Hi guys, how would you rank the following apartment levels in order of your preferences?

- lowest floor
- 4th floor
- 13th floor
- 14th floor
- 24th floor
- highest floor

I'm curious  tongue.gif

From highest to lowest if you refer to SetiaWalk. Highest, more windy. Lowest, more noisy.

The Barn; a new concept café located in Setiawalk, Puchong; an innovative all-in-one hub where you can live, work, learn and play all under the same roof. The Barn’s modern East meet West offers a wide selection of fusion food ranging from hearty breakfasts, healthy salads, homemade sandwishes, pastas, local delicacies and a variety of bakeries, cookies and cakes. This is where “great people meet with great food!”

Wow I read the earlier posts....so many negative comments about Setia Walk, so horrifying that put investors off. But as the years passed, the comments got much more better. Forum got a glitch if no thorough research is made & baseless comments are made.

Always a rule of 20/80. Means 20% people making money out from 80%. 20% of people can see things that 80% of people dun see. Means, the same will apply to Trigon too. Not many people will look good at Trigon potential. But.... After 2014, let see things happen..

Too hot for Malaysia wheatear to have this style of shopping. Will be good after evening. It will be more vibrant to have also fashion cat walk along side the water features. Such promo activities will even draw more crowd.
Fashion type of business need this kind of introduction. Not a bunch of things hanging up like pasar malam.

Anybody knows when is the grand opening for the Entertainment mall?
*
SetiaWalk itself has no Grand Entrance, how to make Grand Opening ?
Very bad architecture for a commercial place where it has no grand entrance. No body know from those LDP passing by, there are some interesting places inside. I dun know how Setia Alam management aware this or not.
Some more 6 months until know, the escalator from ground level to 1st level is at reverse direction, but still not fix.

Dun need to rush. Still long way to go up. Better than putting in the bank and burn by them.
For Brio, it will take another year before tenant dare to stay as the first 6 months, always nightmare due to Reno works. So, by the time, Solace will be the best choice for all. By the time, TGV up and more things come solid too. If u can hold, dont hard sell. Most important things, quality tenant required, thus values go together.

too early to judge, we will  know by 2016 only, when LRT is ready, PFCC is ready, all the apartments in SW are occupied.
Currently the slow in take up rate (commercial) was largely due to high rental. Those shop owners are going to "break" theirs' rice bowl if they are insisting on charging high rental, high rental will eventually cause the goods sold in every outlets become expensive, at the moment I dun think majority Puchong folks have such spending power to consume in SW.
If SPS fails to fill up the Entertainment Mall outlets (100%) prior to the official opening ceremony, the chances for SW to fail (not "Wong") is very high.
*
Very true. Then the owners are killing themselves because of "greedy".
They should make the place "Wong" first before thinking of raising the value.

If investors who own shop lots or SOHOS, shouldn't be too greedy and ask for high rentals. For a mall to be successful, win win situations have to be applied I.e. shop landlords should rent at affordable prices, so tenants can sell products and services to profit all. If landlords are too greedy, tenants will leave & I am sure landlords will failed even if they want to start their own business. It's not a theory, it's proven. So shops' owners beware!!!!
*
Fully agreed.
Shop owners have to be patient and not too greedy in order to come out the eggs for more chicken for future.

Maxis fiber is sharing Unifi one. but Unifi cannot enter this area as Wawasan under Maxis. So interlocked. Hope these 2 giant telco can sit down and nice talking to settle. Else, U or Y also can play into the role to grab this significant market by increasing their antenna signal and coverage.

Look at it, Setia Alam looks like no marketing people, they all probably work hard, not work smart. They dun even advertise to outside world of what happening, only do it inside. So there will be no incoming of fresh flow business if they still practice in this way. And sad thing, SP Setia has too many projects to take care, no focus to make things success. Worry also to invest another commercial with them. Some more now, they go London and Singapore. They will forget local. The important things they forgot, if their local projects failed, image will soon tarnished and publice on web, for foreigner, web info will be also a decisive infor. Is it the cause of the interrupting PNBbb? Looks like they have some kind of Tidak Apa attitude influence. For eg the Setia Walk management, really Tidak Apa.

Looks like SW is slowly but surely becoming a place to go for international  specialty cuisines/mid to higher end restaurants during special occasions. No need to think where to go for any celebration meals. Italian and Vietnamese are on the way. Thai? Indonesian? Mexican? Spanish? Indian? HaagenDazs? etc.....
*
Hope to have a Pasta Zanmai here. Paradigm in fact done a good marketing, most of the new F&B anchor there and grabbing good crowd. Disappointed with SW, really Tidak Apa, I think most of people hopped in tonight will get disappointed of the Christmas eve decoration.

