New mixed-project for Cyberjaya

A new mixed-use project featuring a residential area, commercial outlets and office buildings will be built in Cyberjaya in Q3 2013, according to C.M. Chong, executive director of Prima Properties Management Sdn Bhd.

Dubbed Prima 12, the project is set to be completed in 18 months and will have a gross development value (GDV) of RM180 million as well as a net floor area of 250,000 sq ft. It is located situated along Jalan Teknokrat 6 near Persiaran APEC, which is the main road to Cyberjaya.

“It has four blocks, Block A is a 35,000 sq ft six-storey office block, Block B is a seven-storey 40,000 sq ft office block, Block C is an eight-storey 65,000 sq ft office block while Block D is a six-storey 40,000 sq ft apartments and shop office, home office residence,” said Chong.

“There will also be a two-floor podium block which will cater for commercial usage, drive-through food outlet and a gymnasium, which is 40,000 sq ft. We also have two-level parking space with 600 parking bays,” he told the media during the launch of Primera Suite yesterday.

Notably, 50 percent of the office spaces are priced between RM600 psf and RM700 psf, while apartments cost from RM700 psf to RM800 psf. Only 60 apartment units are available but they will be fully furnished, and will come with select designer sanitary fittings, kitchenware and electrical appliances.

Meanwhile, Primera Suite has started operations in January 2013. It offers 82 suites for rent with sizes ranging from 350 sq ft to 700 sq ft.

Aside from suite rooms, Primera Suite also offer SOHO units that features working areas and suite rooms, making them suitable for small and medium enterprises.

At present, 15 percent of the units are occupied, with daily rentals ranging from RM188 to RM350 per room, he added.

Nope it's on the other side of the main road. Further up the road from Petronas is bomba. The road opposite bomba is Teknokrat 6.

I like the story.

Life is about give & take.
Same to investment.
For investment, u need foresight, courage, leverage, LUCK...

One who believe in Apple Inc, 2008 to 2012 trading USD 80+ to USD 700+

Investment Capital = RM 500k.
Margin = 20%, 1 to 5.
Actual Investment = RM 2.5 M.

Buy = USD 100.
Sell = USD 600.
Return = 500%, 6 times.

Cash Out = RM 15 M.
Leverage Interest = 6% of RM 2.5 M.
Currency Depreciation = -25%.

Nett Cash = RM 10 M. Roughly.

Mind u, the time iPhone 3GS is already in the market.

BUT DOING THIS NOW, U MAY GO BANKRUPT.

Planned to visit Eco Glades & Symphony Hills last Saturday, but didn't make the trip.

Will visit during the next launch.
