QUOTE(HELLO HELLO @ Apr 23 2014, 12:06 AM) Jalan kiara3 Still can walk. Better pedestrian walkway. Not as good as kiara1 lar of coz. but actually most buyers are from the kepong, sri sinar, menjalara sites.... i think most of them access from the other site of the road..Scenaria and anjali. Susah sikit. Still need o drive. At wait for it transform. Some jalan Susah expend coz old landed house sudah block for road widening. |

people buy new prop here because no need to prepare so much cash immediately, they can get a 3 years later anjali only with 5% downpayment (correct me if im wrong?) , but old condo need at least 10 % plus legal fees +++ and need to start paying loan immediately

QUOTE(A.B.D. @ May 5 2014, 12:26 AM) ManutdGiggs, may i know where can I see the old blueprint of Segambut you're referring to? Interested to have a look! Residensi 22 is located at jalan kiara 3, y they need to extend jln kiara 4 for that?In KL City Plan 2020 the new Jalan Segambut alignment departs from the old Jalan Segambut which runs in front of Mandy Villa. Jalan Lang Emas will also be extended to form a new junction, taking up some squatters land in the process. Also shown are Jalan Kiara 3 and Kiara 4 which looks wider and has a junction with Jalan Duta Kiara. I didn't stictch the pics together so please use imagination [attachmentid=3957146][attachmentid=3957167][attachmentid=3957162][attachmentid=3957173] UEM Sunrise will extend Jalan Kiara 4 as far as they need to for Residensi 22 and then it's up to DBKL/other developers to complete the rest. On Sunrise's plan it's 4-lanes 2 ways. I'm sure it will be some years from now. Regarding your comment on cronies, do you know if BRDB is influential? Because Verdana is supposed to link to the improved Jalan Segambut. Also it seems some owners of properties along Jalan Kiara also want the Jalan Kiara 4-Jalan Duta Kiara connection to ease congestion, do you know if they are the type of people who can make it happen? |

QUOTE(A.B.D. @ May 5 2014, 11:34 AM) Giant, Residensi 22 has double grand entrances on both Jalan Kiara 3 & 4! Kiara 4 is the bigger nicer road. If got time go visit the show gallery, very nice. icic, in tht case the anchoris soho also will be using the kiara 4 road...For a very low floor 1878 sf unit blocked by neighbour condo's multistorey car park, it's 1.34m after rebate. At least 350k more exp than a mid floor Anjali 1788 sf. But grander and MK address. |

QUOTE(chongstk @ Jun 22 2014, 03:45 AM) Good thing is the Bangsar South enclave does now rightfully enjoy the address of Bangsar South Changing the name to MK in segambut dalam only possible if UEM bought a big parcel of land to develop, the problems in bukit segambut is the development now only sharing by many individual developers with small portion of land, non of them have any plans to build a proper township. So we need to wait and cNotwithstanding, Mont Kiara was formerly known as Segambut some 20 years ago. Desa Park City as Kepong. No? And I believe to KL folks legends of such transformations have been evident in the past. Thanks to the rapid urbanization of KV, expansion of certain 'ONG' areas to extend their influence into the surrounding areas is just a natural growth pattern in urban morphology. A kampung of today could be part of a metropolis of tomorrow. Not something we should totally feel negative about, although I do hope developers have better visions, or 'creativity' when naming their projects and areas they are touting. QUOTE(Maneki-neko @ Jul 15 2014, 07:45 AM) If for flipping, I got no comment. But if for own stay in long run, definitely will pick MK cos of the surrounding are well maintained n with upmarket amenities nearby. Of cause, if one doesn't have enough money for down payment then no choice. Can see most ppl buy this project cos of low down payment, not bcos of the location. for own stay the location is very subjective, personally I will prefer sri sinar / bukit segambut more than mk, in mk u cant find chines schools, old Chinese restaurants, public transport, pasar malam , pasar pagi, your parents house, and your childhood friends.... where all of them are within walking distance or less than few mins drive....If the buyers able to get 700-800K loan approval, i dont think 80-100K of dp is a problems for them too... |
