Setiawalk is never a failure....read the passed comments & criticisms. Everyone painted negative comments about it, but it turned out a success. The only failure of mankind is greediness and it will always be. For those shop owners, common sense have to be applied if they want their business running. As for property agents, it's kinda of greedy and annoying always calling property owners whether they want to sell their units. Be more smart by making value-added for both tenants and landlords, rather then eyeing on commissions in a very
unprofessional way.
*
Forummers quite demanding n expect the shops fully open at once. But all of them doing not bad. The internal road is holding up the
cenima. More expected to open soon.

Anyway more biz sense should wait till the first batch apartment stayers come in.

Pass by this area.. I would say most shoplots are empty...  Is a failure, and I promise won't go there in coming months at least... If the shoplots still empty for more than a yr, then u can say bye bye to the whole mall....

And the condos/ apartment upstairs price will sure drop.... Now the price has peak and seem going down as ni buyer at this price and nit sustainable...
Good luck for those still holding, many mire sellers after the next bolck owner VP....
*
I also hope by passing the area will able to pass the judgement. U need the price these guy paid last time. Unless whole market crash, they gonna stay as comfort w all

Maxis fiber is sharing Unifi one. but Unifi cannot enter this area as Wawasan under Maxis. So interlocked. Hope these 2 giant telco can sit down and nice talking to settle. Else, U or Y also can play into the role to grab this significant market by increasing their antenna signal and coverage.

Currently YES is working very good here...

If your only purpose of going to a IOI mall is to watch shows then I can understand that.

But people go to cinemas and do many other things as well.

So I don't think this TGV in SetiaWalk would be a big enough threat to the GSC in IOI Mall.
*
GSC is in real trouble with this latest TGV coming into stylish SW...

So this is your prediction ?

How much time do you need ( to allow TGV to ramp up ) ?

Shall we give you 6 months to see if GSC will be really in "real trouble" after 6 months ? Kekeke ....

Don't tell me you need another 2 years lar, then the prediction not much meaning.
*
O.. need 2 yrs according to u??

Ur prediction got meaning and others no... only u qualify to predict

That one is Solace ground floor lobby with the management office just setup ( at the side). They will install the lighting now. The ground floor lobby will be redo again.

Another thing is there additional upper lobby which also with sofa and tables ( u need access via security door first).

SP got handful on preparing Solace and I believe the delivery of Brio and Vio will be greatly improved after this.

Overall, SW are doing great, especially with the opening of TGV, few big corner lots are undergoing extensive reno now.

Total Solace occupied units as of today : 45 families. But from the early morning activities, more expected to arrive w loads of contractors and moving in trucks.

I am really amused lar.

You said TGV in SW will put GSC in "real touble", but you never mention time frame. What is the meaning ? It will be like saying there is an end to the world, but never say when.

I am only disputing those who think TGV poses threat to GSC. What makes a cinema centre ong is definitely more that just the comfortable seats. Actually TGV should better look after it's own yard carefully before it will able to put others in trouble. TGV itself is on shaky ground. I am just saying the ecosystem in SW itself is far from being ready for TGV to perform. And that needs fixing. Go and fix it and no need to be so big headed and 一廂情愿。
*
Dear sir, this is ur style of prediction. Don't put into others. Btw, ecosystem in SW is going up nicely.

I just Tgv SW provide better experiences, comfortable seats and great environment now. Others thing abt Tgv, not an interest to me.

Big head...?? I would have thought u maybe owned a retail unit in IOI Mall then??

Fix it ?? Not my job... SP will need to do better then.

Inside SPS there are so many divisions, SW is under Commercial division, not sure if KL Eco City is under the same or by a separate division. Setia Alam under Bandar Setia Alam. So, the Commercial division need to buck up. SW Management has an office right in SW, im sure if there are any grouses the tenants will be the first to voice their discontent. They have their rice pot to take care of B-)
*
All I can say : this SW team is taking in hammers and knocks. The next Brio and Vio will knock em out straight.

Lack of quality manpower is the key.

so how much exactly the rental there for each type Mr. aQuest -the one and the only SW genius..?
how much 1096 and 1007  sft can sell next year before election???  the one that facing The mount kinabalu & the one facing the lake kenyir...quick quick share...

Guess wat?? The Aquest is correct.

Some agent (brainless) and they dunt really go to such depth provided by Aquest.

Facing forest is 1096 confirmed. But dunt be too sure that facing LDP is disadvantage as the view on LDP and SW is more lively. U can go see the difference.

As you called it, preferences .. and demand => both criteria together = your justification.

IMHO, yeah, I agree that people these days are more prefer greenery view.
*
Even if the one facing east is not forest view (be it concrete wall, or blocks and blocks of condos), I would still prefer that, simply because LDP is noisier and the afternoon sun.

Normally this will be the thinking before u really experience the view urself. U will be surprise.

The behind (forest) is common for most condo but LDP and SW view is where the value of entire SW.

ha..ha, it is actually portable changing cloth set.

True, the Brio lobby will not be as grand as Solace with Beer Factory back facing and the noise level, OMG, it is much nearer to those pubs. Awave and B Factory will knock down those weak hearts in Brio

Solace is not much better at all. You got to go there at night to hear for yourself the noise/speaker volume from Muzeum.
Open air speaker volume should be stricly regulated near residential areas according to time of day and night. You can turn up the volume all you want within your enclosed premise, but not at open air areas which have nearby residential apartments. I-Dart Gold is a good example. Their muzic is all within its enclosed premise. Bangsar used to have this problem but it is almost all gone. Many Mt Kiara areas, eg SoulOut, has regulation to limit "noise pollution" to its apartment dwellers.
*
If solace face loud music from museum which normally two man live band, the gentle one among all, u could imagine how Brio n Vio will be facing with banging music from factory n awave.......

When u hv commercial and residential at the same place ..this is = messy ...noise, rubbish, smell , strangers, people smoking cigarettes every where...worse still if attached with pubs and clubs...People vomitting everywhere and we hv  seen drunk fella licking on glass panels
We experienced retails lots (clubs and pubs) with office upstairs..the vibration and noise at nite really tak boleh tahan...even office tenant try to avoid
*
I think SW control it well till now. all F&B could only turn on their loud speaker after 10pm. Thus, prior the time, all people will have a very serene and comfort dining place. Then Muzeum live band will kick out nice live songs ( sometimes unplugged version but with min noise level).

I believe most normal office usage will be over by then.

ok i stay on 10th floor, i can tell you the noise is audible but if you close the window, it has pretty good sound proof.
Actually muzeum music is soothing and nice and it's not too loud. Just nice. But the irritating techno music travels all the way from beer factory. They are especially loud on friday and sat night fever. also the ldp highway can be quite noisy as well.
One thing good about facing ldp is the magnificient night view. The night view are surprisingly pretty good.
*
that is why i mentioned Brio people got Beer factory directly facing. Maybe once Brio residents move in and they will limit the speaker volume on beer factory.

Same issue with Vio on Awave.

True, LDP night view, Sunway, USJ view present a CITY LIKE sky view. NICE and COOL

Brio expected VP end of this month, according to SW team. Wondering how will the common facilities be compared to Solace this time?
*
The common facilities is the same. Reason is : at earlier stage, Solace suppose to get only half of the space for facilities. However, SP change the layout and upgrade the entire floor to be facility floor which means it become the same for all 3 blocks. Level 7 it is.