SW shouldn't have MCD...we want sophisticated crowd.

Added on December 25, 2012, 11:21 amSW should have nice international dining cafes serving a wide variety of cuisine. The ambience is nice with water features & lighting that make this el fresco concept our own Malaysian identity. It's a hidden jewel that will get much admiration if well branded & promoted. Nice bakeries serving nice coffee & tea house should be encouraged to join. Tea house should have nice concept to create the feel & not stereotyped. Those having unique concepts should market their products here, because SW is at the centre of attraction. Property owners should have long holding power to make sure they can get good tenants & not get ill-mannered residents. I felt that time will tell....hence if all the residential areas are filled & shops fully operating....doomsayers or non-knowledgable critiques will be proven wronged...
*
But, the SW Management is still not doing the smart way instead, just doing FB way not enough, so many FB site nowadays, who will know the FB if there are not in that circle of life.

Any one know any count down event will have at SW? No news for such a great opportunity for such a great place to welcome the year 2013. Is SW Management team are still sleeping ? Or they all are very happy and satisfied with the recent crowd where most of the restaurant were full house ? Then they are happy too early. No event on Christmas eve, no event on new year eve, then next time will be no more such crowd again since people will remember that it was no event will happen at SW. The crowd will all go some where else next time.

Added on December 30, 2012, 3:38 pmWhy don't SW start for the parking collection to collect some funds for a better events and decoration budget if really run out of fund. Although R3 resident will have to pass by the basement to go out, I guess there is a grace time 15 mins to pass by without need to pay the parking ticket, it is still okay to start implement it right?

Added on December 30, 2012, 3:42 pmJust a joke. for SW, such a big gun that have no fund to run such important event. If really no fund, is a failure of management.

Added on December 30, 2012, 3:55 pmBy collecting just RM1 per entry for each car park in SW, I think is more than enough to decorate all the trees at frontage of SW with LED lighting for all the Christmas, New Year and even CNY mode at once. Just this small little simple things will make a big appearance of the frontage which most of people pass by the LDP that not aware of the happening inside. I m still not understand what the dead water column functionality in front of the main entrance of SW. No lighting, and too low. It will be good to be on top of the car park entrance instead.

No. Should implement parking sooner, otherwise SW has no more fund to decorate any more. Poor management with no fund or cheap skate.

If you view it from a higher perspective, the entrance to Brio is indeed elegant and auspicious: 2 rows of welcoming "Water Pillars"  just right in front of the vigorous apartment! Well the mess in front of Sector7 should be temporary but it shouldn't be there in the first place.

SW management tidak Apa lah. Like water ponding issues along the corridor also no actions after joint managemt meeting complaint. Oh. Sorry, it should be still under developer responsibility. Anyway, un solve issues yet. Inclusive the narrow obstructed car park entrance. Cheap skate design.

[attachmentid=3238134]The area immediately in front of Brio' main entrance is beginning to look like a back alley way. Sector 7 is placing its rubbish bins and unused tables there. The unplastered walls built by it to close up its original door facing Brio main entrance looks horrible. Four terrible looking portable toilets(?) placed right at Brio front entrance is quite unbelievable. How can SW management allow all these to happen right at Brio's main entrance. Are they blind and all having blocked nose? It would be a big negative point to Brio. Hope Brio owners would lodge a strong complaint to SW Management before Brio prices start to tumble versus Solace and Vio.

I think it is because of the limited residents in the relatively new JMB dominated by developer and shop owners that are causing it to be very ineffective. Once more residents move in and participate in JMB, then it will think of ways to regulate and enforce noise, etc as per the mutual deed of covenant signed by all. Once strata title is issued and MC formed in a few years time, then hopefully, no chance at all for "external noise polluters" to operate there.

Someone had posted phs renting 13th & 14th floors.  My unit is on one of them.  We did ask the guards and were told these fellas drive diff cars coming and going.  Guards are aware of their presence.

Btw owners please note that the doors from the carparks leading to the lifts do not close securely unless u push it hard to close.  If u just let it go, it does not lock.
*
Please help to complaint this as this suppose to be developer responsible to fix, if not the fixing costs will come from JMB after warranty period. Our management has so far seem like no power to get those things rectified by developer. I am not sure why the JMB very quiet and has no meeting news at all.
