wrong?) , but old condo need at least 10 % plus legal fees +++ and need to start paying loan immediately

but after i visited both places..
for me, i still prefer DPC...

coz DPC overall landscape can make have a HOME feel...and can see more SKY...also can bring my doggy 009 walk here & there...
most important - expensive food ada, if want cheap food, just drive to Kepong makan..
but if MK, all expensive food....nearest cheap food is only Jalan Ipoh (with lmited choice)

- dpc owner have priviledge enter international school + sekolah menengah chinese there...
I'm a cinapek kind of person...perfer my kids learn chinese no matter how biggrin.gif

Ic. Your like not my like. I like Mk also near bangsar and pj ss2. Errr... Dpc just not my type. Maybe Just me can't afford dpc gua.

You're correct to say that, low entry cost.

But without dibs, buyers still need to start paying money quite soon for construction years

The dbkl road widening will happen eventually, so will the jalan kiara 4 and link to jalan duta kiara. Why?

Because it will make the undeveloped squatters land even more expensive. Also jalan kiara property owners are fedup with congestion. Next to SMK Segambut squatters will become main road fronting land. What do you think will happen then?

Don't take a snapshot of today and assume it will be same forever. If like that MK won't exist, still a jungle and old plantation. Developers will not buy land banks outside of city, but do they buy and wait?

Arent they building the DUKE highway there? The old driving range already gone for that, so I think the bottle neck issue will be eased somewhat. But realisitcally, sooner or later, everywhere will hv bottle neck. Amount of cars can increase indefinitely, but roads can only be widened to a certian extend.

Saw the units in Anjali, very nice compared to Scenaria, the bigger units can rent out to two different tenants, just need to seal off a small door..plus the sunken tub idea is quite unique, a bathtub that doesnt take up extra space. Only drawback is the area..North Kiara, that puzzles me
