A lot of cases, outstation owners are not aware of the tenants background and they are not expecting a proxy name incurred here, I dont think if the agent pursue here would inform the owner as well. Professional agents would screen thru first bfore convince owners, where some of the owners are also very alarm that tenants suddenly offer much higher rental and feel suspicious, therefore should verbally agree subject to some clause insert into the tenancy agreement or meet the tenants upon signing, which most outstation owners did not have time to do so but to trust agents, who also cari makan only.

Some owners are waiting mode to get local tenants but as months passing, the cost incurred and those willing to let out the unit when the offers come in. Furthermore PH / ME offers high rental compare to the local do.

Some would kick out the tenants immediately once they found the actual tenants are PH instead of the races who signed the agreement was local. Some, would not bother and claim they dunno at all until they were informed by management / JMB where by the time of informing, there are plenty of units doing the same.

Normally what action will be taken by the management / JMB on this kind of occasion after informing the owner?

Anyone know the percentage of solace units that are currently occupied. Is the occupany rate more than 50%?
Is there any policy against renting to ME?

Last time, the Solace owners started a private group among themselves, don't know if it is still active or not. Head to http://www.facebook.com/groups/210643462361936/ for more details. It's not this group though, this has became an advertising board for misc. items shakehead.gif

Brio vp is expected next week, I hope the Solace group can share their experience in dealing with SPS and the various complaints they had for Brio's reference. Also, as asked before, there will be different JMB for each block right?

Someone had posted phs renting 13th & 14th floors. My unit is on one of them. We did ask the guards and were told these fellas drive diff cars coming and going. Guards are aware of their presence.

Btw owners please note that the doors from the carparks leading to the lifts do not close securely unless u push it hard to close. If u just let it go, it does not lock.

latest update on PH

2 tenants in level 13 and 14.

(a) One with family ( small kid) --- this is a family. So feedbacks from security.. Not much of issues.

(b) This one -- a loner --- he is coming in and off in strange hours. Normal person hardly see him. Come back to unit at wee hours.

anyhow, security in Solace beefed up as owners start to enquire.

Now, Security stationed Solace Lobby (open to retail) and anybody enter lobby, will need to register. No more tag in from security as some pretend to owners ask security to open the door last time.

Btw, for PH control, their movement are monitor and all estate agent had been reminded on the requirements. In fact, appreciate if new owners of VIO, BRIO and Solace do thier duty to request agent do not bring in anymore PH.

Brio already VPED. all letters out from Monday. U can visit the office for payment but however subject to bank clearance.

I hope that I can get my keys soon. I already made payment of RM500 plus consists of water deposit and assessment. But still depend on bank to release outstanding sum as well. Time to start furnishing. Anyone know of any warehouse sale or special sales for furniture and electrical items.

Please help to complaint this as this suppose to be developer responsible to fix, if not the fixing costs will come from JMB after warranty period. Our management has so far seem like no power to get those things rectified by developer. I am not sure why the JMB very quiet and has no meeting news at all.
